Water Damage Restoration Fort Lauderdale: $1,383 to $6,369
Water damage restoration in Fort Lauderdale costs $1,383 to $6,369 for most jobs in HomeAdvisor's June 2026 national figures, with a $3,868 average; no Fort Lauderdale price is published.
The city says a majority of residents live in or close to a Special Flood Hazard Area, and flood is a separate policy with a 30-day wait before most new NFIP coverage starts. After a broken pipe, the city recalculates usage above 200% of your average at its lowest water rate.

Is it urgent? Fort Lauderdale water damage: call now or book
- Call now: water still rising, sewage in a tub or floor drain, water near outlets or the panel, or a ceiling that sags. Report a downed power line to FPL at 1-800-4-OUTAGE, the number the city lists on its flood page, and keep away from it.
- Today: wet drywall, baseboards, carpet or cabinets. The EPA says materials dried within 24 to 48 hours usually will not grow mold, and the mold growth timer counts the hours from when the water started.
- Can wait for a booked visit: an old, dry ceiling stain under a roof or AC leak that has already been fixed.
First decide where the water came from, because Fort Lauderdale homes get both kinds. Water from a pipe, appliance or roof is usually a homeowners claim. Water that came in from the street, a canal or the yard is flood, and the city's own flood page says flooding is not covered by most homeowners insurance policies.
Water damage restoration in Fort Lauderdale is extracting the water, drying the structure and rebuilding what the water ruined; HomeAdvisor's June 2026 national range is $1,383 to $6,369 for most jobs, and no Fort Lauderdale price is published.
April 12, 2023: the Fort Lauderdale flash flood
The National Weather Service office in Miami called the April 12 Fort Lauderdale flash flood "by far the most significant flood event of the year," in its 2023 summary for South Florida, "causing at least $28 million in damage" and displacing "residents of entire neighborhoods for as much as a week." The same summary says Fort Lauderdale/Hollywood International Airport recorded 113.61 inches of rain in 2023 (through December 28), its wettest year on record, breaking the 102.36 inches set in 1947.
A week out of the house is the problem with flood damage. The EPA's 24 to 48 hour drying window was long gone by the time many owners got back in, so the job became tear-out, not just drying. R&R Magazine's summary of the IICRC water categories puts "ground surface water and rising water from rivers or streams" and all flooding from seawater in Category 3, the black water row in the table, which HomeAdvisor prices at $7 to $7.50 per square foot to extract and dry against $3 to $4 for clean water from a supply line. The full steps for water that came in from outside are on flood damage restoration, and sewage is covered on Category 3 water damage.
Is my Fort Lauderdale home in a flood zone, and must I carry flood insurance?
The city says "a majority of the City's residents live in or close to a Special Flood Hazard Area," the high-risk zones on FEMA's maps. Its flood zone page spells out who has to buy a policy: if the structure is in a high-risk area and has a mortgage with a federally regulated lender, the owner is required to buy flood insurance; in a low or moderate risk area it is not required, though it is available.
The federal law behind that rule, 42 U.S.C. 4012a, covers loans from federally regulated lenders and from federal agency lenders, and requires Fannie Mae and Freddie Mac to make sure the loans they buy are covered. It is tied to the loan, so a house in the zone that is owned outright is not forced to carry a policy, but it is no less likely to flood.
- The 30-day wait. The city and FEMA both say there is a 30-day waiting period before new National Flood Insurance Program coverage takes effect. FEMA's exception that matters most: no wait when the policy is bought in connection with making, increasing, extending or renewing a mortgage.
- The city discount. Fort Lauderdale is a Class 6 community in FEMA's Community Rating System, which the city says earns policyholders a 20% discount on flood insurance premiums.
- Renters. The city notes renters can insure their contents even when the owner does not insure the building.
Rebuilding after flood damage in Fort Lauderdale: the 50% rule
Fort Lauderdale's flood page says permits are required before you build or alter a site, and that improvements to a flood-damaged building that equal or exceed 50% of the building's market value must bring the whole building up to the current code for new buildings. In a flood zone that can mean elevating or flood-proofing, which costs far more than drywall, so get the market value and the repair estimate side by side before the rebuild starts.
Three city numbers from the same page: the Building Services Center, 954-828-6520, for permits; the Floodplain Manager, 954-828-6133, for flood zone and elevation questions; and the city's 24-Hour Neighbor Service Center, 954-828-8000.
Fort Lauderdale water bill after a leak: the 200% adjustment
A burst pipe also shows up on the water bill. The City of Fort Lauderdale's residential billing adjustment application, revised June 1, 2025, applies when usage exceeds 200% of your average monthly usage for the previous twelve months. The city recalculates the excess at its lowest tiered water rate, for an adjustment period of up to two months.
- Deadline: apply within 60 days of the date of the bill showing the high usage.
- Proof: the bill from whoever fixed the leak, or the hardware store receipt for the parts if you fixed it yourself.
- Where: the form goes to [email protected]; questions to (954) 828-5150.
The adjustment covers water, not the damage. If the bill jumped and nothing looks wet, leak detection finds the source; a line leaking under the slab is on slab leak repair.
How much does water damage restoration cost in Fort Lauderdale?
No Fort Lauderdale price is published, so these are national. HomeAdvisor's June 2026 average is $3,868, most jobs fall between $1,383 and $6,369, and its full range runs from $450 to $16,000. Fixr's January 2025 average is lower, $3,000, with most jobs between $1,200 and $5,000. Repairs come on top of drying: HomeAdvisor puts drywall at $1.50 to $3 per square foot and ceiling repair after a leak at $450 to $1,600.
Age adds to the bill. The Census Bureau's 2020 to 2024 survey puts the median Fort Lauderdale home's year built at 1973, so many houses here have original supply lines, older roofs and ceilings that have been wet before. A ceiling leak from a roof or an AC drain line is covered on ceiling water damage repair; the water damage cost calculator builds the estimate for your square footage.
Florida insurance rules for a Fort Lauderdale water claim
- No assignment of benefits. Under Florida Statutes s. 627.7152, post-loss benefits under a property policy issued on or after January 1, 2023 cannot be assigned, and any attempted assignment is void. On older policies the statute caps an emergency services assignment at the greater of $3,000 or 1 percent of the Coverage A limit and lets you rescind it within 14 days.
- Disputes. The Florida Department of Financial Services runs mediation for residential property claim disputes of $500 or more after the deductible; it says the insurer pays the entire $350 cost unless you fail to appear, and that mediation is non-binding. Ask through its Consumer Helpline, 1-877-693-5236.
- Before anything is moved, photograph every wet room and the failed part, then call your insurer yourself. More on whether homeowners insurance covers water damage.
If mold has started, Florida's license rules take over: assessors and remediators are licensed by the Department of Business and Professional Regulation for mold over 10 square feet, and an assessor may not remediate a structure it assessed in the last 12 months.
