Water damage restoration cost is the full bill for extracting water, drying the structure and repairing what was ruined; HomeAdvisor's June 2026 national average is $3,868, and extraction and drying alone run about $3 to $7.50 per square foot.
How much does water damage restoration cost
| Cost guide | Average | Typical range | Full range | Updated |
|---|---|---|---|---|
| HomeAdvisor | $3,868 | $1,383 to $6,369 | $450 to $16,000 | June 2026 |
| HomeGuide | $2,000 to $6,000 | Not given | $150 to $100,000 | Feb 2026 |
| Forbes Home | $3,300 | $1,300 to $5,600 | $450 to $13,000 | Feb 2025 |
| Fixr | $3,000 | $1,200 to $5,000 | $350 to $50,000 | Jan 2025 |
| Bob Vila | $3,455 | $1,305 to $5,707 | Not given | May 2023 |
National figures before insurance. HomeGuide gives its national average as a range. Bob Vila's figures are older.
The guides agree on the middle of the market: an average between $3,000 (Fixr) and $3,868 (HomeAdvisor). They disagree at the edges because the edges are different jobs. Fixr's low of $350 is an overflowing toilet; its high of $50,000 is black water and sewer backup in a basement. HomeGuide says its $150 to $100,000 range depends on water volume and severity.
Do this now: what to do before the restoration company arrives
- Stop the water at the main shutoff if it is a pipe or appliance.
- Keep away from wet wiring. Shut off the breaker only if you can reach the panel from a dry spot.
- Photograph every room before anything is moved; FEMA says to take photos, labeled by room, before cleanup.
- Call your insurer and report it as soon as possible, as FEMA advises. Do not sign an assignment of benefits or any contract that hands your claim to the company.
- Start drying within 24 to 48 hours. The EPA says wet materials dried in that window usually will not grow mold.
Is it an emergency? Why a fast start costs less
Water damage is an emergency because it gets more expensive while it sits: R&R Magazine's guide to the IICRC categories says clean Category 1 water can turn into Category 2 or 3 if it sits, and HomeAdvisor prices black water extraction at $7 to $7.50 per square foot against $3 to $4 for clean water. Fixr adds an emergency fee of $50 to $200 for after-hours starts.
Sewage, floodwater, a sagging ceiling or water near the panel are same-day calls. See sewage cleanup and ceiling water damage repair.
Water damage restoration cost per square foot by category
Extraction and drying are priced per square foot, and the price climbs with contamination. These figures cover getting the water out and drying the space, before any repairs.
| Water category | HomeAdvisor (Jun 2026) | Fixr (Jan 2025) | Forbes Home (Feb 2025) | HomeGuide (Feb 2026) |
|---|---|---|---|---|
| Category 1 (clean) | $3 to $4 | $3.75 to $4.25 | $3 to $4 | $4 to $6 |
| Category 2 (gray) | $4 to $6.50 | $4.10 to $6.50 | $4 to $7 | $6 to $9 |
| Category 3 (black) | $7 to $7.50 | $7 to $7.50 | $7 to $7.50 | $9 to $12 |
Per square foot. HomeGuide's figures run higher than the other three guides; treat them as the top of the market.
Category 3 is the wild card. Forbes Home says black water totals are impossible to estimate up front because every material the water touched has to be replaced. Category 1 water can also turn into Category 2 or 3 if it sits, according to R&R Magazine's guide to the IICRC categories, which is one reason a slow response costs more. The water damage restoration guide explains the categories and the first 48 hours.
Water damage cost by class
Class measures how much of the structure is wet and how hard it will be to dry, from Class 1 (least severe) to Class 4 (most severe). HomeAdvisor and Fixr publish the same class figures; HomeGuide's are higher in the middle classes.
| Damage class | HomeAdvisor and Fixr | HomeGuide |
|---|---|---|
| Class 1 (least severe) | $150 to $400 | $150 to $500 |
| Class 2 | $500 to $1,000 | $1,500 to $5,000 |
| Class 3 | $1,000 to $3,000 | $5,000 to $15,000 |
| Class 4 (most severe) | $20,000 to $100,000 | $15,000 to $100,000 |
HomeAdvisor June 2026, Fixr January 2025, HomeGuide February 2026.
What drives the bill: equipment, days, demolition and rebuild
- Drying days. HomeAdvisor says extraction takes at least three days and a home can take about five days to dry. Every extra day adds equipment rent and a monitoring visit.
- Equipment. No national guide publishes day rates, so here is one contractor's list: Disaster 911 in Grand Rapids charges $85 to $125 a day for a standard dehumidifier, $150 to $250 a day for a desiccant unit, and $22 to $35 per air mover per day, with a three-day minimum on dehumidifiers. It sizes air movers at one per 10 to 16 linear feet of wet wall. Rates in your market will differ.
- Labor. Fixr and Forbes Home both put restoration labor at $70 to $200 an hour. Fixr adds an emergency fee of $50 to $200.
- Demolition. Wet drywall, carpet pad and insulation that cannot be dried get cut out and hauled away. With Category 3 water, everything the water touched goes.
- Rebuild. Drywall, paint, flooring and trim are priced separately from drying (see the next table).
- Size. Fixr gives $2,000 to $7,000 just to dry a 500 sq ft basement, before repairs.
Drywall, ceiling and flooring repair costs after water damage
| Repair | HomeAdvisor (Jun 2026) | Fixr (Jan 2025) | Forbes Home (Feb 2025) |
|---|---|---|---|
| Ceiling | $450 to $1,600 | $325 to $1,100 | $350 to $1,250 |
| Drywall, per sq ft | $1.50 to $3 | $1.50 to $3 | $1.50 to $3 |
| Drywall repair job | $300 to $850 | $275 to $485 (typical project) | $300 to $700 (replacement) |
| Walls | Not given | $275 to $2,200 | Not given |
| Floors | $200 to $550 | $200 to $2,000 | $200 to $550 (hardwood) |
| Subfloor, 150 sq ft | Not given | $250 to $750 | Not given |
| Roof repair | $400 to $1,700 | $350 to $1,400 | $500 to $1,800 |
Repair costs listed on each guide's water damage page. HomeGuide lists drywall at $1.50 to $3.50 per sq ft, plaster $2 to $10, carpet $2 to $8 and hardwood $7 to $25 per sq ft.
A stained or sagging ceiling has its own guide: ceiling water damage repair cost. Fixr also prices flooring replacement per 200 sq ft:
| Flooring, per 200 sq ft | Fixr (Jan 2025) |
|---|---|
| Vinyl | $200 to $1,200 |
| Tile | $200 to $2,000 |
| Carpet | $450 to $2,000 |
| Hardwood | $600 to $2,000 |
Water damage repair cost by room
| Room | Fixr (Jan 2025) |
|---|---|
| Bathroom | $500 to $4,500 |
| Laundry room | $1,000 to $5,500 |
| Kitchen | $1,750 to $8,000 |
| Basement | $2,000 to $85,000 |
Fixr's by-room totals. Basements range widest because finished basements and sewage backups land there.
Mold adds to the bill if drying started late. HomeAdvisor lists mold removal within a water damage job at $1,100 to $3,400, averaging $2,225; mold remediation cost has the full numbers. If the source was a hidden pipe, slab leak detection typically runs $150 to $400 per HomeAdvisor. A burst pipe repair averages $500 per HomeAdvisor, and a roof leak repair averages $800 per Fixr.
How insurance pays for water damage
The Texas Department of Insurance says most homeowner and renters policies cover sudden and accidental water damage, such as a burst pipe, toilet overflow or broken washer hose, and that most do not cover gradual leaks or seepage, or the mold that comes with them. FEMA's FloodSmart says most homeowners policies do not cover flood damage at all. The Insurance Information Institute puts the average water damage and freezing claim at $15,400 (2019 to 2023), so a covered loss can be large.
- Call your insurer early. FEMA says to report damage as soon as possible and to take photos, labeled by room, before cleanup. The first 48 hours checklist covers the rest.
- Know who owes the bill. The Maryland Attorney General says that after you sign, you are responsible for paying the restoration company, not your insurer, and you still owe it if the claim is denied.
- Do not hand over the claim. In Florida, post-loss benefits on policies issued on or after January 1, 2023 cannot be assigned; any attempted assignment is void under s. 627.7152. Wherever you live, do not sign a document that lets a contractor take over your claim.
- Your deductible is yours. The Texas Department of Insurance says it is illegal for a contractor to waive a deductible or promise a rebate for it.
Xactimate: why your estimate looks the way it does
Many restoration estimates are written in Xactimate, estimating software from Verisk that is widely used by insurers and restoration contractors. Verisk says Xactimate's price list covers over 50,000 material and equipment items, updated quarterly. That is why your estimate is a long list of line items (each air mover day, each square foot of drywall) rather than one number. Ask for that line-item estimate in writing, and compare it with what your adjuster writes.
How to avoid overpaying for water damage restoration
Overbilling has been reported in Florida. Citizens Property Insurance set up a program to review water restoration invoices and identify inflated or excessive charges (Claims Journal, 2016). In a 2020 WFTV case, a Florida homeowner was billed more than $12,000 for a pipe leak while the insurer paid $3,700, and a lien followed; WFTV's report advised calling your agent first and getting a written estimate before work starts.
- Get a written, signed contract with a payment schedule and a fee breakdown, as Connecticut's Department of Consumer Protection advises.
- Never pay the entire bill up front, and never sign a contract with blank spaces (Texas Department of Insurance).
- Ask for daily moisture readings and the equipment count, so you can see why drying ran the days it did.
- Ask whether the company is IICRC certified, as the Maryland Attorney General suggests.
