Damp crawl space: when it is urgent and when it can wait

  • Act now: standing water around wiring, a furnace, a water heater or a pump. Ready.gov says not to touch electrical equipment if it is wet or if you are standing in water. That is a water problem first; see water in the crawl space.
  • This week: visible mold on joists or the subfloor, insulation hanging wet, or a floor above that feels soft. Mold larger than about 10 square feet is past the size the EPA says most owners can clean up themselves.
  • Plan it: a musty smell, condensation on ducts or pipes, or a humidity reading above 60 percent. That is the job a vapor barrier and a dehumidifier are for, and it can be booked at a normal pace.
Definition

A crawl space dehumidifier is a sealed, heavy-duty unit that holds the air under the house at a set humidity and drains to a pump or drain; HomeGuide puts it at $1,000 to $3,000 installed.

Dehumidifier vs vapor barrier vs encapsulation: which one you need

These are three layers of the same fix, priced very differently. A vapor barrier stops moisture coming up from the soil. A dehumidifier removes moisture already in the air. Encapsulation seals the whole space so the dehumidifier is not fighting outdoor air. Buying the wrong one first is the most common way to waste money here.

A dehumidifier in a vented crawl space over bare dirt is fighting both the soil and the outdoor air. DOE's guidance is to cover the ground with a thick vapor barrier to reduce moisture coming from the ground, and it says many building professionals now consider an unvented crawl space the best option in hot and humid climates, with proper moisture control and exterior drainage. So the usual order is barrier first, then sealing, then a dehumidifier sized to the sealed space. In a dry climate with a dry crawl space, the barrier alone may be enough. Full encapsulation prices are on crawl space encapsulation cost.

One caution from the University of Minnesota Extension: a dehumidifier reduces symptoms but is not a permanent fix if water is still getting in. Downspouts should discharge at least 4 feet from the wall and the ground should slope away 1 inch per foot for at least 6 feet. Fix those before you buy equipment.

Crawl space vapor barrier installation and cost

HomeGuide's January 2026 encapsulation guide prices a vapor barrier on its own at $1,200 to $4,000 installed, about $2 to $4 per square foot. HomeAdvisor puts replacing an old, torn barrier at $1,000 to $3,000, and says labor is 50% to 70% of the total cost of an encapsulation job. Barrier plastic is sold by thickness in mils, so ask the installer which thickness the price assumes.

Building codes set the minimum. South Carolina's version of IRC R408.3, for unvented crawl spaces, requires a continuous vapor retarder meeting ASTM E1745 Class A over exposed earth, with joints overlapped 6 inches and sealed or taped, and edges run at least 6 inches up the stem wall and attached and sealed to the wall or its insulation. Larimer County, Colorado's crawl space handout calls for a Class I vapor retarder such as 6 mil plastic with all joints sealed or taped. Ask the installer which standard the barrier meets and how far up the walls it goes.

How to size a crawl space dehumidifier (pints per day)

Dehumidifiers are rated in pints of water removed per day. ENERGY STAR sizes by how damp the space is and how big it is, and says it is better to oversize than undersize:

Condition before dehumidifyingUnder 2,000 sq ftOver 2,000 sq ft
Slightly to moderately damp (50 to 75% RH)20 to 30 pints30 or more pints
Very damp (75 to 90% RH)25 to 40 pints40 or more pints
Wet (90 to 100% RH)30 to 50 pints50 or more pints

ENERGY STAR dehumidifier sizing, in pints per day. RH is relative humidity.

Crawl space units are usually bigger than portable ones. HomeGuide prices large-capacity units of 50 to 65 pints at $1,000 to $3,000 and whole-house units of 70 to 200 pints or more at $1,500 to $3,500. As one example, AprilAire lists its E070 at 70 pints per day for spaces up to 2,200 square feet and calls it ideal for sealed crawl spaces. Neither code source sets a pint number: the South Carolina rule and the Larimer County handout both say dehumidification is sized in accordance with the manufacturer's specifications. Give the installer the square footage and the wall height.

Efficiency matters because the unit runs for years. ENERGY STAR says certified dehumidifiers are 20% more efficient than non-certified models, and HomeGuide says a well-maintained whole-house dehumidifier lasts 5 to 10 years.

What humidity should a crawl space be?

The EPA's guidance is to keep indoor humidity below 60 percent, ideally between 30 and 50 percent. ENERGY STAR gives the same 30 to 50 percent range and says anything above it may promote mold growth. Angi calls 45 percent optimal. AprilAire, writing about crawl spaces specifically, gives 40 to 60 percent as the ideal range. The sources differ at the top end, so a setting at or a little under 50 percent satisfies all of them. A cheap hygrometer left in the crawl space for a week tells you where you start.

If the reading stays high with a dehumidifier running, look for a source: a torn barrier, an open vent, a duct leak or a plumbing leak. Crawl space mold covers what to do if growth has already started, and mold inspection prices testing.

Drain and power: what a crawl space dehumidifier installation needs

A crawl space dehumidifier needs two things a portable unit does not: a place for the water to go and a proper outlet. HomeGuide says most units drain by gravity through a hose to a nearby drain or sump pump, and that most dehumidifiers require a dedicated outlet. AprilAire's E070 ships with 10 feet of drain tubing and an 8-foot power cord, so for that model, without extensions, the drain and outlet need to be close by.

If there is no floor drain or sump, the water has to be pumped up and out, usually to the outside or into a drain line. If there is no outlet, an electrician adds one; GFCI outlet installation covers that job. If the crawl space already has a sump, sump pump repair covers a pump that is failing, since a dehumidifier that drains into a dead sump just moves the problem.

Questions to ask before you book a crawl space dehumidifier

  • What is the unit's capacity in pints per day, and why that size for my square footage?
  • Where will it drain, and is a condensate pump included?
  • Is there an outlet within reach, or does the price include electrical work?
  • What humidity will you set it to, and does it have a remote readout?
  • Does the price assume my existing vapor barrier, a new one, or none? What thickness and standard?
  • Will any vents be sealed, and does that meet my local code?
  • What is the warranty on the unit and on the installation?

The same company often sells encapsulation, so ask for the dehumidifier and the barrier as separate line items. City pages for Atlanta, Charlotte, Nashville and Raleigh cover local rules.

What to do before you buy a crawl space dehumidifier

  1. Look for standing water. If there is any, fix drainage first; French drain cost and waterproofing cost cover those jobs.
  2. Walk the outside: downspouts at least 4 feet out and soil sloping away from the wall, as UMN Extension advises.
  3. Measure the floor area and the wall height of the crawl space.
  4. Leave a hygrometer down there for a few days and note the humidity.
  5. Check the vapor barrier for tears, gaps and bare dirt.
  6. Note where the nearest drain, sump and outlet are.
  7. Get the dehumidifier, barrier and any vent sealing priced as separate lines.

Questions people ask

How much does a crawl space dehumidifier cost?

HomeGuide puts a crawl space dehumidifier at $1,000 to $3,000 with installation, or $300 to $2,000 for the unit alone (February 2026). This Old House lists $800 to $2,000 installed including wiring, and Angi lists the unit at $800 to $1,200.

How much does a crawl space vapor barrier cost?

HomeGuide prices a vapor barrier alone at $1,200 to $4,000 installed, about $2 to $4 per square foot (January 2026). HomeAdvisor puts vapor barrier replacement at $1,000 to $3,000.

Do I need a dehumidifier if I have a vapor barrier?

Not always. A barrier stops ground moisture, but DOE says many building professionals now see an unvented crawl space as the best option in hot and humid climates, with proper moisture control and exterior drainage. If humidity stays above the EPA's 60 percent line with the barrier in place, a dehumidifier is the next step.

What size dehumidifier do I need for a crawl space?

ENERGY STAR suggests 20 to 30 pints a day for a slightly damp space under 2,000 square feet and 30 to 50 pints for a wet one, and says to oversize rather than undersize. AprilAire rates its E070 crawl space unit at 70 pints a day for up to 2,200 square feet.

What humidity should a crawl space be?

The EPA says keep indoor humidity below 60 percent, ideally 30 to 50 percent, and ENERGY STAR gives the same 30 to 50 percent range. AprilAire gives 40 to 60 percent for crawl spaces, so a setting near 50 percent fits all three.

Does a crawl space dehumidifier need a drain?

Yes, or a pump. HomeGuide says most units drain by gravity through a hose to a drain or sump, and adding an external pump costs $50 to $300. Most need a dedicated outlet; HomeGuide prices a GFCI outlet at $150 to $350.

What does crawl space vapor barrier installation involve?

Plastic over all exposed soil, seams overlapped and taped, and edges run up the walls. South Carolina's crawl space code calls for 6-inch overlaps, sealed or taped, and edges at least 6 inches up the stem wall. HomeGuide puts the job at about $2 to $4 per square foot installed.
