Is it urgent? When Fort Lauderdale mold needs a company now

  • Call now: mold after floodwater or sewage, growth over 10 square feet (Florida's license line), mold in the air handler or ducts, or someone at home with asthma or a weakened immune system.
  • This week: a musty closet or room with no visible source, a stain that keeps spreading, or mold that came back after cleaning.
  • Can wait: a small spot on bathroom caulk or a window track that you can clean and keep dry.

The CDC says people with asthma or mold allergies may have severe reactions, and lists a stuffy nose, sore throat, coughing or wheezing, burning eyes and skin rash among the effects of damp, moldy spaces.

Definition

Mold removal in Fort Lauderdale, also called mold remediation, is finding the moisture, containing the area, removing or cleaning moldy material and drying the space; HomeAdvisor's June 2026 national range is $1,223 to $3,757 for most jobs.

Florida's 10 square foot line and the two-company rule

Florida law defines mold assessment and mold remediation as work on mold "of greater than 10 square feet," and above that size nobody may do or offer the work without a license from the Department of Business and Professional Regulation. Under about 10 square feet, the Florida Department of Health says that in most cases you can handle the job yourself.

  • Two companies. Under s. 468.8419, an assessor, or the assessor's company, may not remediate a structure it assessed in the last 12 months, and a remediator may not assess one it remediated in the last 12 months.
  • No kickbacks. Neither side may pay or take a referral fee from the other, and an assessor's fee may not depend on what the assessment finds.
  • Coverage. Assessors must carry at least $1 million in general liability and errors and omissions coverage (s. 468.8421).
  • Check the license by name or number on DBPR's public search before anyone starts.

Why Fort Lauderdale homes grow mold

NOAA's 1991 to 2020 normals for Fort Lauderdale/Hollywood International Airport show 60.95 inches of rain a year, 82.1 days with 0.10 inch or more, and 68.0 days a year at 90 F or hotter. That heat keeps air conditioning running much of the year, and an AC system makes water: a clogged condensate line can soak a closet wall, and a sweating air handler or a cold duct can drip into a ceiling.

The houses are old enough to add their own leaks. The Census Bureau's 2020 to 2024 survey puts the median Fort Lauderdale home's year built at 1973, so roofs, windows and supply lines in many homes have had decades to fail. The EPA says wet materials dried within 24 to 48 hours usually do not grow mold, and it warns against running the heating or cooling system if you suspect it is contaminated, since that spreads spores through the house. The mold growth timer shows how the drying window plays out.

Mold after a Fort Lauderdale flood

When the April 12, 2023 flash flood hit, the National Weather Service in Miami says residents of entire neighborhoods were displaced for as much as a week. A house that sits wet that long is past any drying window, which is why flood cleanups here usually mean cutting out drywall and insulation rather than drying them. Floodwater also changes who pays: the Insurance Information Institute says federal flood policies cover mold only when it is directly attributable to a flood, and the city says flooding itself is not covered by most homeowners policies. The water side of the job, including the city's flood zones and the 30-day wait for flood coverage, is on water damage restoration in Fort Lauderdale.

Mold in a Fort Lauderdale rental: what Florida law says

Fort Lauderdale is close to half renters: the Census Bureau counts 37,158 renter households among 80,999 occupied homes, 45.9%. Florida Statutes s. 83.51 says the landlord shall comply with the applicable building, housing and health codes, and where there are none, keep the roofs, windows, exterior walls and other structural parts in good repair and the plumbing in reasonable working condition. That generally makes the roof leak or broken pipe behind the mold the landlord's repair.

Tell the landlord in writing, with dated photos of the mold and the leak, and keep a copy. The statute speaks to repairs, not to mold by name, and the Florida Department of Health says there are no health-based standards for mold in a sample, so the leak is the stronger thing to point to.

How much does mold removal cost in Fort Lauderdale?

No Fort Lauderdale price is published, so the table shows three national guides side by side. HomeAdvisor's June 2026 average is $2,368, with most jobs at $1,223 to $3,757 and a rate of $10 to $25 per square foot. This Old House's March 2026 average is $2,300, and Fixr's August 2025 average is higher at $3,500, with most jobs from $1,500 to $9,000. HomeAdvisor's national figures put an attic at $1,000 to $4,000 and an HVAC system at $3,000 to $10,000, the two places South Florida mold often hides.

Testing is separate. HomeGuide puts a mold inspection at $300 to $650, averaging $450, and HomeAdvisor prices testing with lab analysis at $450 to $800. In Florida the person who tests is a DBPR-licensed assessor who cannot then do the cleanup, so ask for a written remediation protocol, not just a lab report. More on when a mold inspection is worth it.

Does homeowners insurance cover mold in Fort Lauderdale?

Often only in part. The Insurance Information Institute says mold is generally not covered by standard homeowners policies as a maintenance issue, but that removing it may be covered when it is the direct result of a covered peril such as a burst pipe. Florida's Department of Financial Services says a mold endorsement can raise the mold limit to $25,000 or $50,000 and that mold testing, removal or cleaning may cost more than the limit on a homeowners policy, so read the mold limit before the work is scoped. Photograph first, call your insurer yourself, and do not sign an assignment of benefits: s. 627.7152 voids them on policies issued on or after January 1, 2023.

Do this now: mold in a Fort Lauderdale home

  1. Stop the water. Fix or shut off the leak, and clear a clogged AC drain line.
  2. Keep sensitive people out, especially anyone with asthma or a weakened immune system.
  3. Leave the AC off if you suspect the air handler or ducts are moldy, the EPA says.
  4. Measure the patch. Over 10 square feet, Florida requires a licensed assessor and a separate licensed remediator.
  5. Photograph the mold and the source, then call your insurer or, if you rent, write to the landlord.
  6. Sign nothing that hands over the claim to a contractor.
