Crawl space mold removal cost: $500 to $2,000, musty smell
Crawl space mold removal costs $500 to $2,000 in HomeAdvisor's, This Old House's and Fixr's guides, and $1,500 to $4,000 in HomeGuide's 2026 guide.
Basement mold runs $500 to $3,000 (HomeAdvisor). A musty smell upstairs is the usual first sign, and DOE says the lasting fix is a sealed ground cover of at least 6 mil polyethylene.

Do this now: before you book a cleaning
Crawl space mold is a moisture problem with mold on top. Work down the list:
- Find where the water comes from. Roof runoff is the common one: DOE says downspouts should empty onto ground that slopes away, at least 5 feet from the foundation. A plumbing leak under the house is a leak detection call.
- Do not crawl in to scrub it. Crawl space mold usually runs along many joists, past the EPA's 10 square foot do-it-yourself cutoff, in a space with no ventilation.
- Keep the HVAC off if ducts run through the crawl space and may be contaminated (EPA).
- Get the humidity down. The EPA says to keep indoor humidity below 60 percent; a crawl space that reads higher will grow mold again after any cleaning.
- Photograph it and call your insurer if it followed a burst pipe or a sudden leak; seepage and groundwater are usually excluded (Texas Department of Insurance). Do not sign over the claim.
- Call for two prices: one for cleaning, one for the moisture fix (ground cover, drainage, encapsulation).
Is crawl space mold urgent? When it cannot wait
Crawl space mold is urgent when there is standing water, when floors are sagging, or when the ducts run through it, and HomeAdvisor puts crawl space water damage cleanup at $400 to $5,000 against $500 to $2,000 for the mold alone.
- Call now: standing water or a live leak. Drying within 24 to 48 hours limits mold (EPA); see water mitigation.
- Call this week: soft or sagging floors, or wood you can push a screwdriver into. That is framing, not just mold.
- Call this week: HVAC ducts or the air handler sit in the crawl space, or anyone in the house has asthma or a mold allergy (the CDC says reactions can be severe).
- Can wait for quotes: light surface growth found on an inspection, with the crawl space dry and no smell upstairs.
Crawl space mold is growth on floor joists, subfloor and insulation under a house, fed by ground moisture, humid outside air or a leak. HomeAdvisor, This Old House and Fixr price removal at $500 to $2,000; HomeGuide at $1,500 to $4,000.
How much does crawl space mold removal cost?
Crawl space mold removal costs $500 to $2,000 in HomeAdvisor's June 2026 guide, This Old House's March 2026 guide and Fixr's 2025 guide, and $1,500 to $4,000 in HomeGuide's February 2026 guide. HomeAdvisor's separate crawl space cleaning guide puts mold remediation at $1,000 to $3,500.
- What moves the price: how many joists, whether insulation comes out, and headroom. HomeAdvisor says labor is 80 to 95 percent of a crawl space job.
- Per square foot: $10 to $25 (HomeAdvisor; This Old House) or $15 to $30 (HomeGuide) for the mold work; HomeAdvisor prices general crawl space cleaning at $0.50 to $4 per square foot.
- Rot: joists that have gone soft are replaced by a contractor, not a mold company. Ask the mold company to flag them in writing.
- Testing: the CDC does not recommend mold testing and the EPA says sampling is unnecessary when growth is visible. An inspection to find the moisture source is different; HomeGuide prices one at $300 to $650.
Basement mold removal cost
Basement mold removal costs $500 to $3,000 in HomeAdvisor's and This Old House's 2026 guides, $1,500 to $4,000 in Fixr's, and $1,500 to $6,000 for part of a basement or $6,000 to $15,000 for all of it in HomeGuide's. Basements cost more than crawl spaces when finished walls and carpet are involved.
- Mold on basement walls: concrete and block are hard surfaces the EPA says can be scrubbed with detergent and water; the EPA's commercial guide also lists them as cleanable at any size. Paint and paneling over them are the problem.
- Mold after water damage: wet drywall is cut out above the water line and wet carpet pad is discarded (EPA). The steps are on basement flooding.
- How to prevent mold in a basement: the EPA's list is humidity under 60 percent, moisture-producing appliances vented outside, leaks fixed promptly and cold pipes insulated against condensation.
Have a cleaning quote but no plan for the water? Call the water damage line and ask what the company does to keep the space dry afterward.
Musty smell in the basement or crawl space: what it means
A musty smell is the EPA's own test for hidden mold: suspect it when a building smells moldy but you cannot see the source. In a crawl space the source is usually the ground, and DOE says moisture migrating up through the soil promotes mold and rot along floor joists and rim joists.
| Sign | What it usually means | What a company would check |
|---|---|---|
| Musty smell in the basement or through the house | HomeAdvisor lists musty odors throughout the home as the first sign of a wet crawl space; the EPA says to suspect hidden mold when you smell it but cannot see it | Humidity and moisture readings, the ground cover, and the joists above the smell |
| White or fuzzy growth on joists | Mold and the start of rot; DOE says crawl space moisture promotes mold and rot along floor joists and rim joists | How far along the joists it runs and whether wood is soft |
| Sagging or bouncy floors, warped boards | HomeAdvisor lists sagging floors and warped wood among the signs | Joist condition; rotten framing is a structural repair priced separately |
| Standing water or a muddy floor | Groundwater, a plumbing leak or runoff from the roof | Grading and downspouts, a plumbing leak, and whether a drain or sump is needed |
| Wet, sagging insulation | Insulation that got wet holds moisture against the floor | Whether it comes out; the EPA says wet fiberglass and cellulose insulation are discarded |

Keeping it from coming back: ground cover, drainage and encapsulation
The fix that outlasts the cleaning is a sealed ground cover: DOE's Building America guide calls for polyethylene sheeting of at least 6 mil across the whole crawl space floor, seams lapped 6 to 12 inches and sealed, and the sheet lapped at least 6 inches up walls and piers. HomeGuide prices full encapsulation at $3,000 to $15,000 and HomeAdvisor at about $5,500.
- Grading and downspouts first: DOE says to send roof water at least 5 feet from the foundation onto ground that slopes away. Gutter repair is often the cheapest part of the fix.
- Dehumidifier: HomeAdvisor prices a crawl space unit installed at $1,000 to $4,000.
- Drainage: HomeAdvisor lists foundation drainage at $1,200 to $20,000 or more, and HomeGuide puts an interior French drain at $4,000 to $17,000 and a sump pump at $600 to $2,500 or more.
- Ventilation: HomeAdvisor prices added crawl space ventilation at $500 to $1,000; ask the company whether sealing or venting fits your climate, because DOE's ground cover guidance applies either way.
Crawl space mold near me: what to ask
- Where is the water coming from, and is fixing it in the quote?
- Clean, treat or encapsulate the wood? Ask what goes on the joists and whether it goes over cleaned wood. The EPA says not to paint or caulk over mold.
- Does the insulation come out? Wet fiberglass is discarded (EPA); HomeGuide prices new insulation at $1.00 to $4.50 per square foot.
- How will you verify it? The IICRC S520 standard includes post-remediation verification.
- License and insurance: Texas (TDLR) and Florida (DBPR) license mold work; check the number yourself.

Questions people ask
How much does crawl space mold removal cost?
HomeAdvisor, This Old House and Fixr all list $500 to $2,000; HomeGuide lists $1,500 to $4,000 (2026). HomeAdvisor's crawl space cleaning guide prices mold remediation at $1,000 to $3,500.
How much does basement mold removal cost?
HomeAdvisor and This Old House put it at $500 to $3,000, Fixr at $1,500 to $4,000, and HomeGuide at $1,500 to $6,000 for part of a basement or $6,000 to $15,000 for all of it.
What causes a musty smell in the basement?
Mold you cannot see. The EPA says to suspect hidden mold when a building smells moldy but the source is not visible; in a crawl space, DOE says the moisture usually comes up through the soil.
Is mold in a crawl space dangerous?
The CDC says mold exposure may cause health effects or none at all, with worse reactions for people with asthma, allergies, weak immune systems or chronic lung disease. Under the house it also rots framing: DOE links crawl space moisture to rot in joists.
Can mold in a basement affect upstairs?
Yes. Air moves up through the house, and the EPA says a contaminated HVAC system can spread mold through the building, which is why ducts in a crawl space move the job up the list.
How do you keep mold out of a crawl space?
Keep it dry: DOE calls for a sealed 6 mil polyethylene ground cover lapped up the walls, downspouts emptying 5 feet or more from the house, and the EPA says humidity under 60 percent. HomeGuide prices encapsulation at $3,000 to $15,000.
Does insurance cover crawl space mold?
Rarely. The Texas Department of Insurance says gradual leaks and seepage, and the mold they cause, are usually excluded; mold after a sudden covered leak may be, within a cap NerdWallet puts at $1,000 to $10,000.
