Flat Roof Repair Cost: $300 to $1,100 for EPDM, TPO, Foam

Flat roof repair costs $300 to $1,100 for most jobs, with a national average of $900, according to HomeGuide, or about $2.50 to $10.00 per square foot.

Typical price range$300 to $1,100

A flat roof leak repair runs $500 to $1,200 in the same guide, and a full flat roof replacement averages $8,000 in Fixr's 2026 data. Water still standing more than 48 hours after rain is ponding by the NRCA's definition, and it is the problem to fix first.

National figures. Flat roof replacement cost is shown for comparison; the replacement guide has more.

The averages measure different jobs. HomeAdvisor's $400 is a typical single repair on a flat, foam or single-ply roof. HomeGuide's $900 average takes in larger leak and drainage work, and its range runs as high as $5,000. Size of the damaged area, what the roof is covered with, and how easy it is to get onto the roof set your price.

Do this now: a flat roof leak before the roofer arrives

Stay off the roof, protect what is below, and get a roofer to cover the opening if more rain is coming; Angi puts a professional emergency tarp at about $450 in 2026.

  1. Fire, smoke or sparks: get everyone out and call 911. Water near outlets, wiring or light fixtures: Angi calls that a safety hazard; turn off power to that area at the breaker only if you can reach the panel from a dry spot, then call a roofer and an electrician.
  2. Catch the water. Move furniture and electronics, set out buckets and towels, and keep people out from under a ceiling that sags.
  3. Stay off the roof. OSHA warns that roof surfaces can be steep and slippery and says a damp roof or tarp should dry before anyone walks on it; ice makes it worse. Put up a tarp only from the ground, or have a roofer do it. Never climb onto a wet or icy roof.
  4. Photograph it. Angi says to document the damage and keep every invoice. Take outside photos from the ground.
  5. Watch the puddles from a window, not the roof. NRCA defines ponding as water still standing 48 hours after rain; note how long it sits.
  6. Call the roof line with the roof material, its rough age and where the water shows up inside.

Is it urgent? When a flat roof leak needs a roofer today

It is urgent when water is reaching the attic or the rooms below, a ceiling stain keeps growing, or a storm or tree opened the roof; Angi says same-day or emergency service adds $100 to $300 or more to the repair.

  • Water in the attic or the house, or larger brown spots spreading on the ceiling.
  • Daylight through the roof boards in an unfinished attic.
  • Tree damage, even if it looks minor, or fire damage.
  • Large puddles on the roof, or a leak near electrical wiring.

It can usually wait for a regular weekday visit when the problem is moss or algae, light hail marks or minor flashing damage that is not leaking, Angi says. Booking ahead skips the emergency fee, and Angi says fall or slow-season bookings can save 10% to 15%. Water that drains off a flat roof within 48 hours is not ponding by NRCA's definition; water that stands longer is a problem to schedule, not an emergency, unless it is leaking inside.

Rubber roof repair (EPDM), TPO and modified bitumen roof repair

Five coverings make up most flat roofs on houses. A repair is made with the same kind of material that is already there, so it helps to know which one you have before you call. The table puts three sources side by side.

Roof coveringRepair per sq ft (HomeGuide)Replacement per sq ft (Fixr)Lifespan (Angi)
EPDM (rubber)$2 to $10$4 to $1315 to 25 years
TPO$2 to $9$4 to $1410 to 30 years
PVC$3 to $12$5 to $1620 to 30 years
Modified bitumen$3 to $8$4 to $815 to 20 years
Built-up (tar and gravel)$2 to $7$4 to $1020 to 30 years

HomeGuide flat roof repair guide (Nov 2025), Fixr flat roof replacement guide (Jan 2026), Angi flat roof lifespan guide (July 2026). Fixr gives its own lifespans: EPDM up to 30 years, TPO and PVC 20 to 30, modified bitumen around 20, built-up 15 to 30.

  • Rubber roof repair (EPDM). Black rubber sheet, glued or held down with ballast. The usual repairs are lifted seams, punctures and the flashing around vents and pipes. HomeGuide prices EPDM repair at $2 to $10 per square foot.
  • TPO and PVC. White or light gray single-ply sheets with welded seams. Angi notes that heavy foot traffic can cut a single-ply roof's life to 7 to 10 years, so keep people off it except for real work.
  • Modified bitumen roof repair. Asphalt-based rolls, often with a granule surface. Repairs are usually patches over blisters, cracks and open laps, at $3 to $8 per square foot in HomeGuide's figures.
  • Built-up roofs. Layers of asphalt and felt under gravel. Repairs mean scraping back the gravel, patching the layers and putting the gravel back.

Ponding water on a flat roof: the 48 hour rule

The National Roofing Contractors Association defines ponding as water at low spots "that remains more than 48 hours after precipitation under conditions conducive to drying." The Florida Roofing and Sheet Metal Contractors Association uses the same 48 hour test and notes that typical commercial membrane warranties require positive drainage, and some exclude failures caused by a lack of it.

A puddle gone within two days is normal. One still there after that is a repair item, and as FRSA notes, membrane warranties can exclude damage from poor drainage. Check from an upstairs window or a neighbor's yard after rain, not by climbing up. HomeGuide prices rebuilding a sagging or pooling section at $800 to $2,500 for up to 100 square feet, and drain repair or a new drain at $70 to $340. A clogged drain or scupper is worth checking first.

Foam roof repair (SPF) and Arizona's flat roofs

Spray polyurethane foam is sprayed on as a liquid, expands into a seamless layer, and is then covered with a coating that shields it from the sun. Rosie on the House, the long-running Arizona home-improvement radio show, says about 90 percent of Arizona's flat roofs are protected by spray foam and about 40 percent of Arizona homes have flat roofs. Treat those as one radio host's regional estimates, not survey data.

Foam's weak point is the coating. HomeGuide prices new spray foam at $3.50 to $7.00 per square foot and says it can last 40 to 50 years or more when it is recoated on schedule; Angi's range is $2.50 to $8 per square foot with a 20 to 30 year life. The recoat schedule varies by source, from every 5 to 10 years (Rosie on the House) to every 10 to 15 years (Angi), so ask the roofer what your coating and climate call for. None of the cost guides publishes a price for a small foam patch, so expect the company to quote after seeing it. The roof coating guide covers recoat prices, and the Phoenix service page covers local roof and solar work.

Flat roof repair or flat roof replacement cost

Fixr puts the national average flat roof replacement at $8,000, and HomeGuide puts tear-off and full replacement at $4,000 to $16,800. HomeGuide says flat roofs should be replaced after 15 to 25 years. Lean toward replacement when the roof is near that age and leaks in more than one place, when ponding covers large areas, or when the roofer finds wet insulation across much of the deck. Lean toward repair when the roof is younger and the problem is one seam, one penetration or one drain.

A coating can add years to a flat roof that is still sound, but it does not fix one that is failing, and it will not stop a leak that is already coming through. Fix the leak first; the roof leak repair guide covers how roofers trace one, and the roof replacement cost guide has full-roof prices by material.

Flat roof repair near me: how to choose a company

  • Ask which membranes they work on. Some roofers do only shingles. You want a company that repairs EPDM, TPO, modified bitumen or foam, whichever you have.
  • Ask how they will find the source. Water can travel under a membrane before it drips, so the stain inside may not sit under the hole. Our leak detection page covers the methods.
  • Ask about drains and low spots. A patch that ignores ponding will not last. The quote should say whether drains, scuppers or low areas are part of the job.
  • Get it in writing. An itemized estimate, who pulls any permit, and the warranty on the repair.
  • Check the license for your state. Florida, Arizona, California and Nevada license roofers at the state level; Texas and Colorado leave it to cities. The table on the metal roof repair page lists the license names.

If water has already reached a ceiling, the ceiling water damage guide covers drying and repair. A routine check costs less than either; HomeGuide suggests inspecting a flat roof every 3 to 5 years, and the roof inspection guide has current prices.

Know which membrane you have and where it leaks? Call the roof line and ask the company to quote the repair and check the drains in the same visit.

Solar panels on a flat roof

Panels on a flat roof sit on racks over the membrane, which makes that part of the roof harder to reach later. If panels are going on, repair or recoat first. If they are already there and the roof under them leaks, the panels may need to come off; see solar panels on a flat roof and solar panel removal and reinstall.

Questions people ask

How much does it cost to repair a flat roof?

HomeGuide puts most flat roof repairs at $300 to $1,100, with a $900 national average and $2.50 to $10.00 per square foot. HomeAdvisor's average for a single repair on a flat, foam or single-ply roof is $400.

How much does rubber roof repair cost?

HomeGuide prices EPDM rubber roof repair at $2 to $10 per square foot. A small leak repair on a flat roof runs $150 to $500 in the same guide.

How long should water sit on a flat roof?

Not more than 48 hours. The NRCA defines ponding as water that remains more than 48 hours after rain in drying conditions, and some membrane warranties exclude damage from poor drainage.

How much does a flat roof replacement cost?

Fixr puts the national average at $8,000, and HomeGuide puts tear-off and full replacement at $4,000 to $16,800. Fixr lists EPDM at $4 to $13 and TPO at $4 to $14 per square foot.

How long does a TPO roof last?

Angi gives TPO 10 to 30 years and Fixr gives 20 to 30. Angi notes heavy foot traffic can cut a single-ply roof to 7 to 10 years.

Can a foam roof be repaired?

Yes. Damaged foam is patched and recoated, but no cost guide publishes a price for a small patch. HomeGuide says a foam roof lasts 40 to 50 years or more if it is recoated on schedule.

Should I coat my flat roof instead of repairing it?

Only if the roof is sound. Angi says a coating will not stop an active leak; fix the leak first, then coat. HomeGuide prices flat roof coating at $1 to $4 per square foot.
