Home Maintenance Cost Per Year: $2,041 Average (Angi 2025)
Homeowners spent $2,041 on maintenance and $1,143 on emergency repairs on average in 2025, Angi's State of Home Spending report found.
The 1% rule says to budget 1% of the home's value a year. Hiring out all upkeep on a single-family home runs $11,196 a year, Thumbtack's Q2 2026 index says.

Angi figures are survey averages of what homeowners reported spending. Thumbtack's index prices a full year of hired-out upkeep for the tasks it counts as essential, so it runs far higher than Angi's maintenance average.

Home maintenance cost is what an owner spends each year to keep a house working: servicing, small repairs and the replacements that come due as systems age. Angi's 2025 survey average was $2,041 for maintenance plus $1,143 for emergency repairs.
How much to budget for home maintenance: the 1% and 2% rules
The 1% rule says to set aside 1% of the home's value each year for maintenance. On a $400,000 house that is $4,000 a year. The 2% rule doubles it, to $8,000 on the same house. Bankrate's version budgets 1% for routine maintenance plus another 1% to 3% for repairs.
Neither rule comes from a study or an agency; we found no original source for either. They are rules of thumb repeated by personal finance writers. Measured spending sits below them for most owners: Angi's 2025 survey found $2,041 in maintenance and $1,143 in emergency repairs per household, while Thumbtack's Q2 2026 index puts the cost of hiring out every recurring task on a single-family home at $11,196 a year.
Use the 1% rule as a floor for a newer home and plan closer to 2% for an older one. Harvard's Joint Center for Housing Studies found that owners of homes built before 1960 spent $6,000 on improvements and maintenance in 2023, about 35% more than the $4,500 spent on homes built in 2010 or later. The bigger budget risk is a single replacement: a roof averages $9,609 in HomeAdvisor and Angi data.

What the age of your house means for maintenance
The median owner-occupied home in the US is 42 years old, according to NAHB's analysis of the 2024 American Community Survey. Harvard's Joint Center for Housing Studies puts the median age of the whole housing stock at 44 years in 2023, up from 39 in 2013, using the American Housing Survey. One in four homeowners, about 22 million households, lived in a home built before 1960.
Age varies by state. NAHB lists Nevada as the youngest at a median of 25 years and Texas at 28, while California's median is 45 and New York's is 64. A house at the national median has already outlived the typical furnace, AC, water heater and shingle roof on InterNACHI's chart, so unless those were replaced, they are due.
| House age | What typically reaches the end of its life | Source |
|---|---|---|
| Under 10 years | CO detectors (5 years), sump pump (7 years) | InterNACHI |
| 10 to 15 years | Tank water heater (6 to 12), central AC (7 to 15), heat pump (10 to 15), garage door opener (10 to 15) | InterNACHI |
| 15 to 25 years | Furnace (15 to 25), 3-tab shingle roof (20), garage door (20 to 25) | InterNACHI |
| 25 to 40 years | Architectural shingle roof (30), vinyl or fiberglass windows (20 to 40), aluminum gutters (20 to 40+) | InterNACHI |
| 40 years and up (the median home) | Boilers (40), vinyl siding (60), service panel (60); any home built before 1978 may have lead paint | InterNACHI; EPA |
Lifespans from InterNACHI's chart. EPA: about three-quarters of US homes built before 1978 still contain some lead-based paint, and anyone paid to disturb it must be lead-safe certified.
House at or past 40 and never had the panel, roof or plumbing looked at? Call the line for the job; each goes to a local company that takes that work.
How to keep maintenance costs down
- Replace on your schedule, not the system's. A water heater past 10 years or a sump pump past 7 is cheaper to replace before it fails than after it floods the basement.
- Do the cheap tasks every year: filters, gutters, a roof check and a heating tune-up. The winterizing checklist has the costs.
- Get a home inspection when you buy, and ask for the age of the roof, furnace, AC and water heater in writing.
- Compare quotes against the national figures on our home repair cost table. Ask for the license number and proof of insurance, and get the quote itemized.
- Not sure which trade a problem needs? Who to call sorts it by symptom, from a plumber to HVAC repair.
