Typical price range$700 to $4,000

No Denver price is published. Denver's worst storm, on May 8, 2017, dropped hail up to 2.75 inches and caused about $2.3 billion in damage, the National Weather Service in Boulder says. A repair over 10% of the roof or two squares needs a Denver roof permit, and Colorado law bars a roofer from paying your deductible.

Is it an emergency? Denver hail damage warning signs

  • Call now: a ceiling stain that is spreading, water in the attic, daylight through the boards or a broken skylight. Angi treats all of these as emergencies. If a line is down, keep away and call 911. Stay on the ground; Angi says roof repair is not a safe DIY job.
  • Within days: cracked or missing shingles, dents in vents and flashing, or piles of granules at the downspouts. Call your insurer first, then book an inspection.
  • Can wait: light surface marks with no leak, which Angi says can wait for a normal appointment.
Definition

Hail damage roof repair in Denver is replacing shingles, flashing, vents or the full roof covering after hail breaks or bruises them; Fixr's January 2026 national figures put section repairs at $700 to $4,000.

Denver's costliest hail: May 8, 2017

The storm Denver insurers still measure against formed in the early afternoon of May 8, 2017. The National Weather Service office in Boulder says it moved "across a large part of Denver and the western suburbs including Arvada, Lakewood and Wheat Ridge," with hail up to baseball size. The largest stone reported was 2.75 inches in Edgewater at 3:05 p.m., and reports from Wheat Ridge to Golden ran 2 to 2.75 inches across a swath of golf-ball or larger hail about 9 miles wide.

NWS Boulder cites about $2.3 billion in damage, Colorado's most expensive insured catastrophe and, it says, the second costliest hailstorm in U.S. history after the October 2010 Phoenix storms. It reports more than 50,000 homeowner claims and 150,000 auto claims. (FOX Weather, quoting insurance industry figures on our Denver roof repair page, gives about 100,600 homeowner claims; the two counts differ.)

A year later it happened again. NWS Pueblo's summary of June 19, 2018 lists baseball-size hail up to 3.00 inches from Greenwood Village to Englewood to Aurora and says "collapsed roofs due to hail were reported." The June 18 and 19 storms together caused $276 million in damage across the Denver metro.

Denver roofs and hail: what breaks first

The median Denver home was built in 1975, according to the Census Bureau's 2020 to 2024 survey, so ask the inspector to put the roof's age on the report. This Old House lists what hail does to each material: it strips granules from asphalt shingles and lets sunlight break down the asphalt, it lifts, tears or bruises shingles, it dents metal, and it cracks or chips clay and concrete tile. Small punctures are hard to see from the ground, which is why it recommends a professional inspection, about $220 nationally.

Start low. Dents in gutters, downspouts, window wraps and roof vents tell you the roof took hits too. This Old House puts gutter repair after hail at $193 to $620 and flashing at $150 to $1,000, so those lines belong on the claim even when the shingles are the headline.

Denver roof permits after hail: the 10% rule

Denver Community Planning and Development counts square footage, not dollars. Its Quick Permits page says a roof permit is needed for any repair over 10% of the roof area or two roof squares, whichever is smaller, and a roof permit is always filed separately from other construction permits, even for new construction.

A roof square is 100 square feet, so the line sits at 200 square feet at most, and a hail repair bigger than a patch can cross it. In a landmark or historic district, a reroof with no change in material, color or pattern goes through Landmark Preservation and cannot be filed online, so allow extra time there. Denver rules cover the City and County of Denver; Aurora, Lakewood and the other metro cities run their own permit desks.

Colorado law on deductibles, adjusters and cancelling

Colorado's roofing contract statute gives Denver owners three protections that matter on a hail job. First, C.R.S. 6-22-105 bars a roofing contractor on an insured job from advertising or promising to pay, waive or rebate any part of the deductible; if one does, the insurer may disregard that contractor's estimate and either you or the insurer can sue for the resulting damage. Second, the same section says the roofer may not claim to be or act as a public adjuster.

Third, C.R.S. 6-22-104 lets you rescind within 72 hours after receiving written notice that your roofing claim was denied in whole or in part, with your money back within ten days, less the value of work already done in a workmanlike way. The state-by-state comparison is on storm damage contractor laws by state.

A Denver hail claim, step by step

After the late May 2024 storms that hit metro Denver, the Colorado Division of Insurance told homeowners to contact their insurer or agent as soon as possible, take photos once it is safe, and tarp the roof to prevent more damage. It also reminded them that "you are responsible for paying the deductible amount," to be careful with door-to-door and phone pitches, to get everything in writing and to compare several quotes.

Do not sign an assignment of benefits or any form that gives the roofer control of your claim; the claim stays between you and your insurer. If you want help with the claim itself, the Division licenses public adjusters. Nothing here promises coverage; see what homeowners insurance usually covers.

Hail damage roof repair cost in Denver

No Denver hail price is published, so these are national. Fixr's January 2026 guide puts hail section repairs at about $700 and up to $4,000 when the damage is widespread. This Old House, averaging Angi and HomeAdvisor data, puts the average hail repair at $940, or $4 to $7 per square foot, with asphalt at $1.20 to $4 and clay or concrete tile at $3 to $5. For any roof repair, Angi and HomeAdvisor's June 2026 average is $1,174.

A new roof runs about $10,000 on average in This Old House's figures. This Old House also says older roofs may be only partly covered, and deductibles often run 1% to 5% of dwelling coverage, so ask the insurer how your roof's age is treated before you pick between repair and replacement. Replacement prices are on roof replacement in Denver.

Questions to ask a Denver roofer after a hailstorm

  1. Will this job cross Denver's 10% or two-square permit line, and who files the roof permit?
  2. Is my house in a landmark district, and how long will that review add?
  3. Which damage did you find on the gutters, vents and flashing, and is it on the estimate?
  4. Will you put the 72-hour rescission terms in the written contract?
  5. Will you leave the claim and the deductible between me and my insurer?

What to do first after hail hits a Denver house

  1. Stay off the roof; keep away from any wire on the ground and call 911 if one is down.
  2. Take dated photos of the roof from the yard, the gutters and vents, and any hail still on the ground next to a coin or ruler.
  3. Stop water with buckets and a tarp; keep receipts, since the Division of Insurance expects you to prevent more damage.
  4. Call your insurer or agent and note the claim number.
  5. Turn away door knockers who offer to cover the deductible; Colorado law forbids it.
  6. Ask about the permit before work starts and keep the permit number.
