Do this now: mold in a Tucson home
- Stop the water: a flat roof that leaked in a monsoon storm, a swamp cooler line, a slab or wall leak or a water heater. The EPA says materials dried within 24 to 48 hours usually will not grow mold, and Tucson's dry air helps if you move fast.
- Keep anyone with asthma or a mold allergy out of the room; the CDC says their reactions can be severe.
- Leave the AC or cooler off if the system or ducts may be contaminated, the EPA says.
- Photograph the growth and the leak, then call your insurer if the cause was sudden.
- Under about 10 square feet the EPA says a homeowner usually can clean it; Arizona's health department points larger areas to the EPA's remediation guide. Larger, call the water damage line.
- Do not sign any contract that hands your claim to a contractor.
Mold removal in Tucson, or mold remediation, is finding the moisture source, containing the area, removing or cleaning moldy materials and drying. HomeAdvisor's 2026 national range is $1,223 to $3,757, with a $2,368 average; no Tucson-only price is published.
Is it urgent? When Tucson mold calls for a company now
Urgent means mold after monsoon flooding or a sewer backup, growth past the EPA's 10 square foot homeowner line, mold in the air handler, ducts or evaporative cooler, or symptoms at home: a stuffy nose, coughing, wheezing, burning eyes or a rash on the CDC's list. A spot of mildew on shower grout can be scheduled. HomeAdvisor's national figures put a bathroom at $500 to $1,000 and an HVAC system at $3,000 to $10,000. Water still inside? Start with water damage restoration in Tucson or an emergency plumber in Tucson.
Arizona has no mold license: who to call in Pima County
Arizona has no mold license and no mold rule for private rentals or contractors: the Environmental Law Institute's 2024 compilation lists Arizona mold rules only for foster homes and lodging units. The Arizona Department of Health Services' mold sheet says it "does not recommend testing as the first step," that "residents of individual private homes must pay a contractor to carry out such sampling, as it is not done by public health agencies," and that for an area over 10 square feet the EPA's remediation guide applies; its Office of Environmental Health is (602) 364-3118. Pima County's Department of Environmental Quality "does not have the authority to investigate or address mold concerns inside residences or businesses," its complaints page says, and "it is the property owner's responsibility to determine if mold is present and if so, to properly remediate it." So the check is on the company: ask what training the crew holds, whether the firm follows the EPA's guidelines, and whether the inspector and the remediator are the same business.
Monsoon season: half of Tucson's rain in three months
Tucson International's normal year brings 10.61 inches of rain on 25.0 days with 0.10 inch or more, NOAA's 1991 to 2020 normals show, and 5.51 inches of it, about half, falls in July, August and September, after a June normal of 0.23 inch. Tucson mold is seasonal for that reason: a flat roof or a parapet that was dry all spring leaks in the first big storm, and the drywall or attic insulation stays wet inside a closed house. Tucson's housing is older than Phoenix's: the median home was built in 1979, and 130,072 of 247,823 units, 52.5%, predate 1980, the Census Bureau's 2020 to 2024 survey shows, so older roofs and galvanized plumbing are common sources.
Two Tucson Water programs help with the leak itself. A bill adjustment is available when use is back to normal, the high use passed 20 CCF within the past seven months and no adjustment was given in the past three years (520-791-3242). Free Emergency Plumbing Repairs, done by Community Home Repair Projects of Arizona, are funded for Tucson Water customers at or below 200% of the 2026 federal poverty guidelines (CHRPA 520-745-2055). Neither pays for mold work.

Mold inspection in Tucson: when testing helps and when it does not
A mold inspection runs $300 to $650 nationally, HomeGuide's range, and HomeAdvisor puts testing with lab analysis at $450 to $800; no Tucson-only figure is published. The EPA says that if you can see mold, sampling is usually unnecessary, and that no federal limit exists for mold or spores, so a lab number cannot tell you whether a home is safe. The CDC does not recommend mold testing. An inspection earns its fee when the growth is hidden: the EPA says to suspect hidden mold when a room smells musty but you cannot see the source, with the usual spots behind drywall, inside walls around pipes, inside ductwork and above ceiling tiles. ADHS does not recommend testing as a first step, so the useful Tucson inspection after a monsoon leak is a moisture survey of the roof deck, the parapet walls and the drywall below.
