Crawl space encapsulation cost: $5,000 to $15,000 (Angi)
Crawl space encapsulation costs $5,000 to $15,000 for most homes in Angi's July 2026 data, with a $5,500 average.
HomeGuide's January 2026 guide puts it at $3 to $10 per square foot, or $3,000 to $15,000. A vapor barrier alone is $1,200 to $4,000 installed and a dehumidifier $1,000 to $3,500 (HomeGuide). If there is standing water, drainage comes first.

Musty smell upstairs, sagging insulation or water under the house? Call the foundation line and say the crawl space size and whether it has standing water.
Crawl space encapsulation seals the crawl space from the ground and the outside: a heavy vapor barrier over the dirt and up the walls, sealed vents and openings, and usually a dehumidifier. Angi's 2026 average is $5,500; HomeGuide prices it at $3 to $10 per square foot.
Angi's July 2026 data puts crawl space encapsulation at $5,500 on average and $5,000 to $15,000 for most homes, with basic jobs at $2 to $4 per square foot and extensive ones at $3 to $10. HomeGuide's January 2026 guide is $3,000 to $15,000 at $3 to $10 per square foot, and HomeAdvisor lists $1,500 to $15,000. A vapor barrier alone, without sealing the vents or adding a dehumidifier, is $1,200 to $4,000 installed (HomeGuide). HomeGuide says encapsulation can lower energy bills 10 to 30 percent and that most owners recover the cost within 7 to 10 years; treat those as the publisher's claims, not a guarantee.
Do this now: before you price encapsulation
- Look for standing water. If there is water on the ground, the job starts with drainage, not plastic. The water in crawl space guide covers the safe order and the drain and sump prices.
- Find the water's source outside. Downspouts should discharge at least 4 feet from the wall and the grade should fall 1 inch per foot for 6 feet (UMN Extension). Fix that first; an interior crawl space drain is $800 to $3,000 (HomeGuide).
- Check for mold and old insulation. Mold removal runs $1,500 to $4,000 (HomeGuide) or $1,000 to $3,500 (Angi) and comes before sealing; removing old insulation adds $1 to $2 per square foot (HomeGuide). EPA says areas over about 10 square feet of mold call for its remediation guide. See crawl space mold.
- Measure the square footage and the wall height. Both publishers price by area; HomeGuide's insulation totals assume 3-foot walls.
- Ask what happens to the vents and the HVAC. DOE says most building codes require vents, so closing them is a code question in your area, and a sealed crawl space has to be built airtight.
Is it urgent? When a crawl space cannot wait
Encapsulation is a planned job. Standing water with wiring or a furnace in it is not: do not touch electrical equipment if it is wet or you are standing in water (Red Cross). Water under the house after every rain, insulation hanging wet, or a floor above that has started to feel soft are the signs that move a crawl space up the list, and HomeGuide's leak guide prices crawl space leak repairs at $2,500 to $8,000 minor and $6,000 to $15,000 or more major. A musty smell alone is a reason to inspect, not to panic.
Vapor barrier, sealed vents and dehumidifier: what each does
A vapor barrier is the floor of the job. DOE's guidance is to "cover the ground with a thick vapor barrier to reduce moisture entering the crawlspace from the ground"; HomeGuide prices 6 mil material at $0.30 to $0.35 per square foot and 20 mil at $0.60 to $0.70, with installation bringing it to about $2 to $4 per square foot. Sealing the vents and openings ($150 to $450, HomeGuide) turns a vented crawl space into a closed one. DOE says many building professionals now consider an unventilated crawl space, or closing the vents after it dries, the best option in hot and humid climates, with proper moisture control and exterior drainage, and that the walls rather than the floor should then be insulated.
The dehumidifier does the ongoing work: $1,000 to $3,500 installed in HomeGuide's figures, $800 to $1,200 for the unit in Angi's. EPA's target for indoor humidity is below 60 percent and ideally 30 to 50 percent. UMN Extension's caution applies here too: a dehumidifier reduces symptoms but is not a fix for water that is still getting in.
Encapsulation vs vapor barrier only
A vapor barrier alone costs $1,200 to $4,000 installed (HomeGuide) against $5,000 to $15,000 for encapsulation (Angi). The barrier stops ground moisture; it does nothing about humid outside air coming through open vents in summer, which is the DOE's reason for closing vents in humid climates. In a dry climate with a dry crawl space, a barrier and a sealed access door may be the whole job. In a humid one with a musty house, the sealed and dehumidified version is what the publishers are pricing.
Lender and appraisal notes
HUD's property analysis handbook for appraisers (4150.2) says a crawl space must be accessible with at least 18 inches of clearance, free of debris, properly vented, and "must not be excessively damp or have standing water," and that evidence of continuing settlement, excessive dampness or leakage is unacceptable until remedied. If you are selling to a buyer with an FHA loan, a wet crawl space can become a repair condition. Ask the company whether the sealed vents will satisfy the local code and the appraiser.
Insurance, licensing and the local pages
Standard homeowners policies exclude flood, earthquake, landslide and sinkhole damage and damage from lack of maintenance (Triple-I), and the Maryland Insurance Administration says water that seeps in through a foundation wall or floor is treated as a maintenance issue and generally not covered. A burst pipe is the usual exception. Does homeowners insurance cover home repairs covers the lines.
Texas has no state license for foundation repair: a 2011 bill that would have created one (S.B. 1399) said at the time that "there is no state regulation in place to directly mitigate these risks," and the Texas Department of Licensing and Regulation's list of 41 regulated industries still has no foundation repair program. Other states differ, so check your own state's contractor board, ask for the license number if your state issues one, and ask for proof of insurance either way. Questions people ask
How much does crawl space encapsulation cost?
Angi's 2026 average is $5,500, with most jobs $5,000 to $15,000. HomeGuide prices it at $3 to $10 per square foot, or $3,000 to $15,000; HomeAdvisor lists $1,500 to $15,000.
How much does a crawl space vapor barrier cost?
$1,200 to $4,000 installed, or about $2 to $4 per square foot (HomeGuide). Material alone is $0.30 to $0.35 per square foot for 6 mil and $0.60 to $0.70 for 20 mil.
How much is a crawl space dehumidifier?
$1,000 to $3,500 installed in HomeGuide's figures; the unit alone is $300 to $2,000 (HomeGuide) or $800 to $1,200 (Angi). EPA's indoor humidity target is below 60 percent, ideally 30 to 50.
Is crawl space encapsulation worth it?
HomeGuide says it can lower energy bills 10 to 30 percent with payback in 7 to 10 years, which is the publisher's estimate. DOE says a closed crawl space is the best option in hot and humid climates when moisture control and exterior drainage are done properly.
Should crawl space vents be open or closed?
DOE says most building codes require vents, but many building professionals now favor an unventilated crawl space in hot and humid climates, or closing vents once it dries, with the foundation walls insulated instead of the floor. Check your local code.
Does a wet crawl space affect an FHA appraisal?
HUD's property analysis handbook says a crawl space must not be excessively damp or have standing water, must have 18 inches of clearance and be vented, and that continuing dampness or leakage is unacceptable until remedied.
