Do this now: Chicago boiler out in the cold
- Gas smell or a CO alarm: get everyone outside, then call 911 or Peoples Gas from outside. CPSC says not to search for the source.
- Check the thermostat, the boiler switch and the breaker, and make sure the fuel valve is open (Bryant).
- Hot water system: read the pressure gauge. Carrier says about 1 to 1.5 bar is typical where that scale applies, and low pressure can stop the boiler.
- Protect the pipes. The Red Cross says to open sink cabinets and let cold water drip on exposed lines; if one has already frozen, see frozen pipes and never thaw it with an open flame.
- Use space heaters only with 3 feet of clearance, and never the oven, the CDC says.
- If your gas or electric service was cut off, CEDA's reconnection help pays up to $2,000 to restore heat for eligible households (800-571-2332).
Boiler repair in Chicago is service on a steam or hot water boiler, its burner, pump, valves and controls. HomeAdvisor's 2026 national range is $190 to $660.
Is it an emergency? Chicago's cold by the numbers
A Chicago boiler failure in winter is an emergency because freezing nights are the norm for months. O'Hare averages 121.3 days a year with a low at or below 32 F and 6.5 days at or below 0 F, NOAA's 1991 to 2020 normals show. The Red Cross lists pipes along exterior walls, in basements and in crawl spaces as the ones most likely to freeze.
Call right away for no heat in a freeze, a gas smell, a CO alarm, water spraying from a relief valve or a boiler that keeps locking out. A slow drip or one cold radiator can usually wait for business hours, when labor is cheaper: HomeGuide puts emergency rates at $140 to $210 an hour. If the alarm is sounding, read carbon monoxide alarm going off first.
Chicago's old housing and its boilers
Chicago's housing is old. The Census Bureau's 2020 to 2024 survey puts the median year built at 1953, and 495,715 of the city's 1,277,054 housing units were built in 1939 or earlier. Peoples Gas still lists a rebate for replacing a steam boiler, and the city's own heating grant covers boilers by name.
Most repairs on these systems are parts: HomeAdvisor lists a circulating pump at $300 to $1,000 and an expansion tank at $200 to $550. Banging, whistling and erratic pressure are its warning signs. The national boiler repair guide explains low pressure, leaks and kettling.
Chicago boiler repair programs: EHRP and CEDA
- Emergency Heating Repair Program (EHRP), Department of Housing. Grants to repair or replace a furnace or boiler once every 10 years for owner-occupied 1 to 4 unit homes, owned and lived in for at least a year, with income at or below 80% of area median ($89,700 for a family of four in 2024) and utilities current. The city assigns the contractor and the work carries a 1-year warranty. The last posted window ran Nov 1, 2024 to Apr 1, 2025; apply through 311.
- CEDA LIHEAP Furnace Assistance. Repairs or replaces an inoperable or utility red-tagged furnace or boiler for LIHEAP-approved owner-occupied homes of up to 4 units, condos and mobile homes. It resumes Oct 1, 2026. Call 800-571-2332.
- CEDA reconnection. Up to $2,000 to prevent or restore a heat or electric shutoff; the priority period opens Oct 1, 2026.
Peoples Gas boiler rebates and the Chicago permit
Peoples Gas pays $150 for a steam boiler at 82.5% AFUE, up to $300 or $350 for a hot water boiler at 90% or 95%, and up to $400 or $500 for a two-in-one boiler that also makes hot water. The old equipment must be replaced and removed, and the rebate cannot exceed the project cost. Rebate line: 855-849-8928. The city's Express Permit Program covers replacing existing heating equipment with equipment that does the same job. For full prices, see boiler replacement cost; the federal 25C credit ended for anything installed after 2025, the IRS says.
