Low water pressure in house: 5 checks, fixes $200 to $700

Low water pressure in a house is fixed for $200 to $700 when the pressure regulator is the cause, Angi's April 2026 range with a $400 average.

Typical price range$200 to $700

HomeGuide prices the same job at $300 to $650. Angi's 2026 guide puts the average plumbing repair for pressure at $325 and a booster pump at about $800, and five free checks come first.

Do this now: 5 checks before you call about low water pressure

Angi's 2026 guide works through the checks in this order, and the first three cost nothing:

  1. Is it one fixture or the whole house? One weak shower or tap usually means buildup in the head or aerator; Angi says to soak it in vinegar in a plastic bag overnight. Low everywhere is a supply, valve, regulator or leak problem.
  2. Check the main shutoff is fully open. Angi says it is usually outside or in the garage near the water meter; Phoenix Water Services says for most houses it is at the front near a hose bib, and not to shut off at the meter itself.
  3. Put a gauge on an outdoor hose faucet. Turn off every indoor fixture and appliance, screw on a pressure gauge, open the faucet fully and read it. Angi calls 45 to 60 PSI normal, below 45 low, and above 80 too high.
  4. Low at the gauge? On city water, call the city; Angi says the reading is the supply, not your plumbing. Bob Vila's water hammer guide says the municipality will usually check your pressure free. On a well, Angi says it likely means a new pump or a bigger well.
  5. Normal at the gauge but low inside? Inspect the regulator (Angi says replace it if it is over 10 years old) and check the meter for a leak with all water off. A sudden drop with puddles in the yard or damp drywall is a line leak; see water line repair.

Is it urgent? When low or no water pressure is an emergency

Low pressure by itself can wait, but a sudden drop with water showing up somewhere is a leak that should not; HomeGuide's regulator guide says unscheduled or after-hours appointments add $100 to $300 to the job.

  • Call now: pressure dropped and there is water in the yard, a sunken spot in the driveway, damp drywall or a water bill that jumped (HomeGuide's water line signs). Shut the main first. See emergency plumber.
  • Today: no water at all in freezing weather. The Red Cross says a trickle from a faucet suggests a frozen pipe; see frozen pipes for how to thaw one safely.
  • This week: pressure that swings, hammering pipes, or leaking faucets and appliances, which HomeGuide lists as signs of a failing regulator.
  • Can wait: one weak showerhead, or pressure that has been the same for years.
Definition

Household water pressure is the force of the water in your pipes, measured in pounds per square inch (PSI). Angi calls 45 to 60 PSI normal; HomeGuide recommends 55 to 65 PSI and says city mains can reach 200 PSI before the regulator brings it down.

What causes low water pressure in a house

Low water pressure in a house comes down to the supply, a valve, the regulator, buildup or a leak, and Angi's 2026 guide puts the average plumbing repair for it at $325.

Water pressure regulator replacement cost

Replacing a water pressure regulator costs $200 to $700 in Angi's April 2026 guide, with a $400 average, and $300 to $650 in HomeGuide's guide, with a $475 average and a $50 to $1,000 full range.

  • Signs it is failing (HomeGuide): hammering noise when water runs, leaking faucets or appliances, pressure above 80 PSI, low pressure throughout the home, frequent pressure changes, a jump in the water bill, visible corrosion on the regulator.
  • Adjust before you replace. Angi says you can turn the regulator's screw if it is set too low or high, and that most are set to 50 PSI. Angi's cost guide puts a simple repair at $75 to $200 and says to replace once a repair nears half the price of a new unit.
  • Too much pressure costs money too. HomeGuide says anything above 75 PSI could damage appliances, and Angi says wrong settings cause leaks and water hammer; see water hammer.

Main water shut-off valve replacement cost

Replacing the main water shut-off valve costs $250 to $600 in HomeGuide's October 2025 guide, $425 on average, with an accessible valve often $350 or less and a buried or vault-housed valve $1,000 or more.

  • The valve itself is $10 to $50, or $150 or more for heavy-duty models; a smart shutoff that closes on its own is $150 to $500 before installation (HomeGuide).
  • Labor is $75 to $150 an hour scheduled or $100 to $350 or more an hour for emergency service, and permits run $30 to $500 (HomeGuide).
  • HomeGuide says corrosion or water leaking around the valve means it is probably due, and that some areas charge a fee when the plumber has to shut off the city's main to do the work.
  • A valve that will not fully open can itself be the pressure problem; Angi's first fix is confirming it is open all the way.

No water pressure in the house at all

No water at all usually means a closed valve, a utility shutoff, a frozen pipe or a failed well pump rather than a pressure problem, and the gauge test above separates them: 0 PSI at the hose bib with the main open means the supply itself is off.

  • Valve: check the main and, if there is one, the valve at the meter box; Phoenix says not to operate the meter valve yourself.
  • Utility: ask a neighbor or call the water utility about main breaks or shutoffs on your street.
  • Frozen pipe: a trickle at one faucet in cold weather suggests a frozen section (Red Cross). Keep the faucet open and warm the pipe with a heating pad or hair dryer, never an open flame.
  • Well: Angi says a well that cannot hold pressure likely needs a new pump or a bigger well.
  • A break on your side of the meter: shut the main and call; the line from the meter to the house is yours to fix. See who owns the water line.

Low water pressure in one fixture: shower, kitchen or hot water only

Low pressure at one shower is usually a clogged head or a worn cartridge, and a cartridge costs $100 to $350 installed in HomeGuide's shower valve guide.

  • Angi lists weak or uneven pressure and low pressure among the signs of a failing shower valve; see shower valve replacement.
  • A kitchen tap: clean the aerator first (Angi's vinegar soak), then look at the supply stops under the sink.
  • Hot water weak, cold fine: the problem sits at or after the water heater; see water heater repair.
  • Low pressure plus rusty water in an older home points to galvanized pipe closing up from the inside, which HomeGuide lists as a repiping sign; see repiping cost.

When low pressure means a leak on the main line

A main water line leak costs $354 to $1,696 to repair in Angi's September 2026 data, and the signs that separate it from a plumbing problem are outside the house.

  • HomeGuide's signs: pressure drops throughout the home, damp drywall, a higher bill, discolored water, greener grass along the line, puddles or a lawn that stays wet, sunken spots in the driveway.
  • Angi adds foundation cracks, frequent clogs and smelly or rust-colored water.
  • Angi's meter test: with everything off, a meter that keeps moving means water is leaving the system somewhere. Leak detection finds where; water line repair has the prices.

Questions to ask the plumber about water pressure

  • What did the gauge read at the hose bib, and inside? The two numbers tell you supply versus plumbing.
  • Can the regulator be adjusted first? Angi says most are set at 50 PSI and have a screw.
  • How old is the regulator? Angi expects 10 to 15 years; HomeGuide says manufacturers suggest 5 to 10.
  • Is a permit needed for the valve or regulator? Angi lists $25 to $100; HomeGuide $50 to $300.
  • License number and proof of insurance. Ask for the plumber's license number and proof of insurance yourself; the plumbing license table shows who licenses plumbers in six states.

Gauge reads fine outside but the taps are weak? Call the plumber line and ask for a regulator check and the service call fee.

Questions people ask

What is normal water pressure for a house?

Angi calls 45 to 60 PSI normal and above 80 PSI too high. HomeGuide recommends 55 to 65 PSI and says city mains can run up to 200 PSI before the regulator.

Why is my water pressure suddenly low?

Angi's order of checks: the main valve not fully open, low supply from the city or well, a failing regulator, buildup in fixtures, or a leak. A sudden drop with water in the yard or damp drywall points to the main line (HomeGuide).

How much does it cost to fix low water pressure?

Angi puts the average plumbing repair at $325 and a regulator replacement at $200 to $700. HomeGuide prices a regulator at $300 to $650, a main shutoff valve at $250 to $600 and a water line repair at $400 to $1,500.

How do I test my water pressure?

Angi: turn off all indoor water use, screw a gauge with a hose connection onto an outdoor faucet, open it fully and read. Below 45 PSI is low from the supply.

How much does a water pressure regulator replacement cost?

$200 to $700 with a $400 average in Angi's 2026 guide; $300 to $650 with a $475 average in HomeGuide's. Angi expects a regulator to last 10 to 15 years.

Why is there no water pressure in my house at all?

A closed main valve, a utility shutoff or main break, a frozen pipe (a trickle at a faucet in cold weather, per the Red Cross) or a failed well pump. Check the valve, then call the utility.
