Roof Repair Near Me: $395 to $1,968 + Picking a Roofer
It costs $395 to $1,968 to repair a roof for most homeowners, with a $1,174 average, in Angi and HomeAdvisor's 2026 data; Fixr's 2026 average is $1,150.
A vent boot or a few shingles sits at the low end, while a leak that reached the decking pushes toward the top of the $150 to $8,000 range. To reach a local roofing company, call the roof line, say what the roof is made of and what you see, and the company that answers will quote its visit fee first.

| Per roofing square (100 sq ft) | $350 to $1,100 | Fixr, Jan 2026 |
| Same-day or next-day service | Adds $100 to $300 (Angi: $100 to $300 or more) | Fixr, Jan 2026; Angi, Aug 2026 |
Published 2026 national figures. Angi and HomeAdvisor share one dataset, so they report the same average.
Most repairs land between a few hundred dollars and about $2,000. The low end is a single item: a cracked pipe boot, a few blown-off shingles, a loose piece of flashing. The high end is a leak that ran long enough to rot the decking, or a repair on slate or tile where every broken piece has to be matched. Fixr puts labor at about 60% of a leak repair and permits at $50 to $500 where your city requires one.
Timing changes the bill too. Angi says winter repairs can cost up to 100% more, while booking in fall or a slow season may save 10% to 15%. A same-day visit adds $100 to $300 on top, per Fixr.
Know what failed and what the roof is made of? Call the roof line and describe it. The company that answers quotes its visit fee before anything is booked.
Do this now: a roof leak or storm damage before the roofer arrives
Stay off the roof, protect what is below, and get a roofer to cover the opening if more rain is coming; Angi puts a professional emergency tarp at about $450 in 2026.
- Fire, smoke or sparks: get everyone out and call 911. Water near outlets, wiring or light fixtures: Angi calls that a safety hazard; turn off power to that area at the breaker only if you can reach the panel from a dry spot, then call a roofer and an electrician.
- Catch the water. Move furniture and electronics, set out buckets and towels, and keep people out from under a ceiling that sags.
- Stay off the roof. OSHA warns that roof surfaces can be steep and slippery and says a damp roof or tarp should dry before anyone walks on it; ice makes it worse. Put up a tarp only from the ground, or have a roofer do it. Never climb onto a wet or icy roof.
- Photograph it. Angi says to document the damage and keep every invoice. Take outside photos from the ground.
- Call the roof line with the roof material, its rough age and where the water shows up inside.
Is it urgent? When a roof leak or storm damage needs a roofer today
It is urgent when water is reaching the attic or the rooms below, a ceiling stain keeps growing, or a storm or tree opened the roof; Angi says same-day or emergency service adds $100 to $300 or more to the repair.
- Water in the attic or the house, or larger brown spots spreading on the ceiling.
- Daylight through the roof boards in an unfinished attic.
- Tree damage, even if it looks minor, or fire damage.
- Large puddles on the roof, or a leak near electrical wiring.
It can usually wait for a regular weekday visit when the problem is moss or algae, light hail marks or minor flashing damage that is not leaking, Angi says. Booking ahead skips the emergency fee, and Angi says fall or slow-season bookings can save 10% to 15%.
Roof repair cost by repair type
Fixr breaks the price out by what failed. These are leak repair prices, so they include finding the entry point and fixing it, not interior damage.

| Missing or damaged shingles | $150 to $450 | Fixr, Jan 2026 |
| Clogged gutters backing water up | $100 to $250 | Fixr, Jan 2026 |
| Vent pipe boot | $100 to $600 | Fixr, Jan 2026 |
| Nail pops | $200 to $500 | Fixr, Jan 2026 |
| Flashing | $200 to $600 | Fixr, Jan 2026 |
| Skylight | $300 to $800 | Fixr, Jan 2026 |
| Valley | $300 to $1,500 | Fixr, Jan 2026 |
| Ice dams | $400 to $1,500 | Fixr, Jan 2026 |
| Chimney | $200 to $3,500 | Fixr, Jan 2026 |
Fixr roof leak repair guide, January 2026. Damage to decking, insulation or ceilings is extra.
Flashing, vent boots and chimney leaks have their own page: roof flashing repair costs. If the stain is on the ceiling and you do not know where the water enters, start with roof leak repair.
Roof repair cost by roof material
| Roof material | Average repair (Angi and HomeAdvisor) | Typical range (Fixr) |
|---|---|---|
| Flat, foam or single-ply | $400 | $300 to $1,100 (flat) |
| Composite | $450 | Not listed |
| Wood shake | $750 | $350 to $1,500 |
| Asphalt shingle | $975 | $150 to $1,500 |
| Tile | $1,000 | $500 to $2,500 (clay and concrete) |
| Metal | $1,700 | $500 to $2,000 |
| Slate | $1,800 | $700 to $3,000 |
Angi and HomeAdvisor averages, August 2026; Fixr ranges, January 2026.
The material sets who you can hire as much as the price. Most roofers work on asphalt shingles. Fewer handle tile, slate or standing seam metal, and a roofer who walks a tile roof without knowing how can break more than it fixes. Ask about the material on the first call.

Repair or replace your roof
GAF, the shingle manufacturer, gives these signs that a roof should be replaced rather than patched:
- Damage covers 30% or more of the roof.
- Repairs would cost more than 25% of a new roof.
- The roof is more than 15 years old and shows visible damage.
- The deck sags, mold is widespread, or shingles are losing a lot of granules.
GAF says repair usually makes sense for a few missing or curling shingles, small leaks, or damage under 30% on a roof 15 years old or younger. The roof replacement cost page has new roof prices by material and a second rule of thumb from Angi.
How long each roof material lasts
| Material | Expected life |
|---|---|
| 3-tab asphalt shingles | 20 to 30 years |
| Architectural asphalt shingles | 30 to 50 years |
| Wood shake | About 30 years |
| Flat (low-slope) membranes | 15 to 30 years |
| Metal | 40 to 70 years |
| Clay or concrete tile | 50 to 100 years in hot climates |
| Slate | 60 to 150 years |
GAF, April 2026. Other cost guides give shorter ranges for 3-tab shingles; see the replacement cost page.
How to choose a roofing contractor: the best roofing companies near me
To choose a roofing contractor, check its license or registration number yourself, ask for proof of insurance, and compare at least two written, itemized quotes for the same work. We do not check or vouch for any company, so the questions below are yours to ask; a good roofer answers them without pushback.
Start with the license. The rules differ a lot across the six states we cover, and two of them have no statewide roofing license at all.
| State | Roofing license rule | Source |
|---|---|---|
| Texas | No statewide roofing license. Local rules apply, such as Austin contractor registration and Dallas re-roof permits. | Contractor License Requirements, Sept 2026 |
| Florida | Certified Roofing Contractor (CCC, valid statewide) or Registered Roofing Contractor (RC, valid only locally). A CRC is a Certified Residential Contractor, not a roofing license; general, building and residential contractors must subcontract roofing unless they also hold a roofing certificate or registration (with a narrow exception for shingle roofs on new buildings they construct). | Florida Statutes 489.113 |
| Arizona | Registrar of Contractors R-42 residential roofing (C-42 commercial, CR-42 dual). A license is generally required when labor and materials exceed $1,000 or a permit is needed. | Arizona ROC |
| California | CSLB C-39 Roofing. Unlicensed work is allowed only under $1,000, with no permit required and no employees. | CSLB, Dec 2024 |
| Nevada | C-15 Roofing and Siding; subclass C-15a covers installing and repairing roof materials. | NAC 624.320 |
| Colorado | No state roofing license. Licensing is set locally and varies by municipality. | Colorado Roofing Association, Dec 2023 |
Check the license number on the state board's site before work starts. In Texas and Colorado, check with your city.
Questions to ask a roofing company before it comes out
- What license or registration do you hold, and under what number?
- What is the visit or inspection fee, and is it credited if I hire you for the repair?
- Do you work on my roof material: tile, slate, metal or a flat membrane?
- Will the quote list materials, labor, flashing, disposal and the permit as separate lines?
- Who pulls the permit, if the city requires one?
- What warranty do you give on your labor, and will you put it in writing?
- If there are solar panels on the roof, do you remove and reinstall them, or do I need a solar company? (See panel removal and reinstall.)
Red flags: storm chasers and deductible offers
- An offer to cover your deductible. In Texas, Business and Commerce Code 27.02 bars a contractor from waiving or rebating your deductible, and any contract of $1,000 or more paid from an insurance settlement must say you owe the deductible. The Texas Department of Insurance also says a roofer may not act as your public adjuster on a job it is doing.
- A Florida general contractor doing the roof itself. Unless it also holds a CCC or RC roofing license, Florida law requires it to subcontract the roofing, with a narrow exception for shingle roofs on new buildings it builds.
- No written, itemized quote. A single lump sum makes it hard to compare bids or check what was done.
- Door knockers after a storm. A company that shows up uninvited and pushes you to sign the same day can be hard to find again when the warranty matters.
The roof line is for roof work you pay for yourself. If you plan to file an insurance or storm claim, call your insurer first and follow its process.
Have the roof material and its rough age ready, then call the roof line. Ask the company about its license and visit fee before it schedules anything.
Roof repair with solar panels on the roof
Panels make roof repair a two-trade job. A roofer cannot reach the roof under the panels, so a solar contractor takes the affected panels off and puts them back after the roofer is done. Leaks around panel mounts are covered on roof leak under solar panels, and if the roof is near the end of its life, read roof replacement with solar panels before paying for a repair.

Questions people ask
How much does it cost to repair a roof?
Angi and HomeAdvisor put the 2026 average at $1,174, with most homeowners paying $395 to $1,968. Fixr's 2026 average is $1,150, with a typical range of $400 to $1,900.
How much do roofers charge per square foot for repairs?
Fixr puts roof repair at $3.50 to $11 per square foot, or $350 to $1,100 per 100 square foot roofing square. Slate can reach $25 per square foot.
Is it cheaper to fix a roof in the fall?
It can be. Angi says booking in fall or a slow season may save 10% to 15%, while winter repairs can cost up to 100% more.
Should I repair or replace my roof?
GAF says replace when damage covers 30% or more of the roof, when repairs would cost more than 25% of a new roof, or when a roof over 15 years old shows visible damage. Smaller damage on a younger roof is usually a repair.
Do I need a permit to repair my roof?
It depends on your city and the size of the job. Where one is required, Fixr puts the permit at $50 to $500; ask the roofer who pulls it.
Does Texas require a roofing license?
Not statewide, according to a third-party licensing guide (Contractor License Requirements, Sept 2026). Local rules apply, so check your city's registration or permit rules, and know that a Texas contractor may not waive or rebate your insurance deductible.
Can the roof line help with my insurance claim?
No. The line is for roof work you pay for yourself. If you are filing a claim, call your insurer first.
How do I find good roofing contractors near me?
Ask for the state license or registration number and check it with the board (the roofing license table lists each state), ask for proof of insurance, and get a written, itemized quote. Be wary of anyone who knocks after a storm and offers to cover your deductible; many states ban that.
Is a roofing company the same as a roofing contractor?
Yes, in practice. Both mean a business that repairs or replaces roofs. What matters is whether it holds the license or registration your state requires and carries insurance.
How do I choose a roofing contractor?
Look up the license or registration number with your state board or city, ask for proof of insurance, and get at least two written, itemized quotes. Be wary of door knockers after a storm and of any offer to cover your deductible.
Is it a roof emergency?
Yes if water is reaching the attic or the rooms below, a ceiling stain is growing, or a storm or tree opened the roof. Moss, algae and minor flashing wear can wait for a regular visit, per Angi.
