Mobile Home Roof Repair Cost: $300 to $2,000 + Coatings
Mobile home roof repair costs $300 to $2,000 in Angi's 2026 guide; HomeGuide puts general repairs at $150 to $1,000.
A roof over runs $1,000 to $4,500 (HomeGuide), and a full replacement averages about $5,000 (Angi) to $5,500 (Fixr). Weight matters: Fixr says mobile home roofs cannot support some heavier materials, and HUD-code homes are built for a roof load zone printed on the data plate.

Published US figures. Prices depend on the home's width, the roof material, how many layers are already on it and what shows up under the old roof.
Angi notes mobile home roof pitches rarely exceed 4 inches in 12, so these are low-slope roofs. Fixr says a roof over is possible on some flat roofs. The flat roof repair page covers the membranes in more detail.
Leak at a vent, a seam or along the edge of the roof? Call the roof line with the home's width, the roof material and where the water shows up.
Do this now: a mobile home roof leak before the roofer arrives
Stay off the roof, protect what is below, and get a roofer to cover the opening if more rain is coming; Angi puts a professional emergency tarp at about $450 in 2026.
- Fire, smoke or sparks: get everyone out and call 911. Water near outlets, wiring or light fixtures: Angi calls that a safety hazard; turn off power to that area at the breaker only if you can reach the panel from a dry spot, then call a roofer and an electrician.
- Catch the water. Move furniture and electronics, set out buckets and towels, and keep people out from under a ceiling that sags.
- Stay off the roof. OSHA warns that roof surfaces can be steep and slippery and says a damp roof or tarp should dry before anyone walks on it; ice makes it worse. Put up a tarp only from the ground, or have a roofer do it. Never climb onto a wet or icy roof.
- Photograph it. Angi says to document the damage and keep every invoice. Take outside photos from the ground.
- Find the data plate inside the home; it lists the roof load zone a roofer will ask about.
- Call the roof line with the roof material, its rough age and where the water shows up inside.
Is it urgent? When a mobile home roof leak needs a roofer today
It is urgent when water is reaching the attic or the rooms below, a ceiling stain keeps growing, or a storm or tree opened the roof; Angi says same-day or emergency service adds $100 to $300 or more to the repair.
- Water in the attic or the house, or larger brown spots spreading on the ceiling.
- Daylight through the roof boards in an unfinished attic.
- Tree damage, even if it looks minor, or fire damage.
- Large puddles on the roof, or a leak near electrical wiring.
It can usually wait for a regular weekday visit when the problem is moss or algae, light hail marks or minor flashing damage that is not leaking, Angi says. Booking ahead skips the emergency fee, and Angi says fall or slow-season bookings can save 10% to 15%.
Mobile home roof replacement cost: single-wide vs double-wide
| Home | Replacement cost | Source |
|---|---|---|
| Single-wide | $1,300 to $6,500 | Angi, Jul 2026 |
| Single-wide | $1,350 to $5,535 | Fixr, Jan 2025 |
| Single-wide | $1,500 to $9,600 | HomeGuide, Apr 2024 |
| Double-wide | $3,150 to $9,500 | Angi, Jul 2026 |
| Double-wide | $1,875 to $9,225 | Fixr, Jan 2025 |
| Double-wide | $3,000 to $16,000 | HomeGuide, Apr 2024 |
Each publisher's range for a full tear-off and new roof.
Angi's average is about $5,000 and Fixr's $5,500. Angi says tear-off and installation labor runs $1.50 to $4 per square foot and removing an extra layer of old roofing adds $0.50 to $3.50 per square foot. For site-built houses, see roof replacement cost.
Mobile home roof over: when it works
A roof over puts a new roof on top of the old one and skips the tear-off. HomeGuide prices it at $1,000 to $4,500 and says it takes about a day on a single-wide and up to three on a double-wide. It is not right for every roof:
- Fix what is underneath first. HomeGuide says to check for leaks and underlying damage before a roof over, and Angi says an overlay needs a professional evaluation.
- Weight. Fixr says mobile home roofs are not strong enough to support some heavier materials, and that roofing over shingles is frequently not recommended or legal on mobile homes. HomeGuide says most contractors do not recommend shingles for flat roof overs.
- Layers. Building codes in many areas set which materials are allowed and how many layers can be on the roof (Fixr).
- Permits and park rules. Fixr says a permit may be needed if you change the roof's structure or deck, and Angi says to confirm park or HOA restrictions before work starts.
Mobile home metal roof over and other materials
| Material | Installed, per sq ft | Life in years |
|---|---|---|
| Liquid coating | $1.50 to $3.50 (Angi); $2 to $3 (Fixr); $0.50 to $4.50 (HomeGuide) | Not stated |
| Rubber (EPDM or TPO) | $3.50 to $5 (Angi); $4 to $10 (HomeGuide) | EPDM 15 to 25; TPO 10 to 25 (HomeGuide) |
| Asphalt shingles | $3 to $5 (Angi, HomeGuide) | 15 to 30 (HomeGuide) |
| Metal | $4 to $6 (Angi, Fixr); $5 to $16 (HomeGuide) | 30 to 80 (HomeGuide) |
Angi (Jul 2026), Fixr (Jan 2025), HomeGuide (Apr 2024). Publishers differ; ask for a per square foot price in writing.
Metal is the long-life choice. For weight, Fixr says metal should be no heavier than 26 gauge. HomeGuide gives metal 30 to 80 years, against 30 to 50 years for a typical mobile home. The metal roof repair page covers fasteners and seams once it is on.
Mobile home roof coating
A liquid coating is a lower-cost option for a flat or low-slope roof with a sound surface. Angi prices it at $1.50 to $3.50 per square foot for mobile home roofs. The same limits apply as on any roof. The Angi and HomeGuide coating guides say a coating will not stop an active leak, so the leak gets fixed first; coatings will not bond to a dirty roof; and acrylic needs temperatures above 50°F to cure. Angi's coating guide says acrylic coatings are resealed about every 10 years; ask the installer how long the coating is warranted.
HUD code, the data plate and roof load zones
Manufactured homes built to the HUD code are designed for a roof load zone: 20 pounds per square foot in the South zone, 30 in the Middle zone and 40 in the North zone (24 CFR 3280.305). All of Colorado is in the Middle zone; for most other states the zone depends on the county, and the regulation lists which counties are in the North and Middle zones. The zone is printed on the home's data plate, which federal rules require near the main electrical panel or another readily accessible, visible spot (24 CFR 3280.5). Show it to the roofer before choosing a heavier material or a second layer.
Repair, roof over or replace
- Repair when the leak is at one vent, one seam or one stretch of flashing: $200 to $500 for flashing in HomeGuide's guide. Tracing the leak comes first; see roof leak repair.
- Consider a coating or roof over when the roof leaks in several places and a roofer confirms the deck is solid.
- Replace when the deck is soft, or the roof already has layers that local codes may not let you add to (Fixr). Angi expects 60% to 70% of the cost back at resale.
Not sure whether yours needs a patch, a coating or a roof over? Call the roof line and say whether it is a single-wide or double-wide and how old the roof is.
Hiring a roofer for a mobile home
Angi says an overlay needs a professional evaluation, and Fixr warns DIY work may void a product's warranty. Do not go up on the roof yourself: the CDC reports more than 500,000 people are treated and about 300 die from ladder injuries in the US each year. Before you book, ask:
- Have you roofed manufactured homes, and do you recommend a roof over or a tear-off for mine? Why?
- What does the new material weigh, and does it suit the load zone on my data plate?
- Will you pull the permit if one is needed, and will you inspect the deck before quoting? (Fixr lists a roof inspection at $100 to $600.)
- What warranty covers the material and the labor?
Check the license with your state board; the roofing license by state page lists the rules. Prices for other trades are on the home repair costs page. Calls go to an independent company that serves your area and takes mobile home roof work; see how calls work.
This line is for roof work you pay for yourself. If storm, hail or wind damage is going to an insurance claim, call your insurer first; the line does not handle claims or insurance inspections.
