Do this now: mold in a Miami home

  1. Stop the water and start drying. The EPA says materials dried within 24 to 48 hours usually will not grow mold, and in Miami's heat that clock runs fast.
  2. Broken or leaking pipe, or a sewer backup? Miami-Dade Water and Sewer's 24-hour line is 305-274-9272; anything past the meter box is the owner's side.
  3. Keep anyone with asthma or a mold allergy out of the room; the CDC says their reactions can be severe.
  4. Do not run the air conditioning if the air handler or ducts may be contaminated, the EPA says; in Miami the AC runs most of the year, which spreads spores fast.
  5. Photograph the growth and the source before anything is removed, then call your insurer.
  6. Size it. Over 10 square feet, Florida requires a DBPR-licensed assessor and a separate licensed remediator. Do not sign an assignment of benefits.
Definition

Mold removal in Miami, also called mold remediation, is finding the moisture source, containing the area, removing or cleaning moldy materials and drying. HomeAdvisor's 2026 national range is $1,223 to $3,757, with a $2,368 average; no Miami-only price is published.

Is it urgent? When Miami mold calls for a company now

Urgent means mold after storm surge, flooding or sewage, growth over 10 square feet (Florida's license line and the EPA's homeowner line), mold in the air handler or ducts, or symptoms at home: the CDC lists a stuffy nose, sore throat, coughing, wheezing, burning eyes and rashes, with severe reactions possible for people with asthma. A spot of mildew on a bathroom ceiling can wait for a scheduled visit. HomeAdvisor's national figures put a bathroom at $500 to $1,000 and an HVAC system at $3,000 to $10,000. Water still inside? Florida's mold license and the assessor-vs-remediator split in Miami

Florida licenses mold assessors and mold remediators through the Department of Business and Professional Regulation, and the law defines both jobs as work on mold "of greater than 10 square feet." Above that line nobody may do or offer the work without a license; below it, the Florida Department of Health repeats the EPA's advice that most people can handle the cleanup. The two licenses are kept apart: under s. 468.8419 an assessor, or the assessor's company, may not remediate a structure it assessed in the last 12 months, a remediator may not assess a structure it remediated in the last 12 months, an assessor's fee may not depend on the conclusions, and neither side may pay or take a referral fee from the other. Assessors carry at least $1 million in general liability and errors and omissions coverage.

  • Verify a license by name or number on DBPR's public search before anyone starts.
  • The Florida Department of Health does not test for mold and says there are no health-based standards to judge a sample by.
  • Policies issued on or after January 1, 2023 cannot be assigned: s. 627.7152 makes any assignment of benefits void, so a company asking you to sign one is asking for something the law does not allow.

Why Miami grows mold: 67 inches of rain and a year-round AC

Miami International's normal year brings 67.41 inches of rain on 89.6 days with 0.10 inch or more, and 91.4 days at or above 90 F, NOAA's 1991 to 2020 normals show; that is the most rain of any city on this site. The city's median home was built in 1979, the Census Bureau's 2020 to 2024 survey shows, so a lot of Miami housing has forty-year-old roofs, windows and AC drain lines. The three Miami mold sources a company would check first are a roof or window leak after a storm, a clogged AC condensate line soaking a closet wall, and a concealed supply leak; Miami-Dade Water and Sewer's leak page says everything past the meter box, "whether concealed or underground," is the account holder's responsibility.

Mold inspection in Miami: when testing helps and when it does not

A mold inspection runs $300 to $650 nationally, HomeGuide's range, and HomeAdvisor puts testing with lab analysis at $450 to $800; no Miami-only figure is published. The EPA says that if you can see mold, sampling is usually unnecessary, and that no federal limit exists for mold or spores, so a lab number cannot tell you whether a home is safe. The CDC does not recommend mold testing. An inspection earns its fee when the growth is hidden: the EPA says to suspect hidden mold when a room smells musty but you cannot see the source, with the usual spots behind drywall, inside walls around pipes, inside ductwork and above ceiling tiles. In Florida the inspector is a DBPR-licensed mold assessor who by law cannot be the remediator, and the Florida Department of Health says there are no health-based standards to judge a sample by, so ask the assessor for a written protocol, not just a lab report. 4. What is your DBPR mold remediator license number, and which separate licensed assessor wrote the protocol?
  5. Will you show moisture readings at the end, and who does the clearance check?

Questions people ask

How much does mold removal cost in Miami?

No publisher lists a Miami-only price. HomeAdvisor's 2026 national average is $2,368, typically $1,223 to $3,757; Fixr's range is $1,500 to $9,000. An HVAC system runs $3,000 to $10,000 nationally.

How much does a mold inspection cost in Miami?

HomeGuide's national range is $300 to $650; HomeAdvisor puts testing with lab analysis at $450 to $800. In Florida the assessor must be a different licensed company from the remediator.

Do I need a licensed mold remediator in Florida?

For mold covering more than 10 square feet, yes: Florida defines mold assessment and remediation as work above that size and requires a DBPR license. Under 10 square feet, the Florida Department of Health repeats the EPA's advice that most people can clean it themselves.

Can the company that inspects for mold also remove it in Florida?

No. Section 468.8419 bars an assessor from remediating a structure it assessed in the last 12 months and bars a remediator from assessing one it remediated, and neither may pay or take referral fees from the other.

Should I sign an assignment of benefits for mold work?

No. Florida voids assignment of benefits on residential policies issued on or after January 1, 2023. Call your insurer, photograph the damage first, and keep the claim in your own name.
