Do this now: AC out in Miami

Handle heat risk first: above 90 F indoors, the CDC says a fan can raise body temperature, so go somewhere with air conditioning and dial 2-1-1 to find one.

  1. Heat stroke signs? A body temperature above 103 F, hot red dry skin, a fast strong pulse or confusion: call 911 first (Ready.gov).
  2. After a storm? If the condenser shifted on its pad, a tie-down pulled loose or it sat in water, leave it off and say so when you call.
  3. Water dripping from the air handler? Switch the system off. ENERGY STAR says a plugged condensate drain can cause water damage.
  4. Power out? Report it to FPL at 1-800-4-OUTAGE first.
  5. Check the thermostat, the filter and the breaker, then call.
  6. Get every price in writing before work starts. After a declared emergency, the City of Miami says price gouging guidelines take effect.

Is it an emergency? Signs to call a Miami AC company today

No AC is an emergency in Miami when the house tops 90 F with someone at higher risk inside, and the season never ends: NOAA's normals show 4,656 cooling degree days a year and zero freezing nights.

  • Someone at higher risk at home. The CDC names people 65 and older, infants and young children, and people with asthma or heart disease.
  • Heat stroke signs. Call 911 first.
  • Water in a ceiling or on the floor. See water damage restoration in Miami as well.
  • A storm-damaged or flooded condenser. Do not run it.
  • A long outage. After Hurricane Irma, NWS Miami says over three-quarters of South Florida's electric customers lost power, many for close to a week.

Can it wait? An AC that runs but falls behind on a mild day can usually wait for regular hours. Most Miami repairs run $150 to $650, ConsumerAffairs reported in April 2026, and after-hours visits cost more.

Definition

AC repair in Miami is service on a central AC or heat pump by a Florida-licensed air conditioning or mechanical contractor, with permits that must meet Miami-Dade's wind rules for outdoor units. ConsumerAffairs puts most Miami repairs at $150 to $650.

Miami AC change-outs: Florida license and hurricane tie-downs

Florida licenses AC work at the state level. Under Florida Statutes 489.105, a Class A air-conditioning contractor is unlimited, a Class B contractor is limited to 25 tons of cooling and 500,000 Btu of heating in any one system, and a mechanical contractor covers HVAC plus more piping work. Ask for the license number and check it with the Florida DBPR.

Wind is what makes a South Florida swap different. Next door in Miami Beach, the city's A/C change-out checklist asks for the condenser's current Miami-Dade Notice of Acceptance (NOA) or State Product Approval for its tie-downs, proof of wind resistance under the Florida Mechanical Code, the SEER or EER of the old and new units, the AHRI certificate and the contractor's Florida license number. We did not find a City of Miami change-out page, so ask the contractor which tie-down approval your permit will use.

Why Miami ACs never get a season off

Miami has the second-highest cooling load of the ten cities we cover, after Phoenix. NOAA's 1991 to 2020 normals for Miami International Airport show 4,656 cooling degree days a year, the most of the five Southern cities we cover. The July high is only 90.6 F and the airport averages zero days at 100 F, but the January low is 61 F and it averages zero nights at freezing, so the system cools in winter too.

ENERGY STAR notes a plugged condensate drain can cause water damage and affect humidity. If the system runs but the house stays warm, read AC not cooling first, and if water is already on the floor or in the ceiling, see water damage restoration in Miami.

FPL's $200 AC rebate and the 2026 tax credit gap

FPL's residential AC program pays $200 per qualifying unit, under program standards effective September 1, 2025. The new system's SEER2 rating must be at least one point above the current federal minimum, and you have to hire an FPL Participating Independent Contractor for the install. Florida sits in DOE's Southeast region, where new split ACs under 45,000 Btu/h must be at least 14.3 SEER2 when installed, so an FPL-qualifying unit needs to beat that.

The federal side is gone for 2026. The IRS says the 25C credit does not apply to property placed in service after December 31, 2025. HomeAdvisor's 2026 average for a new AC is $5,978 nationally; ConsumerAffairs puts a full Miami system at $5,000 to $12,000. AC replacement cost explains what moves the price.

After a hurricane in Miami

NWS Miami says that after Hurricane Irma, over three-quarters of electric customers in South Florida lost power, many for close to a week. Report outages to FPL at 1-800-4-OUTAGE first. Once a state of emergency is declared, the City of Miami says price gouging guidelines take effect immediately.

Questions for a Miami AC company

  1. What is your Florida license number, Class A, Class B or mechanical?
  2. Which tie-down approval will the permit use for the condenser?
  3. Is this unit on FPL's rebate list, and are you a Participating Independent Contractor?
  4. What is the diagnostic fee? ConsumerAffairs lists $75 to $150 in Miami.
  5. Can I see proof of insurance and a written price before you start?

Miami-Dade County Consumer Protection takes disputes with local businesses at 305-375-2877, and the Florida DBPR takes complaints against licensed contractors. Calls to the heating and AC line go to an independent company that serves your area and takes this kind of job (how calls work).

Hurricane season over and the condenser is rattling or rusted? Call the heating and AC line and ask about tie-downs before you replace it.

AC repair in Miami: which jobs need no city permit

In the City of Miami, licensed mechanical repairs under $2,500 need no permit, which covers most AC repairs; ConsumerAffairs puts the typical Miami repair at $150 to $650. The city's exempt list also names minor A/C part fixes by a licensed professional, such as coil, compressor and refrigerant piping repair, and duct repair that does not replace the system. Exempt work still has to meet building, zoning and flood rules. Replacing the system is different: the city lists an A/C change-out among its Easy Permits, covered on AC installation in Miami. The Building Department is at (305) 416-1100.

Before a refrigerant repair, ask whether the technician holds EPA Section 608 certification, which EPA requires for anyone servicing equipment that could release refrigerant. ConsumerAffairs lists a Miami refrigerant leak repair and recharge at $350 to $1,800 and a capacitor at $180 to $350.

Questions people ask

How much does AC repair cost in Miami?

ConsumerAffairs puts most Miami AC repairs at $150 to $650, with a $75 to $150 diagnostic fee and refrigerant leak repair at $350 to $1,800 (April 2026).

Does FPL give a rebate for a new air conditioner?

Yes. FPL pays $200 per qualifying unit if the SEER2 rating is at least one point above the federal minimum and an FPL Participating Independent Contractor installs it.

What license does an AC contractor need in Florida?

South Florida permits check that the condenser is anchored for wind. Miami Beach's checklist, for example, asks for the unit's Miami-Dade NOA or State Product Approval.

Where do I complain about an AC company in Miami?

Miami-Dade County Consumer Protection at 305-375-2877, and the Florida DBPR for licensed contractors at (850) 487-1395.

Do I need a permit to repair my AC in Miami?

Not for most repairs. The City of Miami exempts licensed mechanical repairs under $2,500, including coil, compressor and refrigerant piping fixes and duct repair. A full change-out is an Easy Permit.
