The guides disagree, so the table shows each one. What moves your price most is what the water reached: HomeGuide's figures climb from $150 to $1,000 for a minor leak to $3,000 or more once framing or interior finishes are damaged, and Fixr puts structural repairs at $8,000 or more. Fixr says labor is about 60% of the bill, and permits, where a city requires one, add $50 to $500.

Know roughly where the water shows up inside? Call the roof line, say where and when it leaks, and the company that answers quotes its visit before booking.

Flashing, vent boots, valleys and the ridge are where water gets in first; a leak shows up inside well away from the entry point.

Do this now: a roof leak before the roofer arrives

Stay off the roof, protect what is below, and get a roofer to cover the opening if more rain is coming; Angi puts a professional emergency tarp at about $450 in 2026.

  1. Fire, smoke or sparks: get everyone out and call 911. Water near outlets, wiring or light fixtures: Angi calls that a safety hazard; turn off power to that area at the breaker only if you can reach the panel from a dry spot, then call a roofer and an electrician.
  2. Catch the water. Move furniture and electronics, set out buckets and towels, and keep people out from under a ceiling that sags.
  3. Stay off the roof. OSHA warns that roof surfaces can be steep and slippery and says a damp roof or tarp should dry before anyone walks on it; ice makes it worse. Put up a tarp only from the ground, or have a roofer do it. Never climb onto a wet or icy roof.
  4. Photograph it. Angi says to document the damage and keep every invoice. Take outside photos from the ground.
  5. Call the roof line with the roof material, its rough age and where the water shows up inside.

Is it urgent? When a roof leak needs a roofer today

It is urgent when water is reaching the attic or the rooms below, a ceiling stain keeps growing, or a storm or tree opened the roof; Angi says same-day or emergency service adds $100 to $300 or more to the repair.

  • Water in the attic or the house, or larger brown spots spreading on the ceiling.
  • Daylight through the roof boards in an unfinished attic.
  • Tree damage, even if it looks minor, or fire damage.
  • Large puddles on the roof, or a leak near electrical wiring.

It can usually wait for a regular weekday visit when the problem is moss or algae, light hail marks or minor flashing damage that is not leaking, Angi says. Booking ahead skips the emergency fee, and Angi says fall or slow-season bookings can save 10% to 15%.

Fixr and Angi roof leak repair guides. Where only one guide lists a source, the other column says so.

Common roof leak sources

Fixr names these common causes:

  • Flashing at chimneys, skylights and walls, where the roof meets something that sticks up. See roof flashing repair.
  • Cracked vent pipe boots. The rubber collar around a plumbing vent dries out and splits. It is one of the cheapest leaks to fix.
  • Missing or damaged shingles after wind or hail.
  • Valleys, where two roof slopes meet and debris collects.
  • Clogged gutters that back water up under the roof edge. See gutter repair.
  • Nail pops, where a nail backs out and lifts the shingle above it.
  • Ice dams in cold weather, when snowmelt refreezes at the eaves and pushes water under the shingles.

Solar panels add their own source: the mounts bolted through the roof. If the stain is under the array, read roof leak under solar panels first, because the panels have to come off before a roofer can reach the spot.

How to find a roof leak

You can narrow it down from inside without going on the roof.

  1. Note when it leaks. Every rain, only in hard wind-driven rain, or only when snow melts. A leak that shows up only with snowmelt points to ice dams.
  2. Go into the attic in daylight with a flashlight, if you can do it safely on the joists. Look for wet or dark wood, stained insulation and drip marks. Angi lists daylight through the roof boards as a sign of an emergency.
  3. Look uphill of the stain. Water often runs along rafters or the underside of the decking before it drips, so the hole can be several feet above the ceiling spot.
  4. Check what passes through the roof above that area: a vent pipe, chimney, skylight, exhaust fan or solar mount.
  5. Stay off the roof. Walking a wet or steep roof is how people get hurt, and it can crack tile or slate.

If you cannot find it, pay a pro to look. HomeGuide puts a professional inspection to locate entry points at $100 to $400, and Angi puts an infrared roof inspection at $400 to $600. The leak detection page covers that service, and the roof inspection page covers a full condition report.

Water damage from a roof leak

Once the roof is sealed, look at what the water reached: wet insulation, stained drywall, a sagging ceiling. Those are separate repairs, and they are covered on ceiling water damage repair. If water is near light fixtures or outlets, shut the power to that area at the breaker if you can reach it from a dry spot, and treat it as an emergency roof repair.

Insurance claims

The roof line is for roof work you pay for yourself. If you plan to file an insurance or storm claim, call your insurer first and follow its process.

Roof leak repair near me: what to tell the roofer

  • The roof material and its rough age.
  • Where the water shows up inside, and what sits on the roof above it.
  • When it leaks: every rain, wind-driven rain, or snowmelt.
  • Whether there are solar panels, a skylight or a chimney near the spot.
  • Any photos of the stain or the attic.

Ask for the visit fee up front, and ask whether the quote covers replacing rotted decking if the roofer finds it, and at what price per sheet or square foot.

Have the roof material, its age and where the stain is ready, then call the roof line and describe the leak.

Fix the leak or replace the roof

GAF treats small leaks on a roof 15 years old or younger as a repair. Forbes Home lists leaks in several places, curling shingles and lots of granules in the gutters as signs it is time to replace instead. Compare the quote against the roof replacement cost before you sign; GAF's rule is to replace when repairs would cost more than 25% of a new roof.

How to choose a roofer for a leak repair

To choose a roofer for a leak, get at least two written, itemized quotes, check the license or registration number yourself, and ask for proof of insurance. Fixr's 2026 range for most leak repairs is $350 to $1,500 and Angi's is $700 to $3,000, so a quote far outside both is worth a second opinion.

  • Ask how they will find the source. A roofer who quotes before looking at the attic or the roof area above the stain is guessing.
  • Ask for a line-item quote: materials, labor, flashing, disposal and any permit listed separately, plus a price per sheet of decking if rot turns up.
  • Ask about the visit fee and whether it is credited if you hire them for the repair.
  • Get the labor warranty in writing.
  • Check the license. Rules differ by state. The roofing contractor checklist and roofing license by state list who issues licenses.
  • Be wary of door knockers who push you to sign the same day; they can be hard to find when the warranty matters.
