Roof Repair Miami: $395 to $1,968 + HVHZ Permit Rules (2026)
Roof repair in Miami runs $395 to $1,968 for most homeowners, the national range in Angi and HomeAdvisor's 2026 data, since no Miami price is published.
Tile repairs run $900 to $2,500 per Angi. The City of Miami requires a permit for all roofing work, every product needs a Miami-Dade NOA or Florida Product Approval, and the roofer needs a state CCC or RC license. To reach a local roofing company, call the roof line and describe the roof.

Do this now: a roof leak or storm damage in Miami
Call 911 first for fire, smoke or sparks, then stay off the roof and protect the rooms below; Angi puts a professional emergency tarp at about $450 in 2026.
- Fire, smoke or sparks: get everyone out and call 911.
- A downed line: call FPL at 1-800-4-OUTAGE, as the City of Miami advises.
- Water near outlets or light fixtures: shut off power at the breaker only if you can reach the panel from a dry spot.
- Stay off the roof. OSHA warns that roof surfaces can be steep and slippery and says a damp roof or tarp should dry before anyone walks on it. Put up a tarp only from the ground, or have a roofer do it; never climb onto a wet or icy roof.
- Photograph the damage from the ground and inside, and keep every receipt.
- Call the roof line with the roof material, its rough age and where the water shows up, and ask the Miami company for its visit fee first.
Is it urgent? When a Miami roof needs a roofer today
A Miami roof needs a roofer today when water is reaching the attic or the rooms below, a ceiling stain keeps growing, or a storm or tree opened the roof; Angi says emergency service adds $100 to $300 or more to the repair.
Moss, algae, light hail marks or minor flashing damage that is not leaking can wait for a regular visit, Angi says, and booking ahead skips the emergency fee. Miami sits in the High Velocity Hurricane Zone, so even a storm repair needs approved products; the permit section below explains.
The roof line is for roof work you pay for yourself, not insurance or storm claims in Florida. If you plan to file a claim, call your insurer first, and do not sign the claim over to a contractor.
How much does roof repair cost in Miami
No cost guide we found publishes a Miami roof repair price. The table uses national figures, with Angi's tile repair breakdown because tile jobs are priced differently from shingles.

Cracked tile, a soft spot or a drip after rain? Call the roof line, say the roof material, and ask the Miami company for its visit fee and whether it pulls the permit.
Tile and flat roofs have their own guides: tile roof repair covers cracked and slipped tiles and underlayment, and flat roof repair covers ponding and split seams.
Miami roofing permits, NOA products and the HVHZ
The City of Miami says plainly that a building permit is required for all roofing work on homes and businesses. Residential jobs under $2,500 owe no upfront fees, and the first review cycle can take up to 14 business days. Every roofing material needs a Miami-Dade County Notice of Acceptance (NOA) or a Florida Product Approval. The permit card has to stay on site, and the City page links the FBC 2020 HVHZ Uniform Roofing Application Form. A homeowner can act as owner-builder only for a shingle roof, after passing an exam and an interview.
Miami-Dade summarized the 2023 Florida Building Code roofing changes that took effect January 1, 2024. NOAs are now required for every tile underlayment other than 30/90. Slopes of 2:12 and steeper have three underlayment options, including full self-adhered underlayment over the whole deck. Asphalt shingles need at least six fasteners and an 8-inch adhesive bed at eaves, rakes and valleys, and metal caps are required where design wind speed is 170 mph or more. Ask for the NOA numbers on the quote.
The 25% roof rule after 2022
Florida rewrote its 25% roof rule in 2022. Florida Statutes 553.844(5) now says that if the roof or section was built, repaired or replaced under the 2007 Florida Building Code or later, only the part being repaired has to meet current code, even when it is 25% or more. Local governments may not change this, and Miami-Dade writes it in as FBC 1521.4. If your roof predates the 2007 code, ask the roofer how a large repair will be treated.
A full replacement on a site-built house must include secondary water barrier and roof deck attachment upgrades. In the wind-borne debris region, homes insured or valued at $300,000 or more also get roof-to-wall connection upgrades, targeted at about 15% of the re-roof cost. See roof replacement cost for national prices.
Hurricane Irma and Miami roofs
Irma's gusts reached 101 mph at Virginia Key, 99 mph at Miami and 96 mph at Doral on September 10, 2017. The National Weather Service counted 55,012 insurance claims and 1,585 damaged homes in Miami-Dade. After a storm:
- Fire, smoke or sparks: leave and call 911.
- A downed line: call FPL right away at 1-800-4-OUTAGE, as the City of Miami advises.
- Water near outlets: shut off the breaker only if you can reach the panel from a dry spot.
- Stay off the roof and document the damage with photos. The emergency roof repair page covers tarps, and water damage restoration in Miami covers drying the house.
The roof line is for roof work you pay for yourself, not insurance or storm claims. If you plan to file a claim, call your insurer first. Florida law bars roofers from offering gifts, cash or a deductible waiver for a roof inspection or a claim.
Roof age, four-point inspections and Miami insurance
Citizens Property Insurance requires a four-point inspection on homes more than 20 years old. Shingle roofs older than 25 years, and tile, slate or metal roofs older than 50, need proof of at least 5 years of remaining life. The roof inspection page covers four-point and wind mitigation reports.
Hiring a Miami roofer
Florida licenses roofers as Certified Roofing Contractors (CCC, valid statewide) or Registered Roofing Contractors (RC, valid only locally). The Florida Roofing and Sheet Metal Contractors Association says a CCC number is "CCC" plus 6 or 7 digits and an RC number is "RC" plus 6 digits, and that hiring an unlicensed contractor can expose the owner to a fine of up to $5,000. Compare states on the roofing license by state page.
Florida Statutes 489.147 bans rebates, gifts, cash or deductible waivers for a roof inspection or claim, with fines up to $10,000 per violation. A roof contract signed within 180 days of a declared emergency, for property in the declared area, can be canceled without penalty within 10 days of signing or by the official start date, whichever comes first. The City of Miami adds that once a state of emergency is declared, price gouging rules apply immediately.
Have the roof type, its age and the permit history if you know it. Call the roof line and ask the Miami company for its CCC or RC number before it comes out.
Panels on the roof may have to be removed and reset for roof work. See solar service in Miami for the solar side of the job.
Where to complain about a Miami roofer
Miami-Dade County Consumer Protection takes disputes with businesses in the county at 305-375-2877 (Stephen P. Clark Center, 111 NW 1st Street, 11th Floor). Complaints against a licensed contractor go to Florida DBPR under Construction Industry, (850) 487-1395; DBPR says it cannot recover money for you.

Roof replacement in Miami: what a new roof costs
A roof replacement costs $9,609 on average in HomeAdvisor's 2026 national data, with most homeowners paying $5,902 to $13,378; HomeGuide's average is $10,800, and no Miami price is published. Material sets the range: HomeAdvisor puts asphalt shingles at $3 to $7 per square foot installed, metal at $7 to $13 and clay or concrete tile at $10 to $20. A new roof in the City of Miami needs a permit like any roofing work, with NOA-approved products and the Florida reroof upgrades described above.
Two programs can help pay. Miami-Dade's Residential Construction Mitigation Program offers no-cost re-roofing, load path reinforcement and window or shutter protection for income-qualified homeowners, with priority to seniors and households with children; it is waitlist only. My Safe Florida Home offers grants of up to $10,000 for approved upgrades after a free inspection, and WFLX reported in May 2026 that leftover money was expected to keep grants going this year. National prices by material are on roof replacement cost.
Emergency roof repair in Miami: tarps and same-day service
An emergency tarp costs about $450 on average, Angi and HomeGuide say, with most professional tarps $175 to $700 on HomeGuide's figures; after-hours tarping runs $1.00 to $2.80 per square foot, and a same-day repair adds about $100 to $300 (Fixr, Angi). Angi prices an emergency tarp over 1,500 square feet at $1,500 to $4,200, and HomeGuide says some roofers add an after-hours call-out fee of $100 to $200. A tarp is a stopgap: the permanent repair that follows needs a City of Miami permit, so ask the roofer to quote both and to pull the permit for the second visit. Follow the steps in the do-this-now list above, stay off the roof, and see emergency roof repair for what to do in the first hour. Tampa homeowners can compare emergency roof repair in Tampa.
