Published US figures for flat and low-slope roof repair. No cost guide we found publishes commercial-specific repair prices, so these are flat and low-slope figures; commercial bids vary.

The figures above are flat and low-slope repairs; Fixr notes flat roofs are common on commercial buildings and contemporary homes. Labor is the bulk of the bill: Fixr says about 70% of the cost at $45 to $80 an hour, and Forbes Home gives $50 to $80. Fixr also notes prices run higher in major metro areas.

Is it urgent? When a commercial roof leak needs a call today

A commercial roof leak is urgent when water reaches electrical equipment, inventory or occupied space, or right after a storm; NRCA recommends an inspection after severe weather such as a hurricane, tornado or hailstorm.

  • Call today: water near panels, lights or rooftop equipment; a ceiling that sags; a membrane torn or lifted by wind.
  • Call this week: water standing more than 48 hours after rain, which NRCA defines as ponding, or a slow drip at one seam or drain.
  • Before any repair: check the warranty. NRCA advises that the contractor who installed a roof under warranty should make the repairs.

Same-day roof work costs more; Angi says emergency service adds $100 to $300 or more to the repair.

Commercial roof repair by system: TPO, EPDM, modified bitumen, built-up and metal

Roof systemRepair, per sq ftTypical life
TPO$2 to $9 (HomeGuide)10 to 30 years (Angi)
EPDM (rubber)$2 to $10 (HomeGuide); $5 to $10 (Fixr)15 to 25 years (Angi)
PVC$3 to $12 (HomeGuide)20 to 30 years (Angi)
Modified bitumen$3 to $8 (HomeGuide, Fixr)15 to 20 years (Angi)
Built-up (BUR)$2 to $7 (HomeGuide); $3 to $7 (Fixr)20 to 30 years (Angi)
Metal$5 to $15 (Fixr, HomeGuide)40 to 70 years (HomeAdvisor)

Repair prices: HomeGuide (Nov 2025), Fixr (Jan 2026). Lifespans: Angi (Jul 2026); metal from HomeAdvisor (Jun 2026).

Angi notes heavy foot traffic can cut the life of a single-ply roof (TPO, EPDM or PVC) to 7 to 10 years, which matters on roofs with equipment that gets serviced often. On metal, HomeGuide says most leaks start at seams, fasteners or protrusions; see metal roof repair. Our flat roof repair page goes deeper on each membrane.

Commercial roof leak: what to do first

  1. Keep people off the roof. Falls are a major cause of construction deaths: the BLS counted 389 fatal falls, slips and trips in 2024, over a third of all construction deaths.
  2. Protect what is below. Move inventory and equipment, set out buckets, and if water is near outlets or fixtures, shut off power at the breaker only if you can reach it from a dry spot.
  3. Document it. Photograph the leak, note the date and the weather, and keep a log. GAF recommends a roof access log too, since other trades on the roof are a common cause of damage.
  4. Check the warranty before you hire. NRCA advises that when a roof is under warranty, the contractor who installed it should make repairs to avoid conflicts with the warranty terms.
  5. Get the water dried. Wet ceiling tiles, drywall and insulation need drying; see water damage restoration.

Not every leak is the membrane. GAF says failing masonry and copings can leak without the membrane being at fault, and describes an inspection that starts inside and works outward. Hard-to-find leaks may need leak detection. For after-hours calls, see emergency roof repair.

Commercial roof inspection: twice a year

NRCA recommends owners and facility managers schedule roof maintenance inspections at least twice a year, preferably in spring and fall, plus extra inspections after a hurricane, tornado or hailstorm. A low-slope inspection, as GAF describes it, covers:

  • Interior walls and ceilings, where many leaks show first (GAF).
  • Perimeter walls and copings (GAF).
  • The membrane, penetrations and seams (GAF).
  • Drains and ponding. NRCA defines ponding as water that stays more than 48 hours after rain in drying conditions.
  • Damage from foot traffic, dropped tools or equipment swaps.

Forbes Home lists roof inspections at $75 to $600. Our roof inspection page compares inspection types.

Roof coating as a restoration option

A coating fits a low-slope roof whose substrate is still sound. Angi prices silicone at $1.50 to $2.50 and acrylic at $0.65 to $1.75 per square foot, and says coating systems last 10 to 20 years; HomeGuide gives silicone $1.50 to $4.50 and acrylic or elastomeric $0.50 to $3.00. Coatings fit metal, foam, built-up and modified bitumen roofs in good shape. Three limits from the Angi and HomeGuide coating guides: a coating will not stop an active leak, it will not bond to a dirty roof, and acrylic is a poor choice where water ponds, while silicone and polyurethane handle ponding better. GAF lists liquid-applied coating warranties of up to 20 years.

Repair or replace a commercial roof

Angi's rule of thumb: when repairs reach 50% or more of the cost of replacement, replace. Angi puts flat roof replacement at $7,433 on average (range $1,200 to $24,000), with TPO at $4 to $14 and modified bitumen at $4 to $8 per square foot; Forbes Home gives $4,500 to $14,000 per 1,000 square feet installed. Fixr says flat roofs last 15 to 30 years on average. See roof replacement cost for the full breakdown.

Commercial roof warranties: what can put them at risk

NRCA notes that most roof warranties require the roof to be properly maintained, and that warranties often limit the manufacturer's liability. GAF says manufacturers often require documented inspection and maintenance records to keep a guarantee in force. GAF's own terms run up to 12 years for materials only, 20 years for system warranties from certified contractors and up to 35 years for its Diamond Pledge NDL guarantee, which only its GoldElite or PlatinumElite contractors can offer, and every GAF commercial warranty must be registered. Before any repair, find the warranty, call the installer or manufacturer, and keep copies of every invoice.

Questions people ask

How much does commercial roof repair cost?

Flat and low-slope repairs average $700 in Fixr's 2026 guide and $900 in HomeGuide's, with most jobs $300 to $1,100, or $2 to $10 per square foot. Commercial bids vary.

How much does it cost to fix a leak on a flat commercial roof?

Fixr lists flat roof leak repairs at $150 to more than $4,000, seams at $200 to $1,000 and flashing at $200 to $750. An emergency visit adds $200 to $350.

How often should a commercial roof be inspected?

NRCA recommends at least twice a year, preferably in spring and fall, plus after a hurricane, tornado or hailstorm.

Is roof coating a good alternative to replacing a commercial roof?

It can be on a sound low-slope roof. Angi puts coatings at $0.65 to $2.50 per square foot with a 10 to 20 year life, but a coating will not stop an active leak.

How long does a TPO or EPDM roof last?

Angi gives TPO 10 to 30 years and EPDM 15 to 25 years; heavy foot traffic can cut single-ply life to 7 to 10 years.

Will a repair void my commercial roof warranty?

It can create a conflict. NRCA advises having the installing contractor make repairs on a roof under warranty to avoid possible warranty conflicts, and GAF says manufacturers often require documented maintenance records to keep coverage.
