Do this now, before you call a Fort Worth foundation company
- Measure and photograph the crack with a date. HomeGuide treats cracks under 1/8 inch as often cosmetic and flags cracks wider than 1/8 inch; put a pencil mark at each end so you can see whether it grows. The ASCE Texas Section guideline says the majority of cracks do not compromise structural integrity, so the record matters more than the first look.
- Walk the outside after a rain. The ASCE Texas Section guideline calls for grading that falls at least 5 percent for the first 5 feet from the wall and downspouts that discharge well away from it. Pooling water, a short downspout or a flat bed against the house explains a lot of movement.
- Note doors, floors and the crack pattern. Doors that stick, gaps over cabinets and a floor you can feel slope are the signs HomeGuide lists; the guideline says a floor slope over 1 percent is usually noticeable. Diagonal cracks at corners that are wider at one end are the settlement pattern engineers look for (Forcon).
- Ask about the engineered plan before the price. Fort Worth will not issue a foundation repair permit without engineered building plans, so a quote with no engineer attached is a quote for work the city will not inspect. Ask who the engineer is and whether the pier layout comes from that engineer or from the sales visit.
- Decide who inspects first. A foundation repair company's visit is often free; a structural engineer's report costs $300 to $1,000 (Angi) and comes with no repair to sell. HomeGuide warns that companies offering free inspections "may be more likely to recommend repairs to get your business." Foundation inspection cost explains the difference.
- If there is standing water, keep clear of outlets and equipment. Do not touch electrical equipment if it is wet or you are standing in water (Red Cross). A gas smell with any of this: leave, then call 911 or the gas utility from outside.
Foundation repair in Fort Worth is engineer-designed work to re-support a settling slab or pier-and-beam house: pressed or helical piers, shims, mudjacking and drainage. Angi puts it at $2,225 to $8,133 for most homes nationally, and the City of Fort Worth says all residential foundation repairs "require building permits and engineered building plans."
Is it urgent? Foundation signs in Fort Worth that should not wait
Most foundation movement in Fort Worth is measured in months, and the ASCE Texas Section guideline says the majority of cracks do not compromise structural integrity. Three things are worth a prompt call rather than a wait-and-see, and none of them is a verdict on your house: a wall that is visibly leaning or has shifted since you last looked; a new horizontal crack at mid-height with the wall bowing inward, which Forcon's engineering guide calls "a cause for immediate concern" because it comes from soil pressure; and plumbing that has stopped draining under a slab, which can mean a broken line washing out the soil beneath it. Fort Worth's housing stock is newer than Dallas's, with a Census median build year of 1994, so a crack in a 1990s or 2000s slab is more often a drainage or plumbing question than an old-house question; the engineer would still want the date it appeared.
Everything else, a hairline crack, a door that started sticking this summer, a slope you noticed with a marble, is a measured problem. Photograph it, mark it and book an inspection within a few weeks. HomeGuide prices a single crack injection at $250 to $800 nationally; settling that calls for piers runs $4,500 to $20,000, and the first visit is usually an inspection with a written plan, not a repair.
Fort Worth foundation repair permit: engineered plans, contractor or homestead
The rule in Fort Worth is unusually plain. The city's residential permits page states: "All foundation repairs or new foundations for residential structures require building permits and engineered building plans." The permit applicant must be a registered building contractor or qualify for a homestead permit, which the city limits to work on a home "owned and occupied by them solely as their primary residence." Permits are applied for online; the page lists no fee for foundation work, and Angi's national permit range is $75 to $150. The engineered plan is the document that shows pier count, spacing and depth, so it is also the document you compare between bids.
Steel piers in the Dallas-Fort Worth area are typically driven to about 22 to 23 feet and pressed concrete pilings to about 8 to 10 feet, according to an Arlington contractor's methods page (HD Foundations); leveling is done with thin steel shims on top of the pier. The ASCE Texas Section guideline adds the caution that "underpinning will not improve the performance of the foundation in non-underpinned areas" and that "it is unlikely that elevation adjustments will result in a level foundation," which is why a plan promising a perfectly level house is a flag. Foundation underpinning goes through each pier type.
Watering rules that mention foundations
Fort Worth's year-round watering ordinance (City Ordinance 21194-07-2014) is one of the few city rules in Texas that names foundations. The city allows irrigation systems and sprinklers twice a week on assigned days (Wednesday and Saturday for residential addresses ending in 0, 2, 4, 6 or 8; Thursday and Sunday for 1, 3, 5, 7 or 9; no watering on Monday) and never between 10 a.m. and 6 p.m. Two things sit outside the schedule: "Watering by hand-held hose is allowed at any time," and the ordinance states that "the intent of drip irrigation is to allow for the protection of structural foundations, trees, and other high-value landscape materials." The ASCE Texas Section guideline's advice is to keep soil moisture near-uniform around the house and to avoid overwatering, so a drip line or soaker on a timer along the slab edge during a dry August is the approach an engineer would describe, not a sprinkler flooding one side.
Soil and housing age in Fort Worth
Fort Worth sits west of the Blackland Prairie proper, and the NRCS series description says Houston Black clay also occurs in "the eastern part of the Grand Prairies" and reports cracks 1/2 to 4 inches wide at 12 inches deep during dry periods. Soils change block to block across the city, which is why Angi lists a soil report at $500 to $3,000 nationally and why an engineer would ask for your address before naming a cause. The Census median home in Fort Worth was built in 1994, newer than the 1980 national median, so most of the stock is 1980s and later construction; a contractor would check plumbing under the slab, tree roots along the moved side, and whether gutters discharge within a few feet of the wall.
No state license, so ask about the engineer
Texas has no state license for foundation repair. A 2011 bill that would have created one, S.B. 1399, said at the time that "there is no state regulation in place to directly mitigate these risks" and noted "increasing numbers of predatory practices by underfunded but opportunistic repair companies"; it did not become law, and the Texas Department of Licensing and Regulation's list of 41 regulated industries still has no foundation repair or general contractor program. What Texas does regulate is the engineer: the ASCE Texas Section guideline says "the evaluation and repair design shall be performed by a professional engineer licensed in the State of Texas," that the engineer of record has approval authority over changes, and that Texas rules prohibit plan stamping. So the two questions to ask any company are whether a Texas-licensed engineer designs and signs the plan, and what the warranty covers if the house moves again. Ask for proof of insurance either way.

Questions people ask
How much does foundation repair cost in Fort Worth?
We found no Fort Worth-only figure. Angi's 2026 national range is $2,225 to $8,133 with a $5,174 average, and This Old House puts it at $2,224 to $8,134. Piers are $1,000 to $3,000 each (Angi) or $2,000 to $4,000 for helical piers (HomeGuide); a crack injection is $250 to $800.
Does Fort Worth require a permit for foundation repair?
Yes. The city's residential permits page says all foundation repairs or new foundations for residential structures require building permits and engineered building plans. A registered building contractor pulls the permit, or an owner-occupant can use a homestead permit for a primary residence.
Can I water my foundation in Fort Worth during watering restrictions?
Sprinklers and irrigation systems are limited to two assigned days a week and never 10 a.m. to 6 p.m., but hand-held hose watering is allowed at any time, and Ordinance 21194-07-2014 says the intent of drip irrigation is to protect structural foundations, trees and high-value plants.
Who is licensed to do foundation repair in Fort Worth?
Texas has no state license for foundation repair contractors; S.B. 1399 in 2011 would have created one and did not pass. The engineer who designs the repair must be licensed in Texas, and Fort Worth requires that engineered plan for the permit, so ask who the engineer is.
What does a foundation inspection cost in Fort Worth?
HomeGuide's national range is $300 to $750, $550 on average; a structural engineer's report is $300 to $1,000 (Angi). Foundation companies often inspect free, and HomeGuide notes those companies may be more likely to recommend repairs.
What kind of foundation do Fort Worth homes have?
The Census median home in Fort Worth was built in 1994, so most are slab-on-grade. Steel piers in the Dallas-Fort Worth area are typically driven to about 22 to 23 feet and pressed concrete pilings to about 8 to 10 feet, per an Arlington contractor's methods page.
