Do this now: stop the moisture and keep the mold small
- Find and stop the water: a roof leak, a pipe, a water heater or condensation. Mold comes back until the moisture is fixed.
- Dry wet materials within 24 to 48 hours. The EPA says mold will not grow in most cases if they are dried in that window.
- Under about 10 square feet, the EPA says a homeowner can usually clean it. The CDC warns never to mix bleach with ammonia or other cleaners.
- Do not run the HVAC if you think it is contaminated, the EPA says.
- If it came from a sudden leak, photograph it and call your insurer. Do not sign an assignment of benefits or any contract that hands your claim to the company.
Mold removal in Los Angeles is cleaning or cutting out mold growth and fixing the moisture that feeds it. HomeAdvisor's June 2026 national range is $1,223 to $3,757, with an average of $2,368.
Is mold an emergency? Signs it cannot wait
Mold itself is rarely a same-night emergency, but the water behind it is: anything still wet should be dried within 24 to 48 hours, the EPA says. Call soon when growth covers more than about 10 square feet or follows a lot of water damage, which the EPA says calls for its professional remediation guidance. The CDC says people with asthma or mold allergies may have severe reactions, and immune-compromised people and people with chronic lung disease may get lung infections from mold, so keep them out of the affected rooms.
LA renters: mold, habitability and the LAHD complaint line
California law treats visible mold as a substandard housing condition: Health and Safety Code 17920.3 lists "visible mold growth, as determined by a health officer or a code enforcement officer," excluding minor mold on surfaces that collect moisture in normal use. In Los Angeles, the Housing Department takes habitability complaints through its Code and Rent Helpline, (866) 557-7368 (557-RENT).
LAHD's complaint brochure says the call is free and can be anonymous, Code Enforcement makes first contact within 72 hours of the complaint (urgent concerns within 24), and owners get up to 30 days to make repairs. The brochure does not name mold specifically, so describe the leak and the growth when you call. Owners fixing a rental can call the water damage line for the drying and removal.
Where LA mold starts: winter storms and plumbing leaks
Most of Los Angeles's rain comes in a few winter months: NOAA's 1991 to 2020 normals for downtown show 14.25 inches a year, 9.41 inches of it from December through February, and 4.2 days a year with an inch or more. Those heavy days are when roofs and window seals fail; fix the source first with roof repair in Los Angeles.
The rest of the year, mold usually follows plumbing. LADWP's bill adjustment covers repaired underground leaks only, not water heater, faucet or toilet leaks, so a slow leak behind a wall costs you twice. Hidden leaks under the floor are covered on slab leak repair in Los Angeles.
Buying or selling an LA home with mold
California sellers must disclose known mold and other environmental hazards under Civil Code 1102, the Environmental Law Institute's summary says. If remediation is done before a sale, keep the scope of work, photos and invoices. Los Angeles housing skews older, with a 1965 median year built in the Census Bureau's 2020 to 2024 survey, so ask an inspector to check under sinks, around water heaters and in the attic.
Call your insurer if the mold followed a sudden leak, photograph everything first, and never sign an assignment of benefits or any contract that hands your claim to a contractor.

Choosing a mold removal company in Los Angeles
We found no separate California or Los Angeles license for mold remediation in our research, so ask what the company holds. Rebuilding drywall, floors or cabinets after removal is contractor work: CSLB requires a license for any job of $1,000 or more or any job that needs a permit. The CDC does not recommend routine mold testing, so be wary of a quote that leads with expensive sampling. National costs and the EPA's cleanup rules are on mold remediation cost.
- What caused the moisture, and will you fix it or should a plumber or roofer?
- How many square feet are affected, and what will you remove?
- How will you contain the area and dry it?
- What license do you hold, and can I see proof of insurance?
- Can I get the scope and price in writing before work starts?
