Warning signs: is a bad pressure tank urgent?

Amtrol's commercial tank manual warns that a tank may over time corrode, weaken and burst or explode, and its Well-X1 manual says not to adjust the precharge on a tank with visible rust on the outside. Treat a rusted, weeping tank as a job for the pro, and turn off the pump breaker if it is leaking.

  • Call now: a tank that is leaking or badly rusted, or a pump that cycles so fast it never settles. Franklin Electric says motors should run at least one minute to shed the heat from starting.
  • This week: the pump starts every few seconds while a tap runs, or water spits from the air valve. Mid Atlantic Water, a retailer, reads the first as a bad tank and the second as a torn bladder.
  • Can wait: a tank that works but has never been checked. NGWA's annual well checkup includes the pressure tank.
Definition

A well pressure tank holds water under an air charge, kept apart by a bladder, so the pump does not start every time a tap opens; the Minnesota Department of Health says tanks run from 10 gallons to more than 200, and 20 to 44 gallons is most common.

Well pressure tank replacement cost: what each guide says

Well pressure tank replacement costs $800 to $1,500 or more in HomeGuide's well pump repair guide. Its pump guide lists the tank at $500 to $1,000 and a new bladder at $50 to $100. Bob Vila's range is far wider, $800 to $3,800. The drilling guides price the tank as part of a new well: $800 to $1,500 at HomeGuide, and $300 to $500 for a tank and switch together at HomeAdvisor.

Mid Atlantic Water, a retailer that sells the tanks it prices, breaks the bill down: plumber labor of $200 to $500 for usually 1 to 3 hours, $100 to $250 for the tank tee, switch, gauge and relief valve, and a $75 to $200 trip charge. It puts a plumber-supplied tank at $800 to $1,800, an owner-installed box-store tank at $400 to $750, and a tank and pump replaced together at $2,500 to $5,000 or more.

Well pressure tank prices by size

The only tank prices by size we found come from that same retailer. Treat them as one store's list, not a national average.

Mid Atlantic Water (retailer), October 2026. It lists bare Well-X-Trol tanks from a supply house at $350 to $1,150 by size and box-store steel tanks of 20 to 44 gallons at $200 to $550.

What size well pressure tank do I need?

Size by usable water, called drawdown, not by the number on the label. A 32 gallon tank gives only 9.9 gallons per cycle at a 30/50 setting in the retailer's chart. Amtrol's manual puts the logic simply: the larger the tank, the greater the drawdown and the less the pump needs to run.

Mid Atlantic Water (retailer), September 2026, from Amtrol Well-X-Trol figures.

  • The retailer's rule, which it attributes to Amtrol: at least 1 gallon of drawdown per gallon a minute of pump output, and 2 gallons per gallon a minute for pumps over 3/4 hp. By that rule, a 10 gallon a minute pump needs about 10 gallons of drawdown, which in the chart above is more than a 32 gallon tank gives.
  • Franklin Electric's rule: size the tank at 10 to 20 percent of the pump's output rating, with its example of a 100 gallon a minute system needing a 10 to 20 gallon tank at minimum.
  • Constant pressure pumps need only a small tank, Franklin says; see constant pressure pump costs.

Waterlogged pressure tank: signs and causes

A waterlogged well pressure tank has lost the air that pushes water out, so the pump has to start for almost every glass of water. The Minnesota handbook explains why: if air and water are not kept apart, the water absorbs the air and the pump cycles rapidly on and off.

  • Rapid cycling or low pressure. Amtrol's FAQ names these as the signs, and says a tank with low or no air may need to be replaced.
  • Shorter run times. Amtrol's manual says a drop in pump cycle time can come from lost tank air, and may also point to internal corrosion.
  • Franklin's fix list for a waterlogged tank: check the air charge, then clean or replace.
  • Pressure that starts strong and fades can be the tank or a check valve, HomeGuide says; the well pump troubleshooting chart sorts the two.

Well tank pressure setting: the precharge rule

Amtrol's support page says the well tank precharge should be set to 2 psi below the cut-in of the pressure switch. Its residential manual gives the example of a 30/50 switch with a 28 psi precharge, and residential Well-X-Trol tanks leave the factory at 38 psi, plus or minus 10 percent; commercial models ship at 25 psi. A 40/60 switch, the factory setting on Amtrol's Well-X1 control, therefore pairs with a 38 psi precharge under the same rule.

Checking it means turning the pump off and draining the system of pressure, Amtrol says, then reading the air valve with a gauge while the tank is empty and at room temperature. Amtrol's Well-X1 manual adds limits that matter more than the number: do not add air if the tank has lost air, do not adjust a tank with exterior corrosion, adjust only a new tank or one whose condition is confirmed, and leave checking and recharging to licensed professionals.

How long does a well pressure tank last?

We found no lifespan figure from a manufacturer, an extension service or a major cost guide. The only number is a retailer's anecdote: Mid Atlantic Water says it has seen some new tanks fail within about four years and Well-X-Trol tanks still working at 30 and 40 years. Ask the installer what warranty comes with the tank on the quote.

The relief valve and other parts that come with a new tank

Amtrol's Well-X1 manual says a relief valve set to open at excessive pressure, 100 psi or more, should be installed with the tank. The retailer's parts line of $100 to $250 covers that valve along with the tank tee, the pressure switch and the gauge, so a new tank is a good time to replace an old switch.

Questions to ask before you approve a pressure tank quote

  • What size, and how much drawdown at my switch setting? Compare it with your pump's gallons a minute.
  • Is the switch, gauge and relief valve included?
  • Did you check the air charge first? A tank that only needs air is a different job from a torn bladder.
  • Is the pump being replaced too? The retailer's range for both together is $2,500 to $5,000 or more.
  • License and insurance. Ask the company for its well contractor or pump installer license number and proof of insurance yourself.

Tank rusted, waterlogged or too small? Call the well line and ask for the tank size and drawdown on the quote.

Low pressure that does not cycle may be a house problem instead; see low water pressure. The CDC says to test the water after any part of the well system is replaced or repaired; well water test costs and labs has the details. Building new? A tank is one line in the complete new well cost.

Do this now: a pump that clicks on and off

  1. Open one tap and time the pump. Note how many seconds it runs and how long it rests.
  2. Read the gauge at the moment the pump starts and stops. That is your switch setting.
  3. Look at the tank. Rust, a damp base or water at the air valve all go on the call notes.
  4. Do not add air. Amtrol says not to add pressure after a loss of air and to leave recharging to licensed pros.
  5. Read the label for the model and size so the quote can match or upsize it.
  6. Call the well line and ask whether the visit checks the precharge before any tank is sold.

Questions people ask

How much does it cost to replace a well pressure tank?

HomeGuide's repair guide says $800 to $1,500 or more, its pump guide lists the tank at $500 to $1,000, and Bob Vila says $800 to $3,800. Mid Atlantic Water, a retailer, puts a plumber-installed tank at $800 to $1,800.

What size pressure tank do I need for my well?

Size by drawdown. Mid Atlantic Water, a retailer citing Amtrol, says at least 1 gallon of drawdown per gallon a minute of pump output, 2 for pumps over 3/4 hp. A 32 gallon tank gives 9.9 gallons at 30/50 in its chart.

What should the air pressure be in a well tank?

Amtrol says 2 psi below the pressure switch's cut-in. Its manual gives a 30/50 switch with a 28 psi precharge as the example. Residential Well-X-Trol tanks ship at 38 psi.

How do I know if my well pressure tank is waterlogged?

Amtrol lists rapid pump cycling and low pressure as the signs, and says a tank with low or no air may need replacing. Mid Atlantic Water, a retailer, says water from the air valve means a torn bladder.

How long does a well pressure tank last?

No manufacturer, extension service or major cost guide we checked gives a figure. A retailer, Mid Atlantic Water, reports some new tanks failing within about four years and Well-X-Trol tanks running at 30 and 40 years.

Can I replace a well pressure tank myself?

Mid Atlantic Water, a retailer, prices an owner-installed box-store tank at $400 to $750. Amtrol's manual says only licensed professionals should check, adjust or recharge tanks, and the pump circuit carries line voltage.

How much does a well tank bladder cost?

HomeGuide's pump guide lists a tank bladder at $50 to $100, against $500 to $1,000 for a whole pressure tank.

Should the pump and tank be replaced together?

Only if both are failing. Mid Atlantic Water, a retailer, puts the pair at $2,500 to $5,000 or more, and Franklin Electric says excessive cycling from a bad tank shortens the life of pump controls.
