Do this now: a metal roof leak before the roofer arrives

Stay off the roof, protect what is below, and get a roofer to cover the opening if more rain is coming; Angi puts a professional emergency tarp at about $450 in 2026.

  1. Fire, smoke or sparks: get everyone out and call 911. Water near outlets, wiring or light fixtures: Angi calls that a safety hazard; turn off power to that area at the breaker only if you can reach the panel from a dry spot, then call a roofer and an electrician.
  2. Catch the water. Move furniture and electronics, set out buckets and towels, and keep people out from under a ceiling that sags.
  3. Stay off the metal roof. OSHA warns that roof surfaces can be steep and slippery and says a damp roof or tarp should dry before anyone walks on it; ice makes it worse. Put up a tarp only from the ground, or have a roofer do it. Never climb onto a wet or icy roof.
  4. Photograph it. Angi says to document the damage and keep every invoice. Take outside photos from the ground.
  5. Call the roof line with the roof material, its rough age and where the water shows up inside.

Is it urgent? When a metal roof leak needs a roofer today

It is urgent when water is reaching the attic or the rooms below, a ceiling stain keeps growing, or a storm or tree opened the roof; Angi says same-day or emergency service adds $100 to $300 or more to the repair.

  • Water in the attic or the house, or larger brown spots spreading on the ceiling.
  • Daylight through the roof boards in an unfinished attic.
  • Tree damage, even if it looks minor, or fire damage.
  • Large puddles on the roof, or a leak near electrical wiring.

It can usually wait for a regular weekday visit when the problem is moss or algae, light hail marks or minor flashing damage that is not leaking, Angi says. Booking ahead skips the emergency fee, and Angi says fall or slow-season bookings can save 10% to 15%. HomeGuide says most metal roof leaks trace back to installation, usually at seams, fasteners or protrusions; a slow drip there can be booked, but treat panels lifted by wind as a same-day call.

Common metal roof leaks: fasteners, seams and flashing

HomeGuide says "most leaks result from poor installation," usually at seams, fasteners or protrusions, and that heating and cooling make the metal expand and contract, which can loosen fasteners or back them out. HomeAdvisor lists the same trouble spots plus valleys and ridges, and names two installation errors in particular: missing tape sealant under screw heads and missing sealant around penetrations.

  • Screws and washers. On exposed fastener roofs, every screw goes through the panel and seals with a rubber washer. Gibraltar Building Products, which sells an alternative fastening system, says over-driven screws can crack or cup the washer, under-driven screws leave it unseated, and heat and exposure wear washers out over time. We found no reputable source that publishes a schedule for replacing screws, so have them checked whenever the roof is inspected.
  • Seams and laps. Where panels overlap, sealant dries and gaps open. HomeGuide prices resealing seams at $250 to $1,100.
  • Vents, skylights and chimneys. Anything that comes through the roof needs its own flashing and sealant. See roof flashing repair and skylight leak repair.
  • Valleys and ridges. Debris holds water in valleys, and ridge caps can lift.
  • Rust. Scratches, cut edges and standing debris start corrosion. HomeAdvisor puts rust and corrosion repair at $500 to $3,000.

Water on a metal roof can run along a panel before it drips, so the ceiling stain may be feet away from the cause. The roof leak repair guide and leak detection page cover how it gets traced. Do not go up yourself; metal is slick when wet or dusty.

HomeAdvisor's metal roof installation cost averages $11,764, with most jobs at $6,043 to $18,340. HomeGuide's wider $7,500 to $40,000 range covers full replacement on an average roof. For other materials, see the roof replacement cost guide.

Standing seam metal roof cost vs exposed fastener panels

Standing seam panels join at raised seams with the fasteners hidden under them, so there is no screw through the face of the panel. Exposed fastener panels, often corrugated, are screwed straight through the face. HomeAdvisor says standing seam costs more upfront but offers more durability and simpler future repairs; it does not publish a head-to-head repair price. In its installation figures, standing seam runs $7 to $30 per square foot against $3.50 to $15 for corrugated panels.

How long does a metal roof last

A metal roof lasts 40 to 70 years in HomeAdvisor's 2026 metal roofing guide, and HomeGuide gives 30 to 80 years; Angi's range runs 30 to 100.

Angi, March 202630 to 100 years

The panels usually outlast the parts that seal them. Exposed-fastener roofs depend on rubber washers under each screw, and Gibraltar notes that heat and sun make those washers degrade and fail, which is why loose screws and worn washers are a common repair long before the metal itself wears out. Standing seam hides its fasteners, which HomeAdvisor says costs more up front but makes future repairs simpler. If the panels are sound and only fasteners or seams leak, a repair or a roof coating usually beats replacing a roof with decades left.

Repair or replace a metal roof

A metal roof is a long-term roof: HomeAdvisor gives 40 to 70 years and HomeGuide 30 to 80. That makes repair the usual answer when the panels are sound and the problems are fasteners, seams or flashing. Replacement starts to make sense when rust has eaten through panels in several places or the roof is near the end of that range. A coating can seal a sound metal roof with worn fasteners and seams; the roof coating guide covers when that works and what it costs.

Questions to ask a metal roofing contractor before booking:

  • Do you repair metal roofs you did not install, and do you work on my panel type?
  • Can you match the panel profile and color for any panel you replace?
  • Is the estimate itemized: how many fasteners, how many feet of seam, which flashing?
  • Who pulls the permit if one is required, and what warranty comes with the repair?

A quote that offers a coating as the fix for an active leak is a warning sign. Angi says a coating will not stop a leak that is already coming through.

Solar panels on a metal roof

On standing seam, solar panels can clamp to the seams. Exposed fastener roofs need mounts that seal through the panel. Fix any leaks first, since panels make the roof harder to reach. See solar panels on a metal roof, and roof leak under solar panels if the leak is already under the array.

HomeGuide puts most metal roof repairs at $300 to $1,500 with a $900 national average. HomeAdvisor's range is $640 to $3,198, averaging $1,919.

Why is my metal roof leaking at the screws?

Washers under exposed screws crack or loosen when screws are over-driven or under-driven, and heat and exposure wear them out. HomeGuide prices screw and fastener replacement at $150 to $1,000.

How much does a metal roof cost to install?

HomeAdvisor's average is $11,764, with most jobs at $6,043 to $18,340. HomeGuide puts a full replacement on an average roof at $7,500 to $40,000.

HomeAdvisor lists standing seam at $7 to $30 per square foot installed, against $3.50 to $15 for corrugated panels and $7 to $22 for metal shingles.

Can a metal roof leak be fixed with sealant?

HomeAdvisor gives 40 to 70 years and HomeGuide 30 to 80 years, which is why fastener and seam repairs are usually worth doing.

How long does a metal roof last?

HomeAdvisor and GAF put metal roofs at 40 to 70 years, HomeGuide at 30 to 80 and Angi at 30 to 100. Fasteners, washers and sealants wear out first and need repair along the way.
