Bowing basement walls: repair $1,600 to $11,000, thresholds

Bowing basement wall repair costs $1,600 to $11,000 for a 20-foot wall, or $80 to $550 per linear foot, in HomeGuide's guide (October 2025, published for 2026), and Angi's October 2026 national average is $4,500.

Typical price range$1,600 to $11,000
HomeGuide, 2025How we get prices

Under about 2 inches of bow, straps or anchors hold the wall; beyond that, tiebacks or straightening; over 6 inches, Angi says the wall will likely need replacement. A horizontal crack at mid-height is the usual sign, and wet soil outside is the usual cause.

Definition

A bowing basement wall is a foundation wall that has bent inward, usually at mid-height, because wet soil outside is pushing harder than the wall can resist. Repairs run $80 to $550 per linear foot (HomeGuide); Angi's national average is $4,500.

Bowing basement wall repair costs $80 to $550 per linear foot in HomeGuide's October 2025 guide, or $1,600 to $11,000 for a 20-foot wall, and Angi's October 2026 data puts the national average at $4,500 with most jobs at $500 to $10,000. The price depends on the method, and the method depends on how far the wall has moved: straps and anchors for a wall that has bowed under about 2 inches, tiebacks and straightening beyond that, and a rebuild when the wall is too far gone. Both publishers' thresholds are below.

Three foundation crack patterns: vertical hairline, stair-step, horizontal with bowingVertical hairlineusually shrinkageStair-step in blocksettling or soil pressureHorizontal with bowingsoil pushing in: engineer first
Crack direction says more than width: vertical hairlines are common, stair-steps point to movement, and a horizontal crack with a bowed wall is the one engineers want to see.

Do this now: measure the bow

  1. Hang a plumb line or hold a long level against the wall. Measure the gap at the widest point. Angi says bowing over 1 inch calls for an inspection; under 2 inches, bracing can repair most walls; 2 to 4 inches may be salvageable at higher cost; over 6 inches, the wall will likely need replacement. HomeGuide uses 2 inches as the line between anchors and tiebacks.
  2. Look for the horizontal crack. A crack along the middle of the wall is the usual companion. Forcon's structural engineer says mid-height horizontal cracks come from lateral soil pressure, often saturated soil, and are "a cause for immediate concern." The basement crack repair guide covers the other patterns.
  3. Check what is outside that wall. A downspout, a flat or back-sloping grade, a driveway or patio draining toward the house, or heavy clay. Every publisher's cause list starts with water: hydrostatic pressure, poor drainage, clay soil and freeze-thaw (HomeGuide, Angi).
  4. Photograph and date it, and mark the crack ends. The repair design depends on whether the wall is still moving.
  5. Clear the wall. Shelving, a workbench or a finished wall against it hides the bow and will have to come out for anchors or straps anyway.

Is it an emergency? When a bowing wall cannot wait

A wall that has bowed an inch over twenty years is a planning job with an engineer. A wall that moved after this week's storm, that has a crack you can fit a finger in, that has started to lean at the top or has let the floor framing above slip, is not; Level Engineering's advice for cracks, movement or shifting is to call a structural engineer. Water pouring in at the crack, or a wall with a sump and electrical panel in front of it, adds the flooding rules: do not touch electrical equipment if it is wet or you are standing in water (Red Cross). See basement flooding for the first hour.

Why basement walls bow

Saturated soil is heavier and pushes harder than dry soil, and a basement wall is a beam standing on edge holding it back. Forcon describes the failure: lateral pressure exceeds the wall's bending strength, the crack opens at mid-height on the inside face and the wall bows into the basement. Level Engineering's version is the same, with one addition: if the connection between the top of the wall and the floor framing fails first, the top of the wall moves inward and the crack runs diagonally from the top instead. HomeGuide's and Angi's cause lists are water infiltration, improper drainage, clay soil, freeze-thaw cycles and age. UMN Extension says most of that water comes from inadequate grading, gutters and downspouts, and that is why every repair below is paired with drainage.

Carbon fiber straps, wall anchors, tiebacks and straightening

  • Carbon fiber or steel straps, $85 to $280 per foot (HomeGuide), $350 to $1,000 per strap every 4 to 5 feet (Angi). Bonded or bolted to the inside face to stop further movement; HomeGuide lists them for mild to moderate bowing, and Angi recommends them under 2 inches. They do not pull the wall back.
  • Wall anchors, $80 to $150 per foot (HomeGuide), $400 to $700 each every 5 feet (Angi). A steel plate inside the basement is tied by a rod through the wall to an anchor buried in the yard; they can be tightened over time. HomeGuide lists them for minor bowing under 2 inches; Angi's FAQ recommends them over 2 inches. Both agree they need yard access outside the wall.
  • Helical tiebacks, $300 to $360 per foot or $6,000 to $7,200 for 20 feet (HomeGuide), $1,500 to $1,800 each (Angi). Screwed into the soil through the wall from inside, for severe bowing of 2 inches or more (HomeGuide), where there is no room outside for anchors.
  • Wall straightening, $340 to $550 per foot or $6,800 to $11,000 (HomeGuide, Angi). The soil is excavated to relieve the pressure, the wall is pushed back and braced; Angi describes it as labor-intensive.
  • Rebuild. Neither publisher prices a full rebuild; Angi says a wall bowed over 6 inches will likely need replacement, and HomeGuide's crack guide puts complete foundation replacement at $23,000 to $48,000 or more.

Whichever method, the water has to be dealt with or the wall keeps loading: an interior drainage system is $4,000 to $17,000 (HomeGuide), foundation drainage $2,000 to $7,000 (Angi), exterior waterproofing $10,000 to $15,000 (HomeGuide). Basement waterproofing cost compares them.

Sweating walls and efflorescence

Damp walls and a white, chalky deposit do not mean the wall is bowing; they mean it is wet. UMN Extension says humid summer air condensing on cool basement walls is often mistaken for leakage, and that running a dehumidifier can pull more moisture through the concrete and cause efflorescence and spalling, which is the white deposit left when that water evaporates. HomeGuide lists white or gray chalky residue, damp walls and musty odors among the signs that a basement wants waterproofing. The test is a square of plastic taped to the wall: wet on the room side is condensation, wet underneath is seepage. If the wall is flat and plumb, basement leak repair is the page, not this one.

Who designs the repair

Angi prices a structural engineer's inspection for a bowing wall at $250 to $500; the general figures are $300 to $1,000 (Angi) and $500 to $1,000 (This Old House). The number of anchors or straps and their spacing is an engineering answer, and a company's free visit will give you its product's answer. Foundation inspection cost explains the difference. Texas has no state license for foundation repair: a 2011 bill that would have created one (S.B. 1399) said at the time that "there is no state regulation in place to directly mitigate these risks," and the Texas Department of Licensing and Regulation's list of 41 regulated industries still has no foundation repair program. Other states differ, so check your own state's contractor board, ask for the license number if your state issues one, and ask for proof of insurance either way.

Insurance and the local pages

Standard homeowners policies exclude flood, earthquake, landslide and sinkhole damage and damage from lack of maintenance (Triple-I), and the Maryland Insurance Administration says water that seeps in through a foundation wall or floor is treated as a maintenance issue and generally not covered. A burst pipe is the usual exception. Does homeowners insurance cover home repairs covers the lines. Questions people ask

How much does it cost to fix a bowing basement wall?

$80 to $550 per linear foot, or $1,600 to $11,000 for 20 feet, in HomeGuide's figures; Angi's national average is $4,500 with most jobs at $500 to $10,000. Wall anchors are $1,600 to $3,000, straps $1,700 to $5,600, tiebacks $6,000 to $7,200 and straightening $6,800 to $11,000 for 20 feet (HomeGuide).

How much bowing is too much?

Angi says over 1 inch calls for an inspection, under 2 inches bracing can repair most walls, 2 to 4 inches may be salvageable at higher cost, and over 6 inches the wall will likely need replacement. HomeGuide uses 2 inches as the line between anchors and helical tiebacks.

What causes basement walls to bow?

Lateral pressure from wet soil. Forcon's engineer says saturated soil pushes harder than the wall can resist, cracking it at mid-height and bowing it inward; HomeGuide and Angi list hydrostatic pressure, poor drainage, clay soil and freeze-thaw cycles.

Carbon fiber straps or wall anchors?

Straps ($85 to $280 per foot, HomeGuide) stop further movement and suit mild bowing; anchors ($80 to $150 per foot) tie the wall to the yard and can be tightened over time but need outside access. Angi recommends straps under 2 inches and anchors over.

Why are my basement walls sweating?

Usually condensation: UMN Extension says humid summer air condensing on cool walls is often mistaken for leakage. Tape plastic to the wall; wet on the room side is condensation, wet underneath is seepage. A white chalky deposit, efflorescence, is minerals left when water evaporates from the concrete.

Does a bowing wall need a structural engineer?

The number and spacing of anchors or straps is an engineering question. Angi prices a structural engineer's inspection for a bowing wall at $250 to $500, and Level Engineering's advice for any cracks, movement or shifting is to call one.
