Is it urgent? Water heater trouble that cannot wait
A water heater problem is urgent when the tank is leaking, you smell gas, the relief valve is spraying, or a gas unit shows soot. Those need a plumber the same day. No hot water with no leak can wait for a weekday rate. HomeAdvisor says tank heaters last 10 to 15 years, so a leaking tank in that range is usually a replacement. In a Chicago winter, a dead heater in a two-flat or three-flat affects every unit it serves, so say how many units when you call. Part prices are on water heater repair.
Water heater installation in Chicago: the Express Permit
Water heater installation in Chicago costs $882 to $1,826 for most homeowners, HomeAdvisor's 2026 national range, with a $1,348 average, before city permit fees. "Repairing or replacing an existing hot water heater" is an Express Permit plumbing job, and the City requires a licensed plumbing contractor to apply, unless an owner does the work personally with the Owner as Contractor form (Form 401) and ID showing they live at the address. Fees are set by Chicago Construction Codes section 14A-12-1204.2; the page shows no amount. Compare tank and tankless prices on water heater replacement cost and tankless water heater installation.
Peoples Gas and ComEd water heater rebates
Peoples Gas, Chicago's gas utility, pays $150 for a tankless water heater rated UEF 0.95 or higher and $150 for an indirect water heater rated 88% or higher; the old equipment must be replaced and removed, and the rebate cannot exceed the project cost. Rebate line: 855-849-8928. ComEd pays $750 for an ENERGY STAR heat pump water heater bought from a retailer between July 1 and December 31, 2026; units bought through a contractor are not eligible. The federal 25C credit ended for anything installed after 2025, the IRS says.
Licenses: who can work on a Chicago water heater
Plumbers are licensed statewide by the Illinois Department of Public Health, which runs an online license verification, and the City of Chicago licenses plumbers and plumbing contractors and lists them in its Contractor License Lookup. Chicago's median home was built in 1953, against a U.S. median of 1980, and 495,715 of the city's 1,277,054 housing units (38.8%) were built in 1939 or earlier, the Census Bureau's 2020 to 2024 American Community Survey shows. Older basements often have tight flues and old gas piping, so ask whether the venting and gas line meet code before a new heater goes in.
