Do this now: no heat or no cooling in New York City
- Smell gas or hear a carbon monoxide alarm: get everyone out, then call 911 from outside. CPSC says not to look for the source.
- Renting? Heat is your landlord's job from October 1 to May 31. Report no heat or hot water to 311.
- Check the thermostat setting and batteries, the system's power switch and the breaker.
- No heat in a freeze: open sink cabinets and drip cold water from faucets on outside walls, the Red Cross says. Never heat with the oven; the CDC says it is not safe.
- No cooling on a hot day: the CDC says fans help only below 90 F indoors. Above that, get to an air-conditioned place.
HVAC repair in NYC is diagnosis and repair of the heating, cooling and ventilation systems in a home, from boilers and furnaces to central air and mini splits. ConsumerAffairs puts most New York repairs at $250 to $800 in 2026.
Is it an emergency? Cold nights, hot days and CO alarms
No heat below freezing, a gas smell, a CO alarm and no cooling for someone at risk in a heat wave are the HVAC emergencies in NYC. Central Park averages 67.3 nights a year at or below 32 F and 17.4 days at 90 F or hotter, NOAA's 1991 to 2020 normals show; the most 90-degree days in one year was 39, in 1991 and 1993, the National Weather Service says. Emergency labor costs $160 to $250 an hour against $75 to $150 in regular hours, HomeAdvisor's 2026 data shows, so a noisy fan can wait for daytime. See emergency HVAC repair.
Heat season rules and HRA's heating repair grant
From October 1 to May 31, New York City landlords must keep apartments at 68 F or more from 6 AM to 10 PM whenever it is below 55 F outside, and at 62 F or more overnight, HPD says. Hot water must reach 120 F all year. Tenants report problems to 311.
Homeowners who qualify can get heating equipment fixed through HRA's HEAP Heating Equipment Repair or Replacement benefit: up to $4,000 to repair and up to $8,000 to replace a furnace, boiler or other essential heating equipment, once every ten years. The 2026 to 2027 benefit opened Oct 1, 2026. Apply in person, by fax at 917-639-2900, or by mail to P.O. Box 1401, Church Street Station, New York, NY 10008.
Boiler, furnace or AC: which NYC guide you need
Homes heated by a boiler and radiators are covered on boiler repair in NYC, along with the DOB boiler inspection cycle. Central air, window units and mini splits are on AC repair in NYC. Warm-air furnaces and new installations are covered in the two sections below.
Furnace repair NYC: costs and the HERR grant
Furnace repair in NYC costs $133 to $505 for most jobs in HomeAdvisor's 2026 national data, with a $318 average, and ConsumerAffairs prices a New York furnace ignitor or flame sensor at $150 to $425. HomeGuide's national range is $125 to $480. No publisher we checked lists a full furnace repair range for the city alone.
HRA's HERR benefit covers furnaces as well as boilers, so an eligible homeowner with a failed furnace in heat season can apply for up to $4,000 toward the repair. Gas and oil furnaces make carbon monoxide; the CDC says to have them serviced by a qualified technician every year and to use battery or battery-backup CO detectors. More on furnace repair, and see carbon monoxide alarm going off if an alarm sounds.
AC installation NYC: heat pumps, mini splits and Con Edison
Heat pump installation in NYC starts from HomeAdvisor's 2026 national range of $4,236 to $7,942, and Con Edison advertises savings of up to $10,000 when a heat pump becomes your primary heating source. HomeGuide prices an air-source system higher, at $10,000 to $25,000 or more, and ConsumerAffairs puts a full New York system replacement at $6,000 to $15,000.
Mini split installation in NYC follows HomeGuide's national prices of $2,500 to $6,000 for one zone and $4,500 to $8,000 for two. ConsumerAffairs says full replacements, added ductwork or new electrical lines need a Department of Buildings permit, and it calls a contractor who asks you to pull it yourself a red flag. Con Edison pays $85 per enrolled smart thermostat on central AC. HEAP Cooling Assistance gave one AC or fan per household (up to $800, or $1,000 for a wall sleeve unit) before its 2025 to 2026 round closed on Jun 5, 2026. The federal 25C credit no longer applies to equipment placed in service after December 31, 2025, the IRS says. Compare heat pump installation cost and mini split installation.
