Definition

A bathroom remodel in Las Vegas costs $6,651 to $17,659 in HomeAdvisor's 2026 national range; the City of Las Vegas lets you swap a sink or toilet without a permit but requires one once piping inside a wall moves.

Do you need a permit for a bathroom remodel in Las Vegas?

It depends on what moves. The City of Las Vegas homeowner permit guide says you do not need a permit to repair or replace a sink, a toilet or shower heads, to replace a faucet that is not concealed in a wall, to resurface shower walls, or to replace cabinets and countertops. You do need one to alter piping inside a wall, ceiling or floor, to remodel when existing plumbing is relocated, to reconfigure a room, and to install or alter permanent wiring, including a new outlet, a new light fixture or a GFCI outlet the code requires.

In practice, a cosmetic refresh with new tile, vanity and toilet in the same spots can go ahead without a permit, while moving the shower, adding a second sink or opening a wall puts you in the permit office. The guide says it is not all-inclusive; call City Building and Safety at 702-229-6251 to confirm before work starts. The guide covers the City of Las Vegas; neighboring cities and the county set their own rules.

Nevada contractor licenses and the Recovery Fund

Nevada licenses contractors statewide through the Nevada State Contractors Board (NSCB). Look up the license number on NSCB's License Search or call its Las Vegas office at 702-486-1100. The license matters if something goes wrong: NSCB's Residential Recovery Fund pays up to $40,000 per claim to owners of an owner-occupied single-family home harmed by a licensed contractor, filed within four years of completion. Jobs done by unlicensed workers are not covered. Ask for proof of insurance as well. Plumbing rates: plumber in Las Vegas.

Newer homes, leaky toilets

Las Vegas has some of the newest housing of any large city: the median home was built in 1994, according to the Census Bureau's 2020 to 2024 survey. Fewer bathrooms here predate 1978, when EPA's lead-safe work rule starts to apply, but check the year on your own house; an older home still needs an EPA- or state-certified firm for work that disturbs paint. The Las Vegas Valley Water District says more than 20 percent of gravity-flush toilets leak. Before a remodel, turn off every fixture and watch the meter's flow indicator; if it moves, find the leak first.
