Definition

Water in a crawl space is groundwater, roof runoff or a leaking pipe collecting under the house. Getting it out is a pump and fans; keeping it out is a crawl space drain and sump at $800 to $3,000 (HomeGuide) and, in humid climates, encapsulation.

An interior crawl space drain costs $800 to $3,000 in HomeGuide's January 2026 guide, a crawl space French drain $2,000 to $8,000 at $20 to $40 per linear foot (HomeGuide, February 2026), and a sump pump $600 to $2,500 or more (HomeGuide) or $500 to $2,000 (Angi). HomeGuide's leak guide prices crawl space leak repairs at $2,500 to $8,000 minor and $6,000 to $15,000 or more major, and HomeAdvisor lists water mitigation, the drying, at $1,200 to $5,000. What you do in the first hour matters more than any of those numbers.

Do this now: the safe order

  1. Power first. If there is wiring, a furnace, a water heater or a sump pump in the water, do not go in. Do not touch electrical equipment if it is wet or you are standing in water (Red Cross). FEMA's flood guidance is to turn the main power off until you or a professional can confirm it is safe, and only if you can reach the panel without standing in water. If you cannot, an electrician or the utility shuts it off.
  2. Gas second. If you smell gas, leave, then call 911 or the gas utility from outside, before anything else.
  3. Find the source. Is it rain (water appears after storms, low spot outside), groundwater (rises slowly, clear, comes up everywhere), or plumbing (constant, even in dry weather, near a line)? Check the water meter with everything off; if it moves, call a plumber, not a foundation company. Leak detection covers that.
  4. Pump and dry. A submersible pump and fans, or a water damage company; HomeAdvisor lists water mitigation at $1,200 to $5,000. EPA says to dry wet areas within 24 to 48 hours to prevent mold.
  5. Photograph everything, then call your insurer only if a pipe burst. Groundwater and seepage are treated as maintenance and generally not covered (Maryland Insurance Administration). Never sign over a claim to a contractor.
  6. Fix the outside before the inside. Downspouts at least 4 feet out and grade falling 1 inch per foot for 6 feet (UMN Extension) stop most crawl space water for the price of extensions ($220 to $625 for downspouts, $1,000 to $5,000 for regrading in HomeGuide's figures).

Is it an emergency? Standing water vs damp

Standing water with electrical equipment in it, water still rising, or a sewage smell is a tonight problem. Water that drains away within a day after a storm and leaves damp soil is a this-month problem; insulation that is hanging wet, a musty smell upstairs or a soft spot in the floor is a this-season problem. A plumbing leak is urgent in a different way: it keeps running until someone shuts it off. For sewage, see sewage cleanup.

Where crawl space water comes from

UMN Extension's three sources apply under a house as well as beside it: rain and groundwater through inadequate grading, gutters and downspouts or a rising water table; humid outside air coming in through vents and condensing on cool surfaces; and interior sources, which under a house usually means a leaking supply line, drain or HVAC condensate. A 1-inch rain puts about 1,250 gallons on a 2,000-square-foot roof, which is why a single disconnected downspout can flood a crawl space. Standing water that appears only in wet seasons is usually a water table or grading problem; water that shows up in a dry August is plumbing.

Keeping it out: drain, sump, vapor barrier, encapsulation

An interior crawl space drain with a sump pump costs $800 to $3,000 for the drain (HomeGuide) plus $600 to $2,500 for the pump (HomeGuide), and a full crawl space French drain loop $2,000 to $8,000. A vapor barrier over the ground ($1,200 to $4,000 installed, HomeGuide) stops moisture coming up from damp soil but does nothing for standing water, so the drain comes first. In humid climates, DOE says sealing the vents and conditioning the crawl space is the best option once drainage is handled; that is encapsulation at $5,500 average (Angi), with a dehumidifier at $1,000 to $3,500 (HomeGuide) holding humidity in EPA's target range of 30 to 50 percent. Crawl space encapsulation cost has the full table.

Mold in a crawl space

Wet wood, insulation and soil under a house grow mold quickly; EPA's 24-to-48-hour drying window is the reason to pump and dry it that day. Mold removal in a crawl space runs $1,500 to $4,000 (HomeGuide) or $1,000 to $3,500 (Angi), and EPA says areas over about 10 square feet call for its remediation guide. The crawl space mold guide covers what to look for, what a remediation company does and the water line; this page stays with the water.

Drying out a crawl space after the water is gone

Fans and a dehumidifier dry it; UMN Extension's caution is that a dehumidifier reduces symptoms but is not a fix if water is still coming in. Wet fiberglass insulation does not dry in place and comes out, which HomeGuide prices at $1 to $2 per square foot. HUD's property analysis handbook says a crawl space "must not be excessively damp or have standing water," so if the house is going on the market with an FHA buyer, the fix is a repair condition, not an option.

Who to call for water in a crawl space

A plumber if the meter moves with everything off; a water damage company to pump and dry; a foundation or waterproofing contractor for the drain, sump, vapor barrier and encapsulation; a mold remediation company if the mold covers more than about 10 square feet (EPA). Texas has no state license for foundation repair: a 2011 bill that would have created one (S.B. 1399) said at the time that "there is no state regulation in place to directly mitigate these risks," and the Texas Department of Licensing and Regulation's list of 41 regulated industries still has no foundation repair program. Other states differ, so check your own state's contractor board, ask for the license number if your state issues one, and ask for proof of insurance either way. Standard homeowners policies exclude flood, earthquake, landslide and sinkhole damage and damage from lack of maintenance (Triple-I), and the Maryland Insurance Administration says water that seeps in through a foundation wall or floor is treated as a maintenance issue and generally not covered. A burst pipe is the usual exception. Does homeowners insurance cover home repairs covers the lines.

Questions people ask

What should I do about standing water in my crawl space?

Stay out if wiring or equipment is in the water (Red Cross). Shut the main power only if you can reach the panel without standing in water (FEMA). Find the source by checking the water meter with everything off, pump and dry within 24 to 48 hours (EPA), photograph everything, and fix downspouts and grading before paying for a drain.

Who do I call for water in a crawl space?

A plumber if the water meter moves with everything off; a water damage company to pump and dry; a foundation or waterproofing contractor for the drain, sump and vapor barrier; a mold company if mold covers more than about 10 square feet (EPA).

How much does it cost to fix water in a crawl space?

An interior crawl space drain is $800 to $3,000 and a sump pump $600 to $2,500 (HomeGuide); a crawl space French drain is $2,000 to $8,000. HomeGuide's leak guide puts crawl space leak repairs at $2,500 to $8,000 minor and $6,000 to $15,000 or more major.

Is water in a crawl space covered by insurance?

Usually not. Groundwater and seepage through a foundation are treated as maintenance and generally not covered (Maryland Insurance Administration), and flood is excluded from standard policies (Triple-I). A burst supply pipe is the usual covered event.

Does water in a crawl space cause mold?

It can within days. EPA says to dry wet areas within 24 to 48 hours to prevent mold growth. Crawl space mold removal runs $1,500 to $4,000 (HomeGuide) or $1,000 to $3,500 (Angi).

How do I dry out a crawl space?

Pump out standing water, run fans and a dehumidifier, and remove wet insulation (HomeGuide prices removal at $1 to $2 per square foot). UMN Extension says a dehumidifier treats symptoms only; the water source has to be fixed, usually grading, downspouts or a drain.
