The roof line is for roof work you pay for yourself, not insurance or storm claims. If you plan to file a claim, call your insurer first. Georgia's Attorney General says roofers may not pay your insurance deductible or file a claim for you.

Do this now: a roof leak in an Atlanta storm

  1. Stay off the roof, especially when it is wet. A tarp is a job for the roofer.
  2. Move belongings, catch drips in buckets and keep people away from water near ceiling lights and outlets; use the breaker only from a dry spot.
  3. Tree or branch on a power line? Stay away and call Georgia Power at 888-891-0938. Georgia Power says never to try to remove branches from power lines.
  4. Photograph the damage from the ground and inside, with dates.
  5. Filing a claim? Call your insurer before you sign anything with a roofer.
Definition

Roof repair in Atlanta is fixing leaks, missing shingles, flashing and storm damage without replacing the whole roof; Angi and HomeAdvisor put the 2026 national average at $1,174.

Is it an emergency? Storm damage that cannot wait

A roof is an emergency when water is coming through a ceiling, reaching wiring, or a section of roof is missing, and Atlanta's storms can deliver a lot of water fast: the city got a record 11.12 inches in 48 hours during Helene in 2024, the Georgia Climate Office says. Same-day service adds $100 to $300, Fixr says. A few lifted shingles with no leak can wait for a regular appointment. Steps and tarp prices are on emergency roof repair in Atlanta.

Atlanta roofing permits: what is exempt

Small roof repairs on Atlanta houses usually need no permit. The City's Work Exempt from Permit list (Version 3.22) exempts non-structural re-roofing repairs on existing one- and two-family homes and duplexes, excluding truss repairs or shingle replacement, as long as no more than three layers of shingles remain. It also says no permit or permit fee is required for repair work valued under $10,000 that is otherwise lawful.

Historic homes are stricter. For properties designated under Chapter 20 of the zoning ordinance, the threshold drops to $2,500, and exterior work on landmark or historic properties beyond that has no exemption. A full re-roof without structural changes is on the Office of Buildings' Express Lane permit list, accepted at the plan reviewer's discretion.

Georgia roofer rules: no state license, no paid deductibles

Georgia does not license roofers at the state level. A Secretary of State policy statement exempts roofing specialties from the Residential and General Contractors board, so cities and counties handle business licenses and permits. That means you check the company yourself: ask for the City business license, proof of insurance and references. The state comparison is on roofing license by state.

Georgia law does limit storm sales. The Attorney General's consumer office says roofers may not pay a storm victim's insurance deductible and may not file claims on a customer's behalf unless the roofer is or employs a licensed public adjuster (O.C.G.A. 10-1-393.12). It warns to be skeptical of roof salesmen who show up uninvited after a storm, says some have used a free inspection to cause damage, and advises talking to your insurer before committing to repairs. How old Atlanta homes and roofs are

Atlanta's median home was built in 1989, and 41.4% of its 265,899 housing units were built in 2000 or later, the Census Bureau's 2020 to 2024 survey shows; 11.9% date to 1939 or earlier. The house's age does not tell you the roof's age, so ask the roofer to date the shingles. If a repair approaches the cost of replacement, compare it with HomeAdvisor's 2026 national replacement average of $9,609 on roof replacement cost.
