Mold Inspection Cost: $300 to $650, $450 Average (HomeGuide)
A mold inspection costs $300 to $650, with a national average of $450, in HomeGuide's figures; Fixr's 2025 average is $500 with lab testing.
The EPA says sampling is usually unnecessary when mold is visible. Florida and Texas license mold assessors and keep inspection and removal in separate hands.

HomeGuide's mold inspection page dates from 2023; its 2026 water damage guide gives the same $300 to $650 range.
A mold inspection is a visual check of a home for mold growth and the moisture causing it, often with air or surface samples sent to a lab. HomeGuide puts the average at $450.
Do this now: stop the moisture and keep the mold small
- Find and stop the water. A leak, a wet ceiling or condensation feeds mold; it comes back until that is fixed.
- Dry wet materials within 24 to 48 hours. The EPA says that in most cases mold will not grow if they are dried in that window.
- Under about 10 square feet, the EPA says a homeowner can usually clean it up. Never mix bleach with ammonia or other cleaners, the CDC warns.
- Do not run the HVAC if you know or suspect it is contaminated, the EPA says.
- Photograph it and call your insurer if it came from a sudden leak such as a burst pipe. Do not sign an assignment of benefits or any contract that hands your claim to the company.
Is mold an emergency? Signs it cannot wait
Mold itself is rarely a same-night emergency, but the water behind it is: anything still wet should be dried within 24 to 48 hours. Call soon when the growth covers more than about 10 square feet or follows a lot of water damage, which the EPA says calls for professional remediation guidance.
Health comes first. The CDC says people with asthma or mold allergies may have severe reactions, and immune-compromised people and people with chronic lung disease may get lung infections from mold. Ask a doctor about symptoms, and keep those people out of the affected rooms.
How much does a mold inspection cost
A mold inspection costs $300 to $650 with a national average of $450 in HomeGuide's figures, and up to $1,000 for large homes with widespread growth. Fixr's January 2025 average is $500 for a 2,500 square foot home with two samples and lab testing, within a $450 to $800 range. Forbes Home puts the range at $250 to $1,100. HomeGuide says home size is the biggest factor and that a duct inspection costs more.
Fixr says labor is about 60% of the price. Extra samples run $60 to $80 each, and opening drywall to test inside a wall adds $16 to $20 per square foot in Fixr's figures.
Do you need mold testing
Usually not, if you can already see the mold. The EPA says that in most cases, if visible mold growth is present, sampling is unnecessary, and that no EPA or other federal limits have been set for mold or mold spores. HomeGuide reaches the same practical answer: if you can see mold, skip the inspection and hire mold remediation instead.
Testing earns its fee in three cases:
- You smell mold but cannot find it. The EPA says to suspect hidden mold when a building smells moldy and you cannot see the source.
- After remediation. The EPA says surface sampling may be useful to check whether an area was adequately cleaned, and Fixr says post-remediation testing is usually recommended.
- In a state that requires it. In Texas, TDLR says a licensed assessor writes the remediation protocol a licensed remediator follows, and a post-remediation assessment decides clearance.
The EPA says sampling should be done by professionals with specific experience designing mold sampling protocols, with lab analysis following methods from groups such as AIHA or ACGIH.
Air sampling vs surface sampling
Air sampling measures spores floating in the air, and surface sampling identifies what is growing on one spot; they answer different questions. In an air test, a pump pulls air across a sticky collection surface. In a surface test, the inspector swabs the spot or presses tape on it. Forbes Home notes that a swab test does not test the air at all.
| Sample type | HomeGuide (2023) | Forbes Home (2025) | Fixr (2025) |
|---|---|---|---|
| Air sample | $100 to $300 per test | $240 to $360; advanced air test about $700 | Mold air testing $500 to $700 |
| Surface sample (swab or tape) | $50 to $200 per test | $180 to $320 | Stain testing $150 to $200 |
| Bulk sample | $100 to $350 | Not given | Not given |
| HVAC test | Not given | $50 to $80 add-on | $50 to $75 |
| Extra sample | Not given | Not given | $60 to $80 each |
Per-test prices. HomeGuide says testing is usually included in the inspection fee, though some companies charge extra.
- Air samples help when you suspect hidden mold you cannot see. With no federal limits for spores, ask the inspector what the result will be compared against.
- Surface samples confirm what a visible spot is, and help confirm a cleaned area after remediation.
- Bulk samples send a piece of material, such as drywall or carpet, to the lab.
What a mold inspector does
A mold inspector looks for growth, finds the moisture source, and takes samples only where the visual check points to mold. HomeGuide says samples are taken only if the inspection suggests likely mold. Fixr says testing is usually part of the inspection, and samples go to a lab that identifies the mold. Expect the inspector to check the places the EPA lists for hidden mold:
- The back of drywall, wallpaper and paneling. A stained ceiling is covered on ceiling water damage repair.
- Inside walls around pipes. A hidden plumbing leak is a leak detection job.
- Inside ductwork. Fixr prices HVAC mold testing at $50 to $75.
- Roof materials above ceiling tiles.
The report should say where the moisture comes from. If it does not, removal will not hold; mold remediation cost covers the removal side and what it costs per square foot.

Mold inspector licensing in Florida and Texas
Florida and Texas license mold assessors and require the company that inspects to be separate from the company that removes, so the inspector has no stake in selling you the cleanup. If mold is found, get mold remediation quotes from other companies.
| State | Rule | Source |
|---|---|---|
| Florida | Mold assessment and remediation (defined as more than 10 sq ft) are licensed by DBPR, which tests applicants. An assessor's company may not remediate a structure it assessed within the last 12 months, and a remediator may not assess one it remediated within 12 months (Division I contractor exception). | Florida Statutes ss. 468.8411, 468.8419; Florida DBPR |
| Texas | Assessors and remediators are licensed by TDLR, and the same license holder may not do both on the same project. A licensed assessor writes the remediation protocol and does the post-remediation assessment for clearance. | TDLR |
Florida and Texas rules. In other states, ask the company which license, if any, applies to mold work.
Florida's Department of Business and Professional Regulation (DBPR) lets you verify a mold license by name or license number; in Texas, check with TDLR. TDLR also says that in residential properties with 10 or more units, 25 contiguous square feet or more of visible mold must be remediated by a licensed remediator. Florida also bars an assessor from taking a job where the fee depends on the conclusions.
DIY mold test kits
DIY mold test kits cost $10 to $100 in HomeGuide's figures, and Forbes Home puts them around $40. Fixr says their reliability is questionable and does not recommend DIY inspections. With no EPA or federal limit to compare against, a kit result is hard to read. Finding and fixing the moisture source does more than any kit.
Mold inspection near me: what to ask
- Are you licensed as a mold assessor? Florida requires it for areas over 10 square feet; Texas licenses assessors through TDLR, with some exemptions for houses. Ask for the number and check it.
- Do you also do remediation? In Florida and Texas, the inspector's company should not do your removal. Elsewhere, ask anyway.
- How many samples are included, and what do extras cost? Fixr lists $60 to $80 per added sample.
- Will you find the moisture source? The report should name it.
- Is post-remediation testing priced separately? Ask now, so you can compare remediation quotes on equal terms.
- Proof of insurance: ask for the certificate and check that it is current.
Mold often follows a leak; if the stain is fresh, start with water damage restoration. Buying a house? Questions people ask
How much does a mold inspection cost?
HomeGuide puts it at $300 to $650, a national average of $450, and up to $1,000 for large homes. Fixr's 2025 average is $500 with two samples and lab testing.
Is mold testing worth it?
Usually not when you can see the mold. The EPA says sampling is unnecessary in most cases when growth is visible, and that no federal limits exist for mold spores. It helps when you smell mold you cannot find, or to check a cleanup.
How much does a mold air test cost?
HomeGuide puts an air sample at $100 to $300 per test, and Forbes Home at $240 to $360. Fixr lists mold air testing at $500 to $700.
What is the difference between air and surface mold testing?
An air test pulls air through a collector to count spores; a surface test swabs or tapes one spot to identify what is growing. Forbes Home notes a swab test does not test the air at all.
Can the mold inspector also do the mold removal?
Not in Florida or Texas. Florida bars an assessor's company from remediating a structure it assessed within 12 months, and Texas does not allow the same license holder to do both on one project.
Are home mold test kits accurate?
Fixr says DIY kits have questionable reliability. They cost $10 to $100 in HomeGuide's figures, and with no federal mold limits, a result is hard to interpret.
Do I need a licensed mold inspector?
In Florida, mold assessment of more than 10 square feet falls under the state's mold assessor law, and Texas licenses assessors through TDLR. Ask for the license number and check it yourself.
