Do this now: mold in a San Diego home

  1. Stop the water first. Mold comes back if the leak does. EPA says to dry water-damaged areas and items within 24 to 48 hours to prevent mold growth.
  2. Size it up. EPA says a homeowner can generally clean an area smaller than about 10 square feet; larger areas, or a lot of water damage, call for professional remediation.
  3. Do not run the HVAC if you know or suspect it is contaminated, EPA says.
  4. Never mix bleach with ammonia or other cleaners, the CDC warns.
  5. Photograph the damage and call your insurer. Do not sign an assignment of benefits or any contract that hands your claim to a contractor.
  6. Call the water damage line with the room, the size of the patch and what got wet.
Definition

Mold removal in San Diego is cleaning or cutting out mold-damaged materials and fixing the moisture behind them. HomeAdvisor's 2026 national range is $1,223 to $3,757, about $10 to $25 a square foot.

Is it urgent? When San Diego mold needs a pro now

Mold needs a professional soon when it covers more than about 10 square feet, follows a leak or flood, or someone in the house has asthma or a weak immune system. The CDC says people with asthma or mold allergies may have severe reactions and people with weakened immune systems or chronic lung disease can get lung infections from mold. A musty smell with no visible source can mean hidden mold behind drywall, inside walls around pipes or in ductwork, EPA says.

  • Act this week: spreading growth, mold after a pipe or roof leak, or symptoms in someone at higher risk.
  • Can be a weekend job: a small patch on a bathroom ceiling that you can clean and keep dry.

Why San Diego homes get mold: winter leaks, not humidity alone

Most of San Diego's rain falls in a few winter months. Lindbergh Field averages 9.79 inches of rain a year, with 5.85 inches from December to February and 0.14 inches from June to August, NOAA's 1991 to 2020 normals show, and 2.2 days a year bring an inch or more. Those storm days are when roof and window leaks start, and mold follows if the wet area is not dried. Indoors, slow plumbing leaks do the same; see slab leak repair in San Diego for leaks under the floor.

Renting in San Diego with mold: who to call

California law treats visible mold as a substandard housing condition. Senate Bill 655, in effect since January 1, 2016, added "visible mold growth, as determined by a health officer or a code enforcement officer" to Health and Safety Code 17920.3, excluding minor mold on surfaces that collect moisture in normal use, the County of San Diego's fact sheet says.

Inside city limits, the call goes to the City, not the County. The County's housing program says it does not serve the City of San Diego and lists the City's code enforcement number, 619-236-5500. The City's Code Enforcement Division asks callers whether they have contacted the responsible party, takes a Request for Investigation online, and does not accept anonymous complaints, though it keeps complainant information confidential. Tell your landlord in writing first.

Testing and hiring for mold removal in San Diego

You usually do not need a mold test. EPA says sampling is unnecessary in most cases when mold is visible, and the CDC does not recommend testing. Spend the money on finding the moisture. If you want an inspection for a sale or a dispute, see mold inspection. EPA's advice on hiring: make sure the company has experience cleaning up mold, check references, and ask it to follow recognized guidelines. If the job includes rebuilding drywall or flooring of $1,000 or more, California requires a CSLB license, CSLB says.

Patch bigger than a 3 by 3 foot square, or mold coming back after cleaning? Call the water damage line and ask how the company finds the moisture source.
