Do this now: before the boiler technician arrives
Four checks are safe to make yourself; the rest is the technician's:
- Smell gas? Leave without touching light switches, phones or the garage door opener, then call 911 or the gas utility from outside (Kansas Corporation Commission). The furnace waits.
- Water around the boiler? Bryant says to stop using it if that is safe to do and call. Bryant lists the pressure relief valve as a frequent culprit, along with the expansion tank, pump seals and corroded pipes.
- Read the pressure gauge. Carrier says normal is typically about 1 to 1.5 bar on applicable hot-water systems and that low pressure can shut the boiler down. Write down the reading; do not open the casing. Carrier says never to disassemble it.
- Radiators cold at the top? Bryant says trapped air is the usual reason and bleeding a hot-water radiator may fix it; the steps are on boiler repair.
- Yellow flames or a kettling noise? Carrier calls yellow flames a warning and says kettling comes from trapped air or limescale. Note both for the call.
Is it an emergency? Boiler problems that cannot wait for a service visit
A boiler is an emergency when gas, carbon monoxide or water is involved, and HomeGuide prices emergency boiler labor at $140 to $210 an hour against $75 to $150 in business hours.
- Gas smell: leave, then call 911 or the utility. Carrier says to evacuate on a rotten egg smell and call emergency services.
- Carbon monoxide alarm sounding, or anyone dizzy, nauseous or confused? Get everyone outside, then call 911 from outside. CPSC says not to search for the source and not to go back in until responders say it is safe.
- Water pouring from the boiler or a relief valve: stop using it if safe (Bryant) and call today.
- No heat in freezing weather: boiler repair or emergency HVAC repair.
- Can wait: the yearly service on a boiler that is heating normally.
Boiler service is the yearly inspection, cleaning and test of a hot-water or steam boiler by a technician. HomeGuide puts routine service at $70 to $350; HomeAdvisor's average for a boiler service or repair visit is $425.
How much does boiler service cost?
Boiler service costs $70 to $350 for a routine visit in HomeGuide's 2025 guide, and HomeAdvisor's June 2026 data puts a boiler service or repair at $425 on average, most between $190 and $660. HomeGuide's own average, which mixes service and repairs, is $300 with a $150 to $500 typical range.
The two guides differ because HomeAdvisor folds repairs into its average. For a boiler that is working, the HomeGuide routine figure is the one to expect; for a boiler with a fault, see boiler repair for part-by-part prices.
Boiler maintenance cost by fuel type
Boiler maintenance costs $100 to $400 for gas, $200 to $500 for oil and $200 to $450 for electric in HomeAdvisor's 2026 figures, and HomeGuide prices an annual gas boiler service plan at $200 to $500 a year.
| Boiler | HomeAdvisor (Jun 2026) | HomeGuide plan (Jul 2025) |
|---|---|---|
| Gas boiler | $100 to $400 | $200 to $500 a year (service plan) |
| Oil boiler | $200 to $500 | Not listed |
| Electric boiler | $200 to $450 | Not listed |
HomeAdvisor's figures cover a service or repair visit. Labor runs $75 to $130 an hour or a flat $150 to $300 (HomeAdvisor).
What a boiler service includes
A boiler service inspection with minor surface cleaning costs $70 to $125 and a boiler cleaning $150 to $350 in HomeGuide's cleaning guide, and the visit covers the things the manufacturers tell owners not to touch:
- Combustion and venting. CPSC says to schedule a yearly professional inspection of all fuel-burning heating systems, including boilers, chimneys, flues and vents, because heating equipment is among the top contributors to CO deaths.
- Pressure, expansion tank and relief valve. Carrier says pressure that drops again soon after being topped up points to a leak or the expansion vessel; Bryant says not to repair gas or pressurized components yourself.
- Pump, zone valves and controls. HomeGuide prices a circulating pump at $300 to $1,100 and a zone valve at $100 to $500 if either has to be replaced.
- Flush and descale when needed. $150 to $600 in HomeGuide's figures. Carrier says limescale causes kettling.
- Not included: parts and the labor to fit them. HomeGuide says parts warranties run 5 to 10 years and exclude labor.
Boiler parts a service visit may find
| Part | HomeGuide (Jul 2025) | What you would notice |
|---|---|---|
| Circulating pump | $300 to $1,100 | Heat not moving to radiators |
| Zone valve | $100 to $500 | One zone cold |
| Expansion tank | $200 to $800 | Pressure drops again soon after topping up (Carrier) |
| Gas valve | $200 to $900 | No heat, no flame |
| Ignitor | $100 to $400 | Will not light |
| Thermostat | $140 to $350 | Does not respond |

How often should a boiler be serviced?
Once a year, per the CPSC, which says to schedule a yearly professional inspection of all fuel-burning home heating systems, boilers included. HomeGuide says servicing a boiler yourself is hazardous without training.
Age matters more for boilers than furnaces: InterNACHI's chart gives boilers about 40 years, HomeAdvisor says 15 to 20, and HomeGuide says to replace a gas boiler over 15 years old that needs expensive repairs. Replacement prices are on boiler replacement cost. Mass Save in Massachusetts no longer offers rebates on gas, oil or propane boilers except for income-eligible customers; heat pump rebates are on heat pump rebates.
Boiler service near me: what to ask before you book
- Is this a service visit or a diagnostic? HomeGuide's service call fee is $75 to $200 and is often applied to a repair.
- Gas, oil or electric, steam or hot water? Say which; oil costs more to service.
- Does the visit include a combustion and CO check? It should.
- What would a flush cost if the system needs one? $150 to $600 in HomeGuide's figures.
- Is there a yearly plan, and what is in it? $200 to $500 a year for gas (HomeGuide).
- License number and proof of insurance. Ask for the company's license number and proof of insurance yourself; the HVAC license table shows who licenses HVAC work by state.
Due for the yearly service, or the pressure keeps dropping? Call the heating and AC line and ask for the service price and the service call fee.
