Basement waterproofing cost: $6,000 to $18,000 (HomeGuide)

Basement waterproofing costs $6,000 to $18,000 in HomeGuide's January 2026 guide: interior drain tile and a sump at $6,000 to $12,000, an exterior membrane and drain at $10,000 to $18,000.

Typical price range$6,000 to $18,000
HomeGuide, 2026How we get prices

Bob Vila's 2024 roundup averages $4,920. Regrading ($1,000 to $5,000) and downspout extensions come first, because the University of Minnesota Extension puts them ahead of any drainage system.

Definition

Basement waterproofing is any work that keeps groundwater out of a basement: grading and downspouts outside, an interior drain tile and sump under the slab edge, or an exterior membrane and drain against the wall. HomeGuide's 2026 range is $6,000 to $18,000.

HomeGuide's January 2026 guide puts basement waterproofing at $6,000 to $18,000, with interior systems at $6,000 to $12,000 and exterior at $10,000 to $18,000. Bob Vila's June 2024 roundup, which cites HomeAdvisor, Angi, Fixr and HomeGuide, has a lower center: $4,920 on average and $2,300 to $7,575 typical. The difference is what counts as the job. Sealers and crack injection sit at the bottom; a full interior drain tile loop with a sump is $4,000 to $17,000 in HomeGuide's figures and $5,000 to $18,000 in Angi's May 2026 French drain guide.

Do this now: the free fixes come first

The University of Minnesota Extension's order of solutions starts outside, and the first three steps cost almost nothing:

  1. Walk the house in the rain. Watch each downspout. Extensions should discharge at least 4 feet from the wall, with at least one downspout per 50 feet of eave (UMN Extension).
  2. Check the grade. Soil should fall at least 1 inch per foot for 6 feet from the foundation (UMN Extension). A bed that slopes toward the house, or a sunken patio, is a funnel. Regrading is $1,000 to $5,000 (HomeGuide).
  3. Rule out condensation. UMN Extension says humid summer air condensing on cool walls is often mistaken for leakage. Tape a square of plastic to the wall for a day or two: wet on the room side is condensation, wet underneath is seepage.
  4. Note where water shows first. The floor-wall joint and floor cracks point to water under the slab; a wall crack or a pipe penetration points to the wall. Basement leak repair goes through each entry point.
  5. Photograph the water line, the wall and the floor before you mop. If a pipe burst or a sump overflowed, call your insurer before any contractor; seepage through a wall or floor is treated as maintenance and generally not covered (Maryland Insurance Administration). Never sign a claim over to a contractor.

Is it an emergency? Standing water and power

A damp wall can wait for a dry week. Standing water cannot wait if the panel, outlets or a furnace are in it: do not touch electrical equipment if it is wet or you are standing in water (Red Cross), and FEMA's flood guidance is to turn the main power and water off until you or a professional can confirm they are safe; do not wade to the panel to do it. Water that comes up through the floor during every storm, or a wall that has started to bow with the water, moves the job up the list; see basement flooding for the first hour and bowing basement walls for the wall.

Interior drain tile and sump vs exterior membrane

Interior waterproofing costs $6,000 to $12,000 and exterior $10,000 to $18,000 in HomeGuide's figures, and the two do different jobs. An interior system cuts a trench at the slab edge, lays perforated pipe to a sump and lets water in before pumping it out; it does not keep the wall dry, it manages the water. An exterior system digs to the footing, applies a membrane ($4 to $7 per square foot installed) and lays a drain ($30 to $90 per linear foot), so the wall itself stays dry. UMN Extension calls exterior drainage "the most costly but most effective option" and the interior beneath-slab system the most effective interior option; it says above-slab interior channels are simplest and cheapest but do not work well on block walls or drain groundwater under the slab.

A sump pump is part of either system: $600 to $2,500 or more installed in HomeGuide's figures, $500 to $2,000 in Angi's. HomeGuide's French drain guide says systems with a sump pump typically need service within 10 years, so budget for the pump. Sump pump repair covers that.

Sealers, paint and crack injection: what they do and do not fix

Waterproof paint and concrete sealers cost $2 to $10 per square foot and crack injection $250 to $800 or more per crack (HomeGuide). UMN Extension's view of interior coatings is blunt: they are temporary, they deteriorate or push water to another entry point, and without drainage they "generally won't solve the problem in the long term." Injection is the right fix for a single leaking crack in poured concrete; This Old House notes epoxy or polyurethane injection seals narrow cracks but does not address ongoing movement.

Grading, gutters and downspouts

Regrading costs $1,000 to $5,000 and downspout work $220 to $625 in HomeGuide's figures, against $6,000 and up for a drainage system. A 1-inch rain puts about 1,250 gallons on a 2,000-square-foot roof (UMN Extension), and EPA's mold guide says to make sure the ground slopes away from the foundation. If the water problem started after a patio, a new bed or a downspout change, start there. French drain cost prices the yard drains and dry wells that carry roof water away once grading is right.

What drives the price

  • Linear feet. Interior drains are priced per foot ($40 to $85 in HomeGuide's French drain guide; $60 to $70 in Angi's). A full perimeter costs more than the one wet wall.
  • Wall type. HomeGuide says block foundations leak more than poured concrete, and UMN Extension says block cores have to be drained with a within-slab-edge system.
  • Finished basement. Drywall, flooring and framing come out and go back; HomeGuide's leak guide lists drywall at $2 to $6 per square foot and flooring at $4 to $15 or more.
  • Exterior access. Decks, patios, driveways and utilities in the dig line add to a $10,000 to $18,000 exterior job.
  • Mold. Remediation runs $1,500 to $15,000 (HomeGuide). EPA says to dry wet areas within 24 to 48 hours; see mold remediation.

Insurance

Standard homeowners policies exclude flood, earthquake, landslide and sinkhole damage and damage from lack of maintenance (Triple-I), and the Maryland Insurance Administration says water that seeps in through a foundation wall or floor is treated as a maintenance issue and generally not covered. A burst pipe is the usual exception. Does homeowners insurance cover home repairs covers the lines.

Basement waterproofing by city

Local pages with local rules and prices: Chicago, Columbus, Indianapolis, St. Louis, Pittsburgh, Philadelphia, Minneapolis. Texas has no state license for foundation repair: a 2011 bill that would have created one (S.B. 1399) said at the time that "there is no state regulation in place to directly mitigate these risks," and the Texas Department of Licensing and Regulation's list of 41 regulated industries still has no foundation repair program. Other states differ, so check your own state's contractor board, ask for the license number if your state issues one, and ask for proof of insurance either way. Calls go to an independent company that serves your area and takes this kind of job; hours vary. How calls work.

Questions people ask

How much does basement waterproofing cost?

HomeGuide's 2026 range is $6,000 to $18,000: interior $6,000 to $12,000, exterior $10,000 to $18,000. Bob Vila's 2024 roundup, citing HomeAdvisor, Angi, Fixr and HomeGuide, puts the average at $4,920 and the typical range at $2,300 to $7,575.

How much does interior basement waterproofing cost?

$6,000 to $12,000 in HomeGuide's figures. An interior French drain with a sump is $4,000 to $17,000 (HomeGuide) or $5,000 to $18,000 (Angi), priced at $40 to $85 per linear foot.

How much does exterior basement waterproofing cost?

$10,000 to $18,000 (HomeGuide). The membrane runs $4 to $7 per square foot installed and the exterior drain $30 to $90 per linear foot. UMN Extension calls it the most costly but most effective option.

Does basement sealing work?

Sealers and waterproof paint ($2 to $10 per square foot, HomeGuide) stop damp spots for a while. UMN Extension calls interior coatings temporary and says that without drainage they generally will not solve the problem long term.

What should I do first about a wet basement?

Check downspouts and grading. UMN Extension says extensions should discharge at least 4 feet out and soil should fall 1 inch per foot for 6 feet, and lists those fixes before any interior or exterior drainage system.

Is a wet basement covered by insurance?

Seepage through a foundation wall or floor is treated as a maintenance issue and generally not covered (Maryland Insurance Administration); flood and sewer backup are excluded from standard policies (Triple-I). A burst pipe is the usual covered event.
