Do this now: which line to call
Take these 3 steps in order, safety first.
- Gas smell, sparks, smoke, or a tree or wire down: get everyone out and call 911 or the gas or electric utility from outside before anything else.
- Water spreading from a pipe, a roof or a ceiling: shut the main water valve, move what you can, and photograph the damage before anything is moved or thrown out.
- Then call the line for the job: the electrician line for electrical work, the window line for window replacement, the roof line for roof repair, the tree service line for tree removal and the garage door line for garage door repair. Each goes to an independent company that serves your area and takes that job. The plumber line is for leaks, clogs and water heaters.
Is it an emergency? What can wait
3 things are emergencies before they are repair jobs: a gas smell, sparks or smoke, and a downed power line; call 911 or the utility for those.
- Electrical: sparks, smoke, a burning smell or a hot panel means leave and call 911. A whole-house outage goes to the utility first; one dead circuit can wait for a booked visit.
- Windows: a broken pane can be covered for the night with plywood or heavy plastic; replacement is a planned job.
- Roof: water coming through the ceiling is urgent. Put a bucket down, move valuables, and ask for a tarp the same day.
- Tree removal: a tree on the house or across a wire is urgent. Stay clear of any tree touching a power line and call the utility; a dead or leaning tree can usually be booked for a daytime visit.
- Garage door: a broken spring or a door off its track can wait for a booked visit if the door is closed. Do not try to lift or force it.
Who to hire for home repairs in New York City
For the jobs below, these prices and city rules will help you hire well, and each job has its own call line on this page. Most of them fall under DCWP's Home Improvement Contractor license, which New York City requires for home improvement work, meaning remodeling or repairs on residential buildings, that costs more than $200. Check a license through 311 or nyc.gov/dcwp, pay no more than 25% up front, and never pay in cash, DCWP says.
Electrician NYC: rates, permits and Con Edison outages
An electrician in NYC will usually bill within the national range of $50 to $130 an hour reported by Angi, HomeAdvisor and HomeGuide in 2026, and Angi puts the average national job at $351; no publisher we checked lists a New York City rate. A 24 hour electrician in NYC costs more: HomeGuide's 2026 guide puts night, weekend and holiday work at $150 to $200 an hour.
DOB licenses electricians and keeps an electrician lookup on its Find Licensed Professionals page, and its permits page says an electrical permit is required for most electrical work. Purely electrical work is outside DCWP's home improvement license, so ask for the DOB license number instead. For a downed wire, Con Edison says to treat it as live, never touch or move it, and report it to Con Edison or the police; outages and downed wires go to 1-800-75-CONED. See electrical repair and emergency electrician.
Power out, a breaker that will not reset, or an outlet that is warm or dead? Call the electrician line. A local electrician answers and quotes the service call first.
Window replacement NYC: cost per window and the window guard law
Window replacement in NYC starts from HomeGuide's 2026 national average of $900 per window installed, while This Old House's 2026 survey found $517 per window and $7,183 per project. No publisher we checked lists a New York City price.
If the building has apartments, plan around Local Law 57: owners must install approved window guards on every window in a unit where a child 10 or younger lives, including first-floor bathroom windows and windows onto a balcony or terrace, HPD says. Windows onto a fire escape are exempt, and tenants report missing guards to 311. In buildings from before 1978, EPA's Renovation, Repair and Painting rule covers work that disturbs lead paint. Prices by frame type are on window replacement cost.
Drafty, fogged or broken windows? Call the window line with how many windows and roughly what size.
Roof repair NYC: cost and the rules for roofers
Roof repair in NYC typically costs $395 to $1,968, the 2026 national range from Angi and HomeAdvisor, which average $1,174; Fixr's 2026 average is $1,150. No publisher we checked prices New York City roofs alone, and the city's housing is old: the median building dates to 1952, Census data shows, so ask the roofer to date the roof itself.
New York's General Business Law 771-B says a roofing contractor may not promise to pay or rebate your insurance deductible and may not report, adjust or negotiate a claim for you. If your insurer says in writing that all or part of a claim is not covered, you can cancel the roofing contract before midnight on the third business day after that notice. Plan to call your insurer first on any storm claim; the roof line is for repairs you pay for directly. Compare roofers on roof repair.
Leak, damage or a roof that needs work? Call the roof line. A local roofing company answers and quotes its visit fee before anything is booked.
Emergency roof repair NYC: tarps and what to do first
Emergency roof repair in NYC costs the normal repair price plus about $100 to $300 for same-day or next-day service, per Fixr and Angi in 2026, and Angi puts a professional emergency tarp at $450 on average. Do not go up on the roof yourself. Move belongings, catch drips in buckets, and keep people away from water near ceiling lights or outlets; shut off power at the breaker only from a dry spot. Tenants should report the leak to the landlord the same day. If water is already through the ceiling, read ceiling water damage repair and emergency roof repair.

Tree removal NYC: street trees need a Parks permit
Tree removal in NYC starts from HomeGuide's 2026 national average of $850, with most trees costing $400 to $1,200; Angi's July 2026 average is about $750, and emergency removal can reach $5,000. Tree trimming in NYC follows HomeGuide's national $400 to $900 per tree, with a $650 average.
The tree in front of your house is often not yours to cut. NYC Parks requires a Tree Work Permit to remove a street tree, to prune one, and for any work within 50 feet of a tree under City jurisdiction, and it says illegal tree work is punishable by law. A limb on a power line goes to Con Edison at 1-800-75-CONED, not a tree crew. A storm-felled tree on the house may be an insurance claim, so call your insurer first. See tree removal and tree trimming.
Tree dead, leaning or down? Call the tree service line. Stay away from any tree touching a power line.
Garage door repair NYC: cost and the $200 license rule
Garage door repair in NYC costs $150 to $350 for most jobs in HomeGuide's 2026 national guide, and HomeAdvisor's 2026 national average is $265; no publisher we checked lists a New York City price. A broken spring runs $150 to $350, and same-day emergency service adds $100 to $300, Fixr says.
Because DCWP requires a Home Improvement Contractor license for residential repairs over $200, ask for that license number and check it through 311 before a garage door company starts work. Leave a door with a broken spring or a loose cable closed: springs hold hundreds of pounds of tension, HomeAdvisor warns, and the job belongs to a pro. More on garage door repair.
