Definition

Garage door opener repair is fixing the motorized unit that lifts the door, its safety sensors, remotes and wall control. HomeAdvisor's 2026 national average for a new opener is $379 installed.

HomeGuide puts a new garage door opener at $300 to $900 installed, with the unit at $150 to $500 and labor at $150 to $400. HomeAdvisor's 2026 national average is $379, and Fixr's is $480. Labor takes 2 to 6 hours at $60 to $80 an hour in HomeAdvisor's figures, or $130 to $510. Repairs run $150 to $350 in HomeGuide's guide and $100 to $300 in Fixr's, depending on the part.

Do this now: garage door opener not working

  1. Keep people, pets and cars out from under the door while it is acting up.
  2. Count the opener light flashes. Chamberlain says 10 flashes with a door that will not close means a safety sensor problem, and 2 flashes means the LOCK button is on.
  3. Check the sensors. Chamberlain says they sit no higher than 6 inches off the floor, the LED should glow steadily once the lenses line up, and sunlight on the receiving sensor can act like a blocked beam.
  4. Do not pull the emergency release on an open door. Chamberlain says use it only with the door fully closed if possible, because a door with weak or broken springs may fall rapidly.
  5. If the door does not reverse on a 2x4 laid flat in its path, the CPSC says to disengage the opener until it is repaired or replaced.
  6. Still stuck? Call the garage door line.

Is it urgent? When an opener problem cannot wait

An opener problem is urgent when the door will not reverse or a spring or cable has broken, and Fixr says same-day emergency service adds $100 to $300 to the bill. The CPSC counts about 73 children trapped and killed under automatic garage doors since March 1982.

  • Stop using it now: the door does not reverse on an obstruction.
  • Call now: a loud bang, then a door that is crooked or too heavy to move. That is usually a spring; see garage door spring replacement and leave the door closed.
  • Same day if you need the car: the opener hums or runs but the door does not move.
  • Can wait: a dead remote or keypad while the wall button still works. Fixr prices remote programming at $115 to $150.

Garage door opener not working: what to check

When an opener stops working, the cause can be the safety sensors, the lock button or power, and all three can be checked from the floor:

  1. Lights flash and the door will not close. Chamberlain says 10 flashes point to the safety sensors. Clear anything between the photo eyes, which sit no higher than 6 inches above the floor, then loosen the wing nut and aim the lenses at each other until the LED glows steadily.
  2. Sun in the sensor. Chamberlain says sunlight hitting the receiving sensor can make the opener act as if the beam is blocked.
  3. Sensor wiring. Chamberlain says sensor wiring can be cut or reversed. Damaged sensor wiring is a service call.
  4. Remotes dead, wall button works. Two flashes on a Chamberlain opener mean the LOCK button is on. Press LOCK to turn it off and test the remote.
  5. Nothing happens at all. Check that the opener is plugged in and its breaker is on. A breaker that will not stay on is an electrician job; see breaker keeps tripping.
  6. Door crooked, very heavy or not moving while the motor runs. Stop. HomeGuide lists a door that will not move or tilts to one side among the signs of a broken spring, covered in garage door spring repair. Use the manual release only with the door fully closed, as Chamberlain advises.

Chain vs belt vs screw vs wall-mount openers

Chain-drive openers cost the least and belt and direct-drive openers run quieter; HomeGuide prices a chain unit at $150 to $250 and a direct-drive unit at $300 to $500 before installation.

Drive typeHomeGuide (unit)HomeAdvisor (unit)Fixr (unit)Notes
Chain drive$150 to $250$150 to $250$130 to $200Affordable and reliable, but noisy and prone to rust over time (HomeGuide)
Belt drive$200 to $450$160 to $350$170 to $350Quieter, but may not last as long (HomeGuide)
Screw drive$200 to $500$150 to $300$150 to $250Quiet and reliable (HomeGuide)
Direct drive$300 to $500$280 to $500$300 to $500Quiet, strong and low maintenance (HomeGuide)
Jackshaft (wall-mount)Not listedNot listed$550 to $640Fixr's top installed price, $1,100, is a 1 HP jackshaft with smart features

Unit prices before installation labor. HomeGuide July 2025, HomeAdvisor June 2026, Fixr Jan 2025.

Size matters too. HomeGuide says most openers are 1/2 HP; ask the installer to match the motor to the door's weight. Doors taller than 7 feet need a rail extension kit at $45 to $85 (HomeAdvisor).

Garage door opener repair cost

Garage door opener repair costs $150 to $350 in HomeGuide's guide and $100 to $300 in Fixr's repair figures. A circuit board runs $150 to $400 (Fixr). Fixr puts professional remote programming at $115 to $150. If the motor has failed, HomeGuide prices a replacement motor, installed, by drive type:

Drive typeMotor replacement, installed
Chain$300 to $600
Belt$300 to $700
Screw$350 to $650
Direct drive$400 to $800

HomeGuide, July 2025.

Repair or replace the opener

Replace the opener when the motor fails on an older unit: HomeGuide prices a replacement motor at $300 to $800 installed, close to its $300 to $900 for a whole new opener. HomeGuide, HomeAdvisor and Fixr all put opener life at 10 to 15 years, and HomeGuide says most are rated for about 10,000 cycles. An opener from before the 1993 federal safety rule may have no photo eyes, and HomeAdvisor notes that systems installed before then need sensors added. HomeGuide adds that a new opener may not work with your existing sensors, so expect new ones in the quote.

Garage door safety sensors and the auto-reverse test

Openers made on or after January 1, 1993 must reverse on contact and carry a second safeguard such as an electric eye or edge sensor, under a CPSC rule. The CPSC counts about 73 children trapped and killed under automatic doors since March 1982. Under 16 CFR Part 1211, the door must begin reversing within 2 seconds of contact, and the opener must have a manual release; DASMA's checklist notes UL 325 requires that release handle to be red.

  1. Every 30 days, lay a 2x4 flat on the floor under the door and close it. The CPSC says that if it does not reverse, disconnect the opener until it is fixed.
  2. Keep the photo eyes low: 4 to 6 inches above the floor (CPSC), no higher than 6 inches (DASMA).
  3. Mount the wall control at least 5 feet up (DASMA) and keep remotes away from children (CPSC).

Door will not reverse on the 2x4 test, or the sensors keep blinking? Call the garage door line and stop using the opener until it is fixed.

Battery backup: required in California

California requires a backup battery on residential garage door openers sold or installed since July 1, 2019, under SB 969, with a $1,000 civil penalty per violation. The law also bars connecting a replacement garage door to an existing opener that has no battery backup, whatever the opener's age. Outside California, Fixr prices adding battery backup at $75 to $175, with a replacement battery at $20 to $100 every two years, and HomeAdvisor lists aftermarket backups at $50 to $150.

Garage door opener installation near me: what to ask

  • Is the door balanced? The CPSC says a balanced door stays put when stopped partway open, and one that is unbalanced, binds or sticks should be serviced by a professional. Ask for that check before a new opener goes on.
  • What drive and horsepower, and why? Ask for the model, drive type and HP in writing.
  • Are new sensors included? HomeGuide says new openers may not be compatible with existing sensors.
  • Is there an outlet? If the opener needs a new outlet or circuit, that is electrician work; see electrical repair and the electrician license by state table.
  • Will you test auto-reverse before you leave? Ask them to run the 2x4 test with you watching.
  • License and insurance. Ask for the license number and proof of insurance and check them yourself. Rules vary by state and city; the garage door repair guide lists scam warning signs.

Planning to charge a car in the garage? See EV charger installation. If the whole door is due, price the garage door installation and opener together. Openers are one line on the home repair costs table. Calls go to an independent company that serves your area and takes this kind of job. How calls work.

Garage door opener keypad not working: Chamberlain's checklist

A keypad that stopped while the wall button still works has 5 checks in Chamberlain's support article, and the first is a 9-volt battery.

  1. Battery: usually 9-volt, 12-volt on older models. If a new battery does not help, the keypad or the opener's receiver logic board may be failing.
  2. Reprogram the PIN after a battery change. If that fails, erase the opener's memory, program the keypad again, then reprogram the remotes.
  3. Try a completely different PIN. If it works, one digit on the old PIN no longer responds; use a new PIN or replace the keypad.
  4. Expired temporary PIN: it can still close the door but cannot open it. Clear the memory and program again.
  5. Surface interference: take the keypad off its mounting surface and test it; if it works, add rubber grommets behind it or mount it on a small piece of wood.

HomeAdvisor prices remote reprogramming at $100 to $350 and Fixr at $115 to $150 if you would rather a technician did it.

LiftMaster and Chamberlain blinking light codes

The opener's UP and DOWN arrow LEDs flash a two-number code, and code 1-1, the most common, means the safety sensors are blocked, misaligned or disconnected (Chamberlain Group support).

Code (UP flashes, DOWN flashes)What the opener is reportingChamberlain's fix
1-1Sensors blocked, misaligned, disconnected or a wire break; door reverses or stays openClear the beam, align until the green light is steady, check connections
1-2Sensor wires reversed or shorted; door moves an inch or two and returnsMatch wire colors at both ends, fix pinched wire
1-5RPM not detected; opener hums or clicks, door moves under 6 to 8 inches or not at allFollow the model article; on a jackshaft opener reconnect the door
1-6Unexpected door movement; door drifts down after openingTest the door balance; reconnect the emergency release if pulled
2-1 to 2-5Logic board component failureUnplug for about 5 seconds and retest; the logic board may need replacement
3-5Cable tension monitor (jackshaft models)Stop using the door if a cable looks loose; reconnect the monitor
4-1Resistance while closingRemove obstructions, lubricate rollers and hinges, reprogram travel limits
4-2Resistance while opening; door stops before fully openRemove obstructions, then test the balance; call a professional if out of balance
4-3RPM lost while closing; door stops and reverses just before the floorClear the path, check rollers and hinges; have the travel module inspected if it returns
4-4RPM lost while openingClear the path and retest; if it returns, run a balance test and check the torsion springs
4-5Unrecognized travel moduleConfirm the correct travel module in the owner's manual
5-5Remote light required for unattended operation (some jackshaft models)Install the myQ remote light or turn off schedules

Chamberlain Group: Garage Door Opener Diagnostic Codes (checked October 2026). Codes not listed are in the owner's manual.

The main opener light flashing 10 times with a door that will not close is the sensor case again, and 2 flashes means LOCK is on. Balance problems behind codes 1-6, 4-2 and 4-4 are spring problems: garage door spring replacement. Fixr prices a circuit board at $150 to $400 when a 2-x code sticks. After hours: emergency garage door repair.

Questions people ask

How much does it cost to install a garage door opener?

HomeGuide puts installation at $300 to $900, with a national average of $600. HomeAdvisor's 2026 average is $379, and Fixr's is $480.

How much does garage door opener repair cost?

HomeGuide puts opener repair at $150 to $350. Fixr lists $100 to $300 for opener repair and $150 to $400 for a circuit board.

Which is better, a chain or belt garage door opener?

HomeGuide says chain drives are affordable and reliable but noisy and prone to rust, while belt drives are quieter but may not last as long. A belt unit costs $200 to $450 versus $150 to $250 for chain.

Why is my garage door opener blinking and not closing?

On Chamberlain openers, 10 flashes mean a safety sensor problem. Clear the path, check the sensors are no higher than 6 inches off the floor, and aim them until both LEDs glow steadily.

How long do garage door openers last?

HomeGuide, HomeAdvisor and Fixr all say 10 to 15 years. HomeGuide says most are rated for about 10,000 open and close cycles.

Do garage door openers need a battery backup?

In California, yes: SB 969 has required battery backup on openers sold or installed since July 1, 2019. Elsewhere Fixr prices adding one at $75 to $175.

Do I need to replace a garage door opener without safety sensors?

Openers made since January 1, 1993 must reverse on contact and have a second safeguard such as photo eyes. HomeAdvisor says systems installed before that need sensors added.

Why is my garage door opener keypad not working?

Chamberlain's checklist: replace the 9-volt battery, reprogram the PIN, try a different PIN, clear an expired temporary PIN, and test the keypad off its mounting surface. If a new battery and a reprogram do not fix it, the keypad or receiver board is failing.

What does a blinking light on my LiftMaster opener mean?

Count the UP and DOWN arrow flashes: 1-1 is blocked or misaligned sensors, 1-2 reversed sensor wires, 4-1 to 4-4 resistance or lost RPM while moving, 2-x a logic board fault. Ten flashes of the main light is also the sensor case (Chamberlain Group).
