National figures, plus Florida insurance inspections. Fixr's higher average includes a fuller scope.
The spread follows the scope. A quick walk-on look sits at $75 to $200 in Angi's and HomeGuide's figures; Fixr's $426 average reflects a full inspection with the attic. Ask what the price covers, whether someone goes into the attic (Fixr notes some inspectors charge extra for it), and whether you get photos.

Do this now: before the roof inspector comes
Clear a path to the attic hatch and gather the roof's age and any permit or repair records, so the visit, $257 on average in Angi's 2026 data, covers the attic and not just the shingles.
- Water coming in? That is a repair, not an inspection; see roof leak repair and say so when you call.
- Stay off the roof. OSHA warns that roof surfaces can be steep and slippery and that a damp roof should dry before anyone walks on it. Let the inspector or a drone do the looking.
- Write down what you have seen: stains, granules in the gutters, missing shingles, and when they appeared.
- Florida insurance inspection? Ask your insurer which form it needs; Florida DFS says a four-point report should generally be dated within 30 days before the application.
Is it urgent? When to book an inspection this week
Book within days when an insurer has set a deadline, a home purchase has an inspection period running, or a hail or wind storm has just passed; NRCA recommends an inspection after severe weather such as a hurricane, tornado or hailstorm. Otherwise an inspection is routine, and NRCA suggests building owners have roofs inspected at least twice a year, in spring and fall. A leak inside the house is a repair call today, not an inspection.
What a roof inspection covers
Fixr lists the parts of a full inspection: the condition of the roof covering and its remaining life, the deck and attic framing, gutters, fascia and soffit, everything that comes through the roof, the flashing, and attic ventilation. HomeGuide says the report typically runs 3 to 4 pages and arrives within 1 to 2 business days.
If the reason for the inspection is a leak, say so when you call; tracing water is a different job from a condition report. The leak detection and roof leak repair guides cover it.
Drone and infrared roof inspections
A drone inspection photographs the roof without anyone walking on it, which matters on steep roofs and on tile and slate, where footsteps break things. Angi prices it at $150 to $400 and HomeGuide at $100 to $450. An infrared inspection uses a thermal camera to find wet insulation under the surface, which helps most on flat roofs; both guides put it at $400 to $600. Neither replaces a close look at flashing and the attic.
Roof inspection before buying a house
A general home inspection looks at the roof, but often from the ground or a ladder. On an older roof, a separate roof inspection during your inspection period, at $125 to $392 for most homeowners in Angi's data, tells you the remaining life before you commit. Ask for the roof's estimated age, any active leaks, the condition of flashing and the deck, and a written remaining-life estimate. If the house has solar panels, see buying a house with solar panels; panels have to come off for most roof work.
A roof certification is a roofer's written statement of the roof's condition and expected remaining life, often requested in home sales. Angi and HomeGuide price it at $75 to $200.
Florida four-point inspection
The Florida Department of Financial Services describes a four-point inspection as a check of the roof, electrical, plumbing and HVAC for insurability. It typically costs $100 to $300 on its own, and the report should generally be dated within 30 days before the insurance application. DFS notes insurers may require 5 years of remaining roof life for shingle roofs older than 15 years or tile and metal roofs older than 20.
Citizens Property Insurance requires a four-point inspection on all homeowner, dwelling and mobile home applications for properties more than 20 years old. Shingle roofs older than 25 years, and tile, slate or metal roofs older than 50, need a Roof Inspection Form documenting at least 5 years of remaining useful life. With less than 5 years left, Citizens wants proof of full replacement before it writes the policy.
Florida law limits non-renewals over roof age. Under Florida Statutes 627.7011, an insurer may not refuse to issue or renew a homeowner policy on a roof less than 15 years old solely because of its age, and the same applies to an older roof if an authorized inspection shows 5 years or more of useful life remaining.
Florida wind mitigation inspection
Florida Statutes 627.0629 requires residential rate filings to include actuarially reasonable discounts, credits or other rate differentials, or appropriate reductions in deductibles, for features that reduce wind loss: roof strength, roof covering performance, roof-to-wall strength, wall-to-floor-to-foundation strength, and protection for openings, windows, doors and skylights. The wind mitigation inspection documents those features.
- The form. Admitted insurers must accept a valid Uniform Mitigation Verification Inspection Form. Florida DFS says form OIR-B1-1802 (Rev. 04/26) is required for inspections on or after April 1, 2026.
- How long it lasts. Up to five years if nothing material changes (Florida DFS; Kin Insurance also gives five years).
- Who can sign it. Licensed home inspectors with mitigation training, building code inspectors, general, building or residential contractors, engineers and architects (Florida DFS).
- Cost. $75 to $150 in Kin Insurance's figures, or $150 to $250 combined with a four-point.
The savings depend on your insurer and your home's features; ask your agent which credits your policy gives. The Miami, Tampa and Orlando pages cover local roof work.
Florida Statutes 489.147 bars contractors from offering any rebate, gift, gift card, cash, coupon or deductible waiver for a roof inspection or claim, and from interpreting policies or adjusting claims unless they are licensed public adjusters. Fines run up to $10,000 per violation. Our roof line is for inspections and repairs you pay for yourself; if you are filing a claim, call your insurer first.
