Storm surge, rain and roof leaks: Miami's water damage history
Hurricane Irma, on September 10, 2017, shows the ways a storm puts water in a Miami house. NWS Miami found storm surge 3 to 5 feet deep along the Biscayne Bay shoreline from Homestead to downtown and Brickell, slightly over 6 feet in spots in Coconut Grove and Brickell, and 2 to 3 feet along the oceanfront, including Key Biscayne and Miami Beach. Rain across most of South Florida totaled mainly 6 to 10 inches. Miami-Dade logged 55,012 insurance claims and 1,585 damaged homes.
Surge is seawater. Under the IICRC categories as summarized by R&R Magazine, all flooding from seawater is Category 3, grossly contaminated water, while a broken supply line starts out as Category 1. Irma also cut power to over three-quarters of South Florida's customers, many for close to a week, and fans and dehumidifiers do not run without it.
Water on the floor, a wet ceiling or a musty smell? Call the water damage line now. Drying in the first 24 to 48 hours is what keeps mold out.
Is it an emergency? When water damage in Miami cannot wait
Water damage is an emergency while water is still coming in, when it is near outlets or the panel, or when a ceiling sags. Even after the leak stops, start drying within 24 to 48 hours: the EPA says wet materials dried in that window usually will not grow mold.
- Storm surge or floodwater: stay out until it recedes. HomeAdvisor prices black water such as surge at $7 to $7.50 per square foot to extract and dry, more than clean water.
- Now: water near outlets, the panel or a light fixture. Shut off the breaker only from a dry spot, then see electricians in Miami.
- Now: sewage or a toilet backup. It is contaminated water; see sewage cleanup.
- Today: a pipe leak you have shut off. Call a plumber in Miami for the pipe and a restoration company for the drying.
- Can be booked: an old, dry stain with firm drywall and no musty smell. Have it checked soon so it does not become a mold remediation job.
Photograph everything and call your insurer too, and do not sign an assignment of benefits or any paper that hands your claim to a contractor.
Water damage in Miami: first steps
- Keep away from wet electrical. Shut off the breaker only from a dry spot. The City of Miami says to report outages to FPL at 1-800-4-OUTAGE and to call right away about a downed power line. Wiring that got wet needs a Miami electrician before the power goes back on.
- Stop the source. Close the main shutoff for a pipe leak. For surge or flood water, stay out until it recedes.
- Photograph everything before cleanup, room by room.
- Call your insurer before you sign anything. Then call a restoration company.
- Dry within 24 to 48 hours. The EPA says wet materials dried in that window usually will not grow mold.
Smell gas? Leave the house and call the gas utility from outside.

Assignment of benefits in Florida: sign nothing that hands over your claim
Under Florida Statutes s. 627.7152, post-loss benefits under a property policy issued on or after January 1, 2023 cannot be assigned, and any attempted assignment is void, invalid and unenforceable. On policies issued before January 1, 2023, the statute caps an emergency services assignment at the greater of $3,000 or 1 percent of the Coverage A limit, and lets you rescind it within 14 days.
Either way, call your insurer yourself, keep your own photos, and do not sign any contract that gives the restoration company control of the claim.
Miami-Dade water bill credit for a hidden leak
Miami-Dade Water and Sewer (WASD) adjusts a high bill caused by a leak that was concealed underground or behind a wall. You must repair it within 30 days of WASD's notice and send repair receipts or a letter from whoever fixed it, plus before-and-after photos; WASD inspects the repair. The adjustment covers water use 50% above your prior-year average and wastewater 100% above it. A one-time lifetime 100% water adjustment is possible if the loss reached six times the prior-year average. You must still pay 40% of current charges. Customer Care: 305-665-7477.
Water you cannot see is the hard part. Leak detection finds pipe leaks behind walls and under slabs before you file.
Mold in Miami: Florida's mold license
Florida regulates mold work under Chapter 468, Part XVI. The law defines mold assessment and mold remediation as work on mold of more than 10 square feet, and above that size no one may do or offer the work without complying with the licensing law, which includes documented training in water, mold and respiratory protection. DBPR licenses mold assessors and remediators, and you can look one up by name or license number. Costs are in mold remediation.

Mold removal in Miami: cost and Florida's testing rules
Mold removal costs $1,223 to $3,757 for most jobs in HomeAdvisor's 2026 national data, with a $2,368 average, and Fixr's average is $3,500; no Miami price is published. HomeAdvisor puts attic jobs at $1,000 to $4,000 and HVAC systems at $3,000 to $10,000. The EPA says a homeowner can usually clean an area smaller than about 10 square feet, and larger growth calls for professional remediation.
Florida adds two protections on top of its license. An assessor may not remediate a home it assessed in the past 12 months, and a remediator may not assess a home it remediated in that time; a third violation is a felony. Assessors and remediators also may not take referral fees from each other, and assessors must carry at least $1 million in general liability and errors and omissions insurance. Hire the tester and the cleanup company separately. More on mold removal and remediation cost.
Fire damage restoration in Miami: reports, board-up rules and cost
Fire damage restoration costs $27,477 on average in HomeAdvisor's 2026 national data, with a normal range of $3,083 to $52,031; no Miami price is published. In the City of Miami, the Fire-Rescue Department's Fire Prevention Bureau handles fire reports; records requests go to [email protected], and the department's main line is 305-416-5400. Where Miami-Dade Fire Rescue responded instead, which covers unincorporated Miami-Dade and its contract cities, its Central Records Bureau in Doral sells certified reports for $1.00 a page about 7 to 10 days after the fire (786-331-4900).
If the city posts the house as unsafe, the owner must board windows and doors with at least 1/2-inch plywood and secure roof openings. A repairable building needs a design professional, a permit and inspections; one the Building Official finds more than 50% damaged needs a demolition permit. Unsafe Structures: 305-416-1177. The American Red Cross South Florida Region is at 305-644-1200. Photograph everything, call your insurer, and do not sign over your claim. See fire damage restoration and smoke damage restoration.

Questions people ask
How much does water damage restoration cost in Miami?
No Miami price is published in the sources we checked. HomeAdvisor's June 2026 national average is $3,868, and black water runs $7 to $7.50 per square foot to extract and dry, before repairs.
Is storm surge water treated differently from a pipe leak?
Yes. Under the IICRC categories, all flooding from seawater is Category 3, grossly contaminated water, and HomeAdvisor prices Category 3 extraction and drying at $7 to $7.50 per square foot against $3 to $4 for clean water.
Does Miami-Dade Water and Sewer give a credit for a leak?
For a leak hidden underground or behind a wall, yes. Repair it within 30 days of WASD's notice and send receipts plus before-and-after photos; the adjustment covers water use 50% above your prior-year average.

Can a restoration company take over my insurance claim in Florida?
