National figures. A tune-up is a flat visit; parts found worn are quoted on top.

Do this now: the 5-minute check before you book a tune-up

Three of the checks a technician runs are safe to do yourself from the floor, and they tell you whether you are booking a tune-up or a repair.

  1. Look at the springs and cables. A gap in the spring coils or a slack cable is a repair, not a tune-up. Do not touch a snapped spring or a loose cable. DASMA, the door makers' association, says springs under tension cause injury when they break and that cables "should be replaced only by a trained technician"; HomeGuide says DIY spring work "can result in serious injury or death."
  2. Auto-reverse test. Lay a 2x4 flat on the floor under the door and close it; the CPSC says that if the door does not reverse, disconnect the opener until it is fixed. Federal rule 16 CFR 1211 requires reversal within 2 seconds of contact.
  3. Photo eye test. Wave a broom through the beam while the door closes; it should reverse. DASMA says the beam sits no higher than 6 inches off the floor.
  4. Listen. Squeaks are dry rollers and hinges; grinding, rattling and choppy travel are worn rollers (Angi). A bang was a spring.
  5. Skip the balance test yourself unless the door is fully closed and the springs look sound; Chamberlain says pulling the release on a door with weak springs can let it fall. The technician does it.

The torsion spring above the door does the lifting; the cables and the opener only guide it. A broken spring or cable is not a do-it-yourself job.

Is it urgent? When a tune-up has turned into a repair

A tune-up is never urgent, but a door that failed the 2x4 test is: the CPSC says to disconnect the opener until it is repaired, and HomeGuide prices repairs found during a tune-up at $150 to $350.

  • Stop using the door: it will not reverse on the 2x4, a spring has a gap, a cable is loose, or the door drops fast.
  • Book a repair, not a tune-up: the door is crooked, sticks at one spot, or the opener strains. See garage door repair.
  • Book a tune-up: noise, slow travel, a door that has not been serviced in a year, or a new house.
Definition

A garage door tune-up is a maintenance visit: inspection, lubrication, tightening hardware, a balance test and minor adjustments to spring tension, travel limits and the safety reverse. HomeGuide puts it at $100 to $250.

Garage door tune-up cost

A garage door tune-up costs $100 to $250 in HomeGuide's guide, $100 to $240 with a $190 average in Angi's July 2026 data, and $118 to $239 per door in Homewyse's January 2026 estimate.

HomeGuide splits it two ways: a standard tune-up at $100 to $150 covers inspection, lubrication, minor adjustments and a balance test to confirm the door opens and closes evenly; a premium package at $150 to $250 adds diagnostics, better lubricants and parts, and a more thorough cleaning. Angi's repair guide lists a tune-up at $100 to $200 and suggests one every two years; HomeGuide says at least once a year. Angi puts labor at $75 to $150 an hour, so a tune-up is roughly an hour of a technician's time.

What a garage door tune-up includes

A tune-up covers six things in Homewyse's description: inspect, clean and lubricate the drive and guide mechanisms, then adjust spring tension, closing force and obstruction detection.

StepWhat is doneWhy it matters
InspectionSprings, cables, rollers, hinges, tracks, brackets, weather sealFrayed cables and cracked rollers get caught before they fail (Angi; HomeGuide)
LubricationRollers, hinges, springs, bearingsDASMA TDS 190: regular lubrication helps maximize spring cycle life
Balance testDoor disconnected and lifted by handA balanced door stays put partway open (CPSC); an unbalanced one should be serviced by a professional
Spring tension adjustmentTechnician winds or relaxes the torsion springHigh tension: trained technician only (DASMA)
Safety reverse and photo eyes2x4 test, force setting, sensor alignment16 CFR 1211 reversal rule; DASMA 6 inch beam height
Hardware and travel limitsTighten bolts, set open and close limitsStops the door slamming or stopping short

Garage door maintenance cost per year, and the DIY part

Yearly garage door maintenance costs about $100 to $250 for one professional visit (HomeGuide) plus $20 to $40 in lubrication supplies (Fixr) if you do the monthly part yourself.

  • Monthly, you: DASMA recommends monthly safety checks: the reversal test, photo eyes, and a look at springs and cables from the floor. Angi says to check cables for fraying when you lubricate.
  • Yearly, a technician: DASMA recommends an annual visit from a trained technician; HomeGuide says at least once a year.
  • Lubricant: a can runs $7 to $10 (Angi). Rollers, hinges and springs; not the tracks.
  • Springs: HomeGuide prices annual spring maintenance at $40 to $80 and says springs last 10,000 to 20,000 cycles; active households may be on the short end.

Is a garage door tune-up worth it?

A tune-up at $100 to $250 is cheap next to the repairs it is meant to catch: springs $150 to $350, cables $150 to $350 and panel replacement $300 to $900 per panel in HomeGuide's figures.

It is most worth it on a door that moves many times a day, a door over 10 years old, or any door that has never been serviced. HomeGuide says a tune-up extends the life of the system without putting a number on it; the safety tests are the real value, since the CPSC counts about 73 children killed under automatic garage doors since 1982.

What to ask when you book a tune-up

  • Is the price flat, and what does it include? Balance test, lubrication, spring adjustment, reverse test.
  • Will you leave a written list of parts that are worn, with a price for each, rather than replacing them on the spot?
  • Do you replace both springs together if one is near the end? (DASMA says yes.)
  • No pressure on a new door. A tune-up visit is not the moment to buy one; compare on garage door installation.
  • Verify the company. Massachusetts consumer regulators list the warning signs of a garage door scam: a name that resembles a known local business, no verifiable address, unmarked vans, an estimate far above industry prices and money up front. Get the price in writing before work starts, and never pay in advance.
