Tile Roof Repair Cost: $900 to $2,500 + Underlayment (2026)

Tile roof repair costs $900 to $2,500, and most homeowners pay about $1,700, according to Angi's 2026 data.

Typical price range$900 to $2,500

Replacing a few broken tiles runs $300 to $1,000, while underlayment repair or replacement runs $700 to $2,500. Clay and concrete tile can last 100 years or more, but the underlayment that keeps the water out lasts about 25 years, and roughly 15 to 20 in desert heat, per roof consultant Carl A. Brown, so on an older tile roof the underlayment and flashing are the first things to check.

Three guides land close together: Angi says most homeowners pay about $1,700, HomeGuide averages $1,500 and Fixr $1,800. The low end is a few cracked tiles reset by hand. The high end, $7,000 or more in Angi's figures, is major work such as underlayment across a large section, where the tiles have to come off and go back.

Do this now: a tile roof leak before the roofer arrives

Stay off the roof, protect what is below, and get a roofer to cover the opening if more rain is coming; Angi puts a professional emergency tarp at about $450 in 2026.

  1. Fire, smoke or sparks: get everyone out and call 911. Water near outlets, wiring or light fixtures: Angi calls that a safety hazard; turn off power to that area at the breaker only if you can reach the panel from a dry spot, then call a roofer and an electrician.
  2. Catch the water. Move furniture and electronics, set out buckets and towels, and keep people out from under a ceiling that sags.
  3. Stay off the tile. OSHA warns that roof surfaces can be steep and slippery and says a damp roof or tarp should dry before anyone walks on it; ice makes it worse. Put up a tarp only from the ground, or have a roofer do it. Never climb onto a wet or icy roof.
  4. Photograph it. Angi says to document the damage and keep every invoice. Take outside photos from the ground.
  5. Do not walk the tile to look. A misplaced step cracks more tiles; a roofer who works on tile knows where to step.
  6. Call the roof line with the roof material, its rough age and where the water shows up inside.

Is it urgent? When a tile roof leak needs a roofer today

It is urgent when water is reaching the attic or the rooms below, a ceiling stain keeps growing, or a storm or tree opened the roof; Angi says same-day or emergency service adds $100 to $300 or more to the repair.

  • Water in the attic or the house, or larger brown spots spreading on the ceiling.
  • Daylight through the roof boards in an unfinished attic.
  • Tree damage, even if it looks minor, or fire damage.
  • Large puddles on the roof, or a leak near electrical wiring.

It can usually wait for a regular weekday visit when the problem is moss or algae, light hail marks or minor flashing damage that is not leaking, Angi says. Booking ahead skips the emergency fee, and Angi says fall or slow-season bookings can save 10% to 15%.

Clay tile, concrete tile and Spanish tile roof repair

TileRepair per sq ft (Angi, May 2026)Repair per sq ft (Fixr, Jan 2025)
Clay tile$10 to $25$9 to $20.50
Concrete tile$8 to $18$8 to $20
Spanish or Mediterranean tilenot listed$8.50 to $11

Per square foot repair prices by tile type.

Clay tile costs more to repair than concrete in both guides. Spanish tile roof repair, on curved barrel tiles, falls at $8.50 to $11 per square foot in Fixr's figures. The hard part is often matching: older tile profiles and colors go out of production, so ask whether the roofer keeps salvaged tile or can source a close match before you book.

Tile roof underlayment replacement: the part that wears out

The tiles are not what keeps water out. In a 2012 paper, Carl A. Brown, RCI, RRO, writes that "concrete or clay itself can last 100 years or more," but "the real weatherproofing elements have a shorter useful life," and that "the critical components of weatherproofing are the underlayment and flashings." He puts standard underlayment at about 25 years, roughly 15 to 20 years in desert climates and up to about 30 on the coast. HomeGuide gives underlayment a typical life of 20 to 30 years.

So when a tile roof 20 or more years old starts to leak, have the underlayment checked, not just the tiles. The job means lifting the tiles, laying new underlayment and flashing, and setting the tiles back with broken ones replaced. Prices:

  • Section repair: $700 to $2,500 for underlayment repair or replacement on a tile roof (Angi tile guide).
  • Material and labor by area: $0.75 to $4.00 per square foot (HomeGuide).
  • Whole roof, any material: about $3,300 nationally, range $300 to $8,200, about $1.60 per square foot (Angi underlayment guide). For tile roofs the same guide gives $3,600 in its table and "closer to $4,200" in its text.
  • Phoenix: about $3,409, range $1,756 to $4,339 (Angi's Phoenix underlayment page). The Phoenix service page covers local roof and solar work.

The 2018 International Residential Code, as reproduced in a re-roofing guide, does not allow a recover over clay or cement tile, and local adoption varies, so check with your building department. The roof replacement cost guide has full-roof prices if the tiles themselves are done.

Why tile roofs leak

  • Cracked or slipped tiles that expose the underlayment to sun and rain (Angi, HomeGuide).
  • Worn underlayment that has dried out and split under tiles that still look fine.
  • Failed or corroded flashing at walls, chimneys, skylights and valleys. See roof flashing repair.
  • Valley debris that backs water up under the tiles (HomeGuide).

The roof leak repair guide covers what to do while you wait for a roofer.

Do not walk on a tile roof

Tiles crack under a footstep in the wrong place, and a cracked tile can sit unnoticed until the next storm. Look from the ground or an upstairs window, and do not climb up. Even trained crews break some tiles, so ask the company how it walks the roof and whether tiles broken during the job are included in the quote. The same applies to anyone working on panels, satellite dishes or rooftop equipment.

Tile roofs in Florida and Arizona

Florida. Citizens Property Insurance requires tile, slate and metal roofs older than 50 years to document at least 5 years of remaining useful life on a roof inspection form before it writes a policy. The roof inspection guide explains four-point and wind mitigation inspections, and the Miami, Tampa and Orlando pages cover local work. Florida roofers need a Certified Roofing Contractor license (CCC, statewide) or a Registered Roofing Contractor license (RC, local), and Florida Statutes 489.113 requires general, building and residential contractors to subcontract roofing unless they hold one, with a narrow exception for shingle roofs on new buildings they construct.

Arizona. Brown's figure of 15 to 20 years for underlayment in desert heat is the one to plan around. Arizona's Registrar of Contractors licenses residential roofers under R-42, and a license is generally required once labor and materials exceed $1,000 or a permit is needed.

Solar panels on a tile roof

Panels on a tile roof sit on mounts that pass through the tile layer, and the underlayment below them ages like the rest. If the underlayment is near the end of its life, replace it before panels go on, or plan for the panels to come off and go back. See solar panels on a tile roof and roof replacement with solar panels.

Questions people ask

How much does it cost to fix a tile roof?

Angi puts most tile roof repairs at $900 to $2,500, with most homeowners paying about $1,700. HomeGuide averages $1,500 and Fixr $1,800.

How much does it cost to replace a broken roof tile?

HomeGuide lists $60 to $125 per missing or broken tile, and Fixr $25 to $50 to repair one cracked tile. Angi puts a typical broken tile job at $300 to $1,000.

How long does underlayment last under a tile roof?

About 25 years for standard underlayment, roughly 15 to 20 in desert climates and up to about 30 on the coast, per Carl A. Brown, RCI, RRO. HomeGuide says 20 to 30 years.

How much does tile roof underlayment replacement cost?

Angi's tile guide puts underlayment repair or replacement at $700 to $2,500. Its underlayment guide gives $3,600 for a tile roof in its table and closer to $4,200 in its text.

Can I walk on my tile roof?

No. Tiles crack underfoot and the damage can stay hidden until it leaks. Look from the ground and leave roof access to the roofer.

How long does a tile roof last?

Fixr says clay and concrete tile generally last 50 to 100 years or more, Angi says 50 to 100. The underlayment under it needs replacing far sooner.

Can you put a new roof over clay tile?

Not under the 2018 IRC as reproduced in one re-roofing guide, which does not allow a recover over clay or cement tile, so the tile would come off first. Check your local building department, since code adoption varies.
