Do this now: mold in a Minneapolis home
- Find and stop the water. The EPA says the moisture has to be fixed or the mold comes back.
- Measure it. The EPA says a homeowner can generally clean an area smaller than about 10 square feet; larger growth calls for professional remediation.
- Do not paint or caulk over it, and do not run fans that blow across moldy material.
- Photograph it before cleanup, and call your insurer if it followed a burst pipe or other sudden leak.
- Renting? Tell your landlord in writing. Minneapolis's housing code now names visible mold in rental units.
Mold removal in Minneapolis is finding the moisture source, removing or cleaning moldy material and drying the area; HomeAdvisor's June 2026 national range is $1,223 to $3,757.
Is it urgent? When mold needs a professional
Mold becomes urgent when it covers more than about 10 square feet, follows sewage or a large leak, or sits in a home with someone who has asthma or a weak immune system. The EPA says wet materials dried within 24 to 48 hours usually will not grow mold, so a fresh leak is the time to act. The CDC says people with asthma or mold allergies may have severe reactions. A small spot on a bathroom ceiling is not an emergency. For drying after a leak, see water damage restoration.
Minneapolis's mold rule for rental homes
Minneapolis amended its Maintenance Code, Title 12, Chapter 244, in June 2023, and Mayor Jacob Frey signed it, Mpls.St.Paul Magazine reported. Rental units should now have "no signs of visible mold growth or chronic or persistent excessive dampness or moisture." Before the change the City had no specific mold policy and used water-damaged surfaces as a proxy. The tenant group Home Line told the magazine that 20% of its repair calls involve mold.
At the state level, the Minnesota Department of Health says it does not inspect or test homes for mold and points tenants to city or county inspectors. Owners of single-family homes are on their own, which is where a remediation company comes in.
Old basements and moisture in Minneapolis
Minneapolis housing is old: the median home was built in 1951 and 89,537 of 209,080 units, 42.8%, were built in 1939 or earlier, the Census Bureau's 2020 to 2024 survey shows. Older basements and a sewer lateral that the owner, not the City, is responsible for both mean water finds its way in. The City says owners own the lateral to the main, so a backup through a floor drain is usually the owner's cleanup. Basement and attic mold are common jobs: HomeAdvisor and This Old House put attic mold removal at $1,000 to $4,000. See plumber in Minneapolis for the sewer line side.
Do you need mold testing?
Usually not. The EPA says sampling is generally unnecessary when mold is visible, because the fix is the same: remove it and stop the water. HomeGuide puts an inspection at $300 to $650 nationally and HomeAdvisor basic testing at $250 to $350. Testing helps when you smell mold but cannot find it, or need clearance after work. Insurance and mold in Minnesota
Mold coverage is narrow: NerdWallet says insurers usually cap mold payouts at $1,000 to $10,000, and an add-on may raise the limit, so check your policy's mold section. Call your insurer first, photograph everything, and never sign an assignment of benefits or any contract that hands your claim to a contractor. Minnesota law (Minn. Stat. 325E.66) bars a residential contractor from adjusting a property insurance claim for you unless licensed as a public adjuster.
