Loose panels, a hole or soft wood in the siding? Call the siding line with the material, roughly how big the damaged area is and whether water has gotten behind it.

Most siding repairs are small. The bill climbs when the job turns up wet sheathing or rotted framing behind the panels. That is why HomeGuide's range for leaks and water damage, $500 to $4,000, runs far past its range for a simple hole or crack.

HomeGuide, Feb 2026; HomeAdvisor, June 2026 (its fiber cement text says $3 to $12). HomeGuide puts full siding replacement at $5,000 to $12,000 for a whole house; HomeAdvisor puts new siding at $5,600 to $17,600.

Vinyl siding repair

Vinyl is the cheapest siding to fix: $2 to $4 per square foot in both guides. HomeAdvisor prices a 200 square foot repair at $400 to $800. HomeGuide puts a single panel at $8 to $60 and a vinyl hole repair at $50 to $100. HomeGuide prices vinyl repair kits at $10 to $20. The Polymeric Exterior Products Association says VSI trains and certifies siding installers (its Certified Installer program), so ask whether the crew has that certification.

Fiber cement siding repair

Fiber cement runs $4 to $12 per square foot to repair in HomeGuide's data and $3 to $11 in HomeAdvisor's, which prices a 200 square foot repair at $800 to $1,400.

Wood siding repair

Wood siding repair runs $4 to $13 per square foot in both guides. Rot is the main problem: HomeGuide puts dry rot repair at $140 to $800, or $2,500 and up when it is widespread. Paint adds to the bill; HomeAdvisor prices siding painting at $2 to $4 per square foot.

Water behind siding: the damage you do not see

Siding is not waterproof. A Building Science Corporation guide for the Department of Energy puts it plainly: "All exterior claddings pass some rainwater," whether siding, brick or stucco. What keeps the wall dry is the water-resistive barrier behind the siding (house wrap or building paper), lapped with flashing so the water that gets past the siding drains back out. Window and door openings have to drain to the outside the same way.

When that barrier or the flashing fails, water sits against the sheathing. A Department of Energy Building America photo shows what that looks like after years: when synthetic stucco (EIFS) siding on a house gave way in high winds, the sheathing under the windows had severe rot from long-term leakage. Signs to look for:

  • Soft spots, bulges or warped boards when you press on the siding.
  • Peeling or bubbling paint on the siding, and moisture damage inside with no inside cause (HomeGuide lists both).
  • Mold or fungus on the siding, especially under windows.
  • Drafts near outlets or windows on exterior walls.

If water is already showing up inside, the wall needs to be opened and dried, not just covered. See water damage restoration, mold remediation if it smells musty, and leak detection if you cannot tell where it starts. Leaks around windows may mean the window itself needs a full-frame replacement; see window replacement cost. Where a roof meets a wall, the flashing is one place to check; roof flashing repair covers that joint.

Siding soft to the touch, or stains inside on an outside wall? Call the siding line and say where you see it, so the company can plan to open the wall and check behind it.

Repair or replace siding

HomeAdvisor says to consider replacing once repairs pass $2,000 or half the price of new siding. HomeGuide adds signs that point to replacement rather than patching: large cracks or gaps, peeling or bubbling paint, rot or crumbling, higher energy bills, drafts, and moisture damage inside with no inside cause. HomeGuide puts full siding replacement at $5,000 to $12,000 for a whole house; HomeAdvisor's range for new siding is $5,600 to $17,600.

Older houses: asbestos and lead paint

Some older homes have asbestos siding. EPA says you usually cannot tell by looking, the best thing is to leave intact material alone, and you should never saw, sand, scrape or drill it. If it is damaged or you plan to remodel, EPA says to hire a trained, accredited asbestos professional. HomeAdvisor prices an asbestos test at $230 to $785 and asbestos siding removal at $9 to $10 per square foot.

If the house was built before 1978 and the siding is painted, EPA's lead rule generally applies to paid work that disturbs more than 20 square feet of painted exterior surface: the company must be lead-safe certified.

Siding repair near me: choosing a company

  • Get a written quote by the square foot, with the material, the area, any sheathing or framing repair priced separately, paint, and haul-away.
  • Ask what they will do if they find wet or rotted sheathing once boards come off. You want a per-sheet or per-foot price in the quote.
  • Ask how they will flash and lap the house wrap around the repair, especially at windows and doors.
  • Ask about matching. Can they source the same profile and color, or will a whole wall need new siding to look right?
  • Check licensing. In Arizona, the Registrar of Contractors generally requires a license when labor and materials exceed $1,000 or a permit is required. In California, home improvement jobs over $500 need a written contract and the down payment is capped at $1,000 or 10%, whichever is less (CSLB). Ask which license applies where you live; the roofing license guide shows how state rules differ.
