National figures. Fuel type, how dirty the furnace is, and whether the visit is bundled with an AC tune-up move the price.

Do this now: three checks before you book a furnace tune-up

Three things cost nothing and change what the visit finds:

  1. Replace the filter. HomeAdvisor puts a filter at $1 to $35, replaced every 4 to 12 weeks; a clogged one can make the furnace overheat and shut off (Lennox).
  2. Test the CO alarm. The CDC says to put battery-backup CO detectors near every sleeping area and replace them about every 5 years. Say on the call if the alarm has ever sounded.
  3. Note what the furnace does. Short cycles, a burning smell, a bang at startup or a blinking light; HomeAdvisor lists odd banging or squealing and musty or burning smells as signs of a repair, which is a different visit at a different price.
  4. Smell gas? Leave without touching light switches, phones or the garage door opener, then call 911 or the gas utility from outside (Kansas Corporation Commission). The furnace waits.

Air passes the filter, the blower pushes it over the heat exchanger, and the burners heat the exchanger from inside.

Is it urgent? When a tune-up is not what you want

A tune-up is planned work. Three situations mean a repair call instead, and HomeGuide prices emergency HVAC labor at $140 to $210 an hour for furnaces:

  • Carbon monoxide alarm sounding, or anyone dizzy, nauseous or confused? Get everyone outside, then call 911 from outside. CPSC says not to search for the source and not to go back in until responders say it is safe.
  • No heat in freezing weather. That is furnace repair, and after hours, emergency HVAC repair.
  • Loud banging, puffing or hissing. ConsumerAffairs says to shut the furnace off and call; see furnace short cycling and noises.
  • Can wait for a tune-up: a furnace that runs fine but has not been serviced in a year or more.
Definition

A furnace tune-up is a yearly inspection, cleaning and test of the furnace by a technician. HomeGuide puts it at $70 to $200; HomeAdvisor at $125 to $200. Furnace cleaning and furnace maintenance are the same visit under other names.

How much does a furnace tune-up cost?

A furnace tune-up costs $70 to $200 in HomeGuide's 2025 furnace repair guide and $125 to $200 in HomeAdvisor's June 2026 data, with an inspection alone at $80 to $100. Fixr's 2026 maintenance guide puts a furnace maintenance visit at $70 to $300 and the average HVAC service visit at $275.

Bob Vila's older guide (2023) splits it by fuel: gas $80 to $170, oil $100 to $200, electric $70 to $130. HomeGuide's cleaning guide says oil furnaces cost more because they have more parts and make more soot, and prices an oil chimney cleaning separately at $150 to $375.

Furnace cleaning cost: basic vs deep cleaning

Furnace cleaning costs $70 to $100 for a basic clean and $150 to $300 for a deep clean in HomeGuide's guide, with a $150 national average and a $50 to $450 full range. A basic clean comes with the CO test, filter change and heat exchanger check; a deep clean adds a full heat exchanger cleaning and the condensate drain on high-efficiency models.

HomeGuide says a professional cleaning takes 1 to 3 hours, to do it every 1 to 2 years, and every year once the furnace is past 10 years old. Duct cleaning is a separate job, $450 to $1,000 in EPA's figures, and EPA does not recommend it routinely.

What does a furnace tune-up include?

A furnace tune-up includes about six things in HomeGuide's cleaning checklist, and the CO leak test is the one to confirm on the call:

  • Carbon monoxide leak test and a check of the heat exchanger for cracks (HomeGuide). This is the part that matters most; see cracked heat exchanger.
  • Filter change, and a thermostat and wiring check (HomeGuide).
  • Vent and fuel line inspection (HomeGuide). Trane says a blocked flue trips a limiter that shuts the furnace down.
  • Light cleaning of the surfaces, fan, sensors, igniter and burners (HomeGuide). Fixr adds burner cleaning and ignition testing.
  • Deep cleaning extras: a full heat exchanger cleaning, clearing the condensate drain on a high-efficiency furnace, lubricating moving parts and sealing loose duct connections (HomeGuide).
  • Not included: parts. HomeAdvisor prices an igniter at $150 to $500 and a flame sensor at $150 to $250 on top of the visit.

Furnace tune-up vs maintenance plan: which to buy

A single tune-up costs $70 to $200 (HomeGuide) and a maintenance plan $150 to $300 a year in HomeGuide's HVAC guide, or $150 to $500 a year in its cleaning guide and in Fixr's 2026 guide; which is better depends on how many visits you would buy anyway.

Watch forA low price that becomes a sales visitDiscounts you would not use, and whether parts are extra

HomeGuide (Jul 2025 and 2026 cleaning guide), HomeAdvisor (Jun 2026), Fixr (Jan 2026).

  • Two visits a year. HomeGuide's AC guide suggests spring and fall tune-ups for systems that heat and cool. Two tune-ups at $70 to $200 each come to $140 to $400, so a $150 to $300 plan can cost the same or less. One furnace-only visit a year is cheaper bought alone.
  • Priority and discounts. HomeGuide says plans typically add priority scheduling and repair discounts; its AC guide lists 5% to 15% off repairs or parts. That is worth something on an older furnace and little on a new one.
  • Warranty. HomeGuide's AC guide says some manufacturers require annual maintenance to keep the warranty valid. Keep the receipt either way.
  • Ask what is not in the plan. Parts, refrigerant and after-hours calls are usually extra.

How often should a furnace be serviced?

Every year, according to the CPSC, EPA and CDC: CPSC says to schedule a yearly professional inspection of all fuel-burning heating equipment, EPA says to have central heating inspected, cleaned and tuned up annually, and the CDC says to have the furnace and other gas, oil or coal appliances serviced by a qualified technician every year. All three say it because heating equipment is a leading source of carbon monoxide.

Lennox says a furnace with annual maintenance "should easily last over 15 years." How age changes the math is on how long a furnace lasts.

Heating tune-up for a boiler or heat pump

A boiler service inspection runs $70 to $125 and a boiler cleaning $150 to $350 in HomeGuide's cleaning guide, and a heat pump tune-up $70 to $200 in HomeGuide's heat pump guide. Each has its own page: boiler service and heat pump maintenance. Cooling is on AC tune-up.

Furnace tune-up near me: what to ask before you book

  • Is a carbon monoxide test and heat exchanger check included? If not, ask why.
  • What is the flat price, and what is extra? Parts, a second system, a deep clean.
  • Gas, oil or electric? Say which; oil costs more to clean.
  • Will I get a written report? Readings and anything found, in writing.
  • If a part is found bad, what is the repair price? HomeAdvisor's furnace repair average is $318.
  • License number and proof of insurance. Ask for the company's license number and proof of insurance yourself; the HVAC license table shows who licenses HVAC work by state.

Ready to book? Call the heating and AC line, say the fuel type and the furnace's age, and ask for the tune-up price with the CO test included.
