Roof Flashing Repair Cost: $200 to $600 + Vent Boots (2026)
Roof flashing repair costs $200 to $600 in Fixr's 2026 data, about $200 on asphalt and closer to $500 on slate.
HomeAdvisor and HomeGuide put the average at $200 to $500. Chimney flashing repair runs $200 to $850 per HomeGuide, and replacing a cracked vent pipe boot averages about $400 per Angi. A leak that reached the chimney crown or the decking costs more.

Roof flashing repair is fixing or replacing the metal strips (or rubber boots, at pipes) that seal the joints where a roof meets a chimney, wall, skylight or vent. Fixr puts it at $200 to $600 in 2026.

Published national figures. Slate, tile and steep roofs cost more to work around.
Most flashing repairs are a few hundred dollars because the job is small: lift the roofing around the joint, replace or reseal the flashing, and put the roofing back. The price climbs with the roof material. Fixr says the same repair runs about $200 on asphalt and closer to $500 on slate, where every slate that comes off has to go back without breaking.
Do this now: a leak at a chimney, vent or wall before the roofer arrives
Stay off the roof, protect what is below, and get a roofer to cover the opening if more rain is coming; Angi puts a professional emergency tarp at about $450 in 2026.
- Fire, smoke or sparks: get everyone out and call 911. Water near outlets, wiring or light fixtures: Angi calls that a safety hazard; turn off power to that area at the breaker only if you can reach the panel from a dry spot, then call a roofer and an electrician.
- Catch the water. Move furniture and electronics, set out buckets and towels, and keep people out from under a ceiling that sags.
- Stay off the roof. OSHA warns that roof surfaces can be steep and slippery and says a damp roof or tarp should dry before anyone walks on it; ice makes it worse. Put up a tarp only from the ground, or have a roofer do it. Never climb onto a wet or icy roof.
- Photograph it. Angi says to document the damage and keep every invoice. Take outside photos from the ground.
- Note where it shows up. A stain beside a chimney, a vent pipe or a wall points to flashing; tell the roofer which one.
- Call the roof line with the roof material, its rough age and where the water shows up inside.
Is it urgent? When a leak at a chimney, vent or wall needs a roofer today
It is urgent when water is reaching the attic or the rooms below, a ceiling stain keeps growing, or a storm or tree opened the roof; Angi says same-day or emergency service adds $100 to $300 or more to the repair.
- Water in the attic or the house, or larger brown spots spreading on the ceiling.
- Daylight through the roof boards in an unfinished attic.
- Tree damage, even if it looks minor, or fire damage.
- Large puddles on the roof, or a leak near electrical wiring.
It can usually wait for a regular weekday visit when the problem is moss or algae, light hail marks or minor flashing damage that is not leaking, Angi says. Booking ahead skips the emergency fee, and Angi says fall or slow-season bookings can save 10% to 15%.
Chimney flashing and chimney leak repair cost
A chimney leak is most often failed flashing, Fixr says, and it puts chimney leak repair at $200 to $3,500. HomeGuide splits it: $150 to $700 for minor cracks or flashing, $1,000 to $3,500 for major work such as replacing the chimney crown.

| Chimney leak, any cause | $200 to $3,500 | Fixr, Jan 2026 |
| Chimney cracks | $800 to $9,000; about $400 for a simple fix | Angi, Aug 2026 |
HomeGuide gives two ranges for chimney flashing repair on the same page; both are shown.
Fixr says chimney leaks are most often caused by damaged flashing, which is why the low end of these ranges is a flashing job. The high end is masonry: a cracked crown on top of the chimney or failed mortar lets water into the brick, and new flashing will not stop that. HomeGuide puts a major chimney leak repair such as a crown replacement at $1,000 to $3,500.
Step flashing and counterflashing
Chimney flashing usually comes in two layers. Step flashing is a series of bent metal pieces woven in with each course of shingles along the sides of the chimney. Counterflashing covers the top edge of the step flashing and is set into the mortar joints of the chimney. When a roofer quotes chimney flashing, ask whether the price includes new counterflashing cut into the brick, or only resealing the old pieces. The same two layers are used where a roof meets a sidewall, with the counterflashing tucked behind the siding.
Vent pipe boot repair
A vent boot is the rubber or metal collar that seals a plumbing vent where it comes through the roof. Angi says boots last about as long as the roof, an average of 20 to 25 years. The part is cheap; you are paying for the trip and the labor.
| What | Cost | Source |
|---|---|---|
| Vent boot replacement, average | About $400 | Angi, July 2026 |
| Vent boot replacement, range | $150 to $1,200 (most $250 to $600) | Angi, July 2026 |
| Boot part alone | $10 to $50 | Angi, July 2026 |
| Cracked pipe boot | $250 to $600; $1,500 or more on some materials and steep roofs | HomeGuide leak guide, Feb 2026 |
| Vent boot leak | $100 to $600 | Fixr, Jan 2026 |
| Vent boot repair | $75 to $150 | HomeGuide repair guide, Feb 2026 |
| Roof vent repairs | $75 to $250 | This Old House, Mar 2026 |
HomeGuide's two pages give different vent boot prices; both are shown. Angi says labor is about 90% of the cost.
Because a roofer is already on the roof, it is often worth asking for a price to replace every boot on that slope at once, rather than paying a separate trip charge next year for the one next to it.
Skylight flashing
HomeGuide puts skylight flashing repair at $150 to $500 in its text and $200 to $500 in its table; Angi's skylight guide says $200 to $600, with a reseal at $150 to $400. If the water shows up on the glass or the frame rather than the drywall around it, see skylight leak repair for how to tell a leak from condensation.
Can flashing damage wait?
Angi lists minor flashing damage among roof problems that can usually wait for a normal appointment. Once water is reaching the attic or the ceiling, it cannot: a slow flashing leak can wet the decking and framing around a chimney for a long time before it shows inside. If you already have a stain, the roof leak repair page covers what the full job can cost once damaged wood is involved, and the ceiling water damage repair page covers the inside.
Who fixes roof flashing
A roofer handles step flashing, counterflashing, vent boots and skylight flashing. A cracked chimney crown or crumbling mortar is masonry work, and some roofers subcontract it, so ask. On a tile or slate roof, ask whether the roofer works on that material, since flashing there means lifting pieces that break easily; see tile roof repair and slate roof repair. The roof repair hub has the license rules for each state we cover.
If the leak is at a pipe or mount under solar panels, the panels come off first; see roof leak under solar panels.
