Is it urgent? Colorado Springs hail damage that cannot wait

  • Call now: water coming through a ceiling or into the attic, daylight through the roof boards, or a limb through the roof. Angi lists each of these as a roofing emergency. A power line down in the yard: stay away from it and call 911. Do not climb up to look; Angi says roof repair is not a safe DIY job.
  • This week: dented gutters or roof vents, granules washing out of the downspouts, or a hail-dented car in the driveway. Call your insurer and book an inspection. This Old House says claim deadlines usually run six months to two years after the storm, so read your own policy for the exact window.
  • Can wait for a booked visit: small surface marks with no leak. Angi puts superficial hail damage on its list of roof problems that can wait for a normal appointment.
Definition

Hail damage roof repair in Colorado Springs is replacing the shingles, vents, flashing or roof covering that hail cracked, bruised or dented; Fixr's January 2026 national range for hail section repairs is $700 to $4,000.

Colorado Springs hail history: two 2018 storms

Two storms in the summer of 2018 show what Colorado Springs roofs are up against. On June 13, 2018, what the National Weather Service office in Pueblo called "a rare nocturnal severe thunderstorm" dropped 3.0 inch hail over the southern Colorado Springs metro and Fountain, with about $169 million in damage. On August 6, a storm that formed over Teller County followed Highway 24 southeast and dropped 3 to 4 inch hailstones over the Cheyenne Mountain Zoo and southern Colorado Springs. NWS Pueblo put that one at $173 million.

Between those two dates, on June 19, Black Forest took 3.00 inch hail and Monument 2 inch hail. NWS Pueblo counts about $620 million in damage across three 2018 Colorado hail events. Stones that size do more than scuff a shingle: they crack it, split wood shakes and dent metal, so a roof that looks fine from the street can still fail an inspection.

How to spot hail damage on a Colorado Springs roof

  • Granule loss: This Old House says hail knocks the granules off asphalt shingles, which leaves the asphalt open to sunlight that breaks it down and leads to leaks.
  • Bruises, lifts and tears: the same guide says hail can lift, tear or bruise asphalt shingles.
  • Dents: metal roofs dent, though not every dent needs a repair; wood shakes dent, crack or split; clay and concrete tile chip or crack.
  • Soft metal first: from the ground, look at the gutters, downspouts and roof vents. Dents there are the quickest sign the roof took hits too.

This Old House says small dents and punctures are hard for most owners to see and recommends a professional inspection, about $220 nationally; inspectors walk the roof or fly a drone over it. The median Colorado Springs home was built in 1986, the Census Bureau's 2020 to 2024 survey shows. Ask the inspector to write the roof's age on the report, because This Old House notes that older roofs may be only partly covered.

PPRBD reroof permits: who pulls them and who calls the inspection

Roof permits in Colorado Springs come from the Pikes Peak Regional Building Department, not a city office. PPRBD's hail page tells owners to make sure the contractor is licensed with PPRBD and that a permit is pulled for roof, siding and stucco replacement. PPRBD files roofing under its Building Contractor D (Specialty) license, the class for single-trade work.

  • Timing: a permit is good for 180 days and can be extended once, for another 180 days, at no fee.
  • Inspections: PPRBD says reroof inspections are not done same day or next day because of volume. The contractor that pulled the permit must schedule the inspection; the owner cannot request it for them.
  • On the day: the inspector rings and knocks, leaves a door hanger if no one is home, and the results go to the contractor by email.
  • Doing it yourself: a homeowner permit is allowed only if the homeowner does the work. PPRBD: 719-327-2880.

That inspection rule matters after a big storm. If the company that pulled your permit stops answering before the final inspection, you cannot call it in yourself, so get the permit number in writing and check its status before the last payment.

Colorado roofing contract law after a hail claim

Colorado writes its storm-chaser rules into the roofing contract law. Under C.R.S. 6-22-105, a roofing contractor on an insured job "shall not advertise or promise to pay, waive, or rebate all or part of any insurance deductible," and the insurer does not have to consider an estimate from a contractor that does. The same section bars the roofer from claiming to be a public adjuster, though under a signed contract it may discuss the repair scope with your insurer.

C.R.S. 6-22-104 lets you rescind a roofing contract within 72 hours after you get written notice that the roofing claim was denied in whole or in part. Send the notice in writing to the address in the contract; the contractor has ten days to return your payments, keeping only pay for work it actually did. Other states are compared on storm damage contractor laws by state.

Filing a hail claim in Colorado Springs

  • Photograph first: the Colorado Division of Insurance says to take photos when it is safe and to contact your insurer or agent as soon as you can. Shoot the roof from the ground, the gutters, the vents and anything else the hail hit.
  • Stop more damage: the Division says a tarp on the roof is part of protecting the property after the storm.
  • Your deductible is yours: "Remember that you are responsible for paying the deductible amount," the Division says. Never sign an assignment of benefits or any paper that hands your claim to the roofer.
  • Door knockers: the Division warns about door-to-door and phone solicitations, says to get everything in writing and to collect several quotes. Public adjusters are licensed by the Division.
  • Ask for your policy: C.R.S. 10-4-110.8 requires your insurer to send a copy within three business days of a request.

What hail damage roof repair costs in Colorado Springs

No Colorado Springs price is published, so these are national numbers. Fixr's January 2026 guide puts replacing hail-damaged sections at about $700 on average and up to $4,000 for widespread damage. This Old House, averaging Angi and HomeAdvisor data, puts the average hail repair at $940, or $4 to $7 per square foot: $1.20 to $4 for asphalt, $1 to $5 for metal and $6 to $7 for wood shakes.

Weigh the bill against your deductible. This Old House says deductibles often run 1% to 5% of dwelling coverage; by our arithmetic, a 1% deductible on a $400,000 dwelling limit is $4,000, which is the top of Fixr's repair range. When hail has hit most of the roof and water got inside, This Old House puts the total at $25,000 or more, and a new roof alone at about $10,000. Full replacement pricing is on roof replacement cost.

It depends on your policy. This Old House says claim deadlines usually run six months to two years after the storm. Colorado law (C.R.S. 10-4-110.8) requires your insurer to send a copy of the policy within three business days of a request.
