Do this now: mold in a DC home or apartment
- Find and stop the water. The EPA says mold comes back unless the moisture is fixed.
- Measure it. The EPA says an area under about 10 square feet is usually a homeowner cleanup; bigger areas call for a professional.
- Never mix bleach with ammonia or other cleaners, the CDC warns.
- Do not run the heating or AC if you know or suspect the system has mold, the EPA says.
- Renting? Give your landlord written notice; DOEE says a letter, portal request, text or email counts.
- Photograph it, and call your insurer if it followed a leak or flood.
Mold removal in Washington, DC, also called mold remediation, is containing and removing mold growth and fixing the moisture behind it; HomeAdvisor's June 2026 national average is $2,368.
Is it urgent? When DC mold needs a call today
Mold becomes urgent when it follows fresh water damage, covers more than about 10 square feet, or someone in the home has asthma or a weak immune system. The EPA says wet materials dried within 24 to 48 hours usually will not grow mold, so a recent leak is a race. The CDC lists a stuffy nose, sore throat, coughing or wheezing, burning eyes and skin rash as reactions, and says people with asthma or mold allergies may react severely; ask a doctor about symptoms.
DC mold law: the 10 square foot line
Washington, DC licenses mold work above 10 square feet. DOEE's mold fact sheet says a landlord must use a DOEE-licensed mold assessor and a DOEE-licensed mold remediator for mold areas larger than 10 square feet, and that 10 square feet or less may be handled by someone without a license. The rules come from D.C. Code 8-241.01 to 8-241.09 and 20 DCMR 3200, which also require landlords to remediate mold and disclose past mold, the Environmental Law Institute's 2024 summary says.
DOEE publishes a list of licensed mold professionals. Owners hiring for their own home can use the same list to ask the right question: is the company on it?
Mold in a DC rental: 7 days to inspect, 30 days to fix
After a tenant gives written notice, a DC landlord must inspect within 7 days and make repairs within 30 days, DOEE's fact sheet says. If that does not happen, DOEE points tenants to the Office of the Tenant Advocate or DC Housing Conditions Court. Keep copies of every notice and photos with dates.
Why DC homes get mold: old houses, old sewers
The median DC home was built in 1958, the Census Bureau's 2020 to 2024 survey shows, and DC Water says most of its sewer pipes are about 85 years old. Basement backups are a common start: DC Water says sewer backup cleanup and damage are most often the owner's responsibility, and its 24-hour line is (202) 612-3400. In the greater Bloomingdale and LeDroit Park areas, its Floodproofing Rebate pays up to $3,000 toward backwater valves. Wet basement right now? Start with water damage restoration in Washington, DC.
Mold testing in DC: is it worth it?
A mold inspection costs $300 to $650, with a $450 average, in HomeGuide's figures. The EPA says sampling is usually unnecessary when mold is visible, because the fix is the same: remove it and stop the moisture. Testing helps when you smell mold but cannot find it, or when a landlord dispute needs a written report. See mold inspection for what an inspection includes.
