A floor that only cupped may need sanding and refinishing at $1 to $8 per square foot (HomeAdvisor), while full replacement runs $6 to $25. Dry it first: the National Wood Flooring Association's magazine warns that sanding a cupped floor too soon leaves boards that crown later.

Hardwood repair guides. The water damage range is wide because it runs from a refinish to tearing out the floor and subfloor.

Is hardwood floor water damage urgent?

  • Call now: standing water on the floor, water still coming from under a cabinet or appliance, boards lifting off the floor, or any water from a toilet or sewer line.
  • This week: boards that cupped after a spill you already dried. HomeAdvisor says cupping can reverse once moisture in the room comes down.
  • Can wait: an old surface stain on a flat, dry floor. That is a refinishing job, not a water emergency.

If water spread toward outlets or cords, keep off the wet floor around them. The EPA says wet materials dried within 24 to 48 hours usually will not grow mold, so the drying has to start early even if the repair can wait.

Definition

Hardwood floor water damage is the swelling, cupping, buckling or staining of wood flooring after it absorbs water; HomeAdvisor prices repairing water-damaged floors at $8 to $100 per square foot depending on how far the damage goes.

Signs of water damage on a hardwood floor: cupping, crowning, buckling and stains

  • Cupping. The edges of each board sit higher than the middle. Fine Homebuilding explains it simply: when the bottom of a board is wetter than the top, its edges cup. HomeGuide says moisture or high humidity makes the wood expand and curl up the plank edges.
  • Crowning. The middle of each board sits higher than the edges. The National Wood Flooring Association's magazine says this often shows up after a cupped floor was sanded flat too soon: the boards crown later as the excess moisture leaves.
  • Buckling. Boards lift off the subfloor. Fine Homebuilding says the cause of buckling is always moisture, and that improper fastening makes it worse.
  • Staining. Stains in the finish can usually be sanded out. Fine Homebuilding recommends replacing boards that are deeply stained, because those stains go into the wood fibers.
  • Buckling from below. NDSU Extension says plywood subfloors may delaminate from excessive moisture, causing buckling, and Alabama Extension says plywood usually separates when exposed to excessive moisture.

Can water damaged hardwood floors be dried and saved?

Often, if the water was clean and the drying starts fast. HomeAdvisor says cupping from high humidity can be reversed by lowering the moisture level in the room, and that sanding and refinishing come in only if the cupping does not right itself after a few days. Fine Homebuilding says some cupped floors lie flat once the moisture problem is fixed, while others stay deformed.

Slow and even drying matters. NDSU Extension says wood floors should be dried gradually, because sudden drying can cause cracking or splitting. Alabama Extension says to clean and dry the floor completely before any repair, which may take weeks or even months after a flood.

Some floors cannot be saved. Both NDSU and Alabama Extension say badly warped hardwood floors usually cannot be repaired. Water category matters too: the University of Arizona's risk office notes that porous materials wet with gray or black water may not return to their pre-loss condition. If sewage or floodwater reached the floor, read Category 3 water damage before planning a refinish.

Moisture readings: when is a wet wood floor ready to sand?

Go by meter readings, not by how the floor looks. The EPA says moisture meters may be helpful for measuring moisture in building materials and for monitoring drying. For wood floors, the National Wood Flooring Association's magazine describes a flooded, cupped floor where an insulated pin meter read about 6.5 to 7.0 percent at the surface and past 10 percent deeper in the board, a gap of at least 3 to 4 percentage points. Its advice is to rely on those readings rather than on time passed or how flat the floor feels.

Fine Homebuilding gives a target: sand a cupped floor only when the moisture content at the top and bottom of the boards is within 1 percent. Sand earlier and the boards can crown once they finish drying. NDSU's version is shorter: do not refinish until the floor is thoroughly dry. Ask the company drying your floor to record readings each visit and show them to you.

The water damage guides price hardwood their own way. Fixr puts hardwood replacement after water damage at $600 to $2,000 per 200 square feet (January 2025). HomeGuide's water damage page lists hardwood flooring at $7 to $25 per square foot, and Forbes Home lists hardwood flooring at $200 to $550. HomeAdvisor's water damage guide says hardwood repair after a gray water leak, such as a washer overflow, runs about $10 to $15 per square foot.

For a 200 square foot room, HomeAdvisor's refinish rate of $3 to $8 works out to $600 to $1,600, and its full replacement rate of $6 to $25 works out to $1,200 to $5,000. The drying comes first and is billed separately; the water damage repair cost calculator adds flooring to the drying estimate.

Refinish, replace boards or replace the whole floor?

  • Refinish when the boards dried flat or nearly flat and the readings are even, and the damage is in the finish. HomeAdvisor's refinish rate is $3 to $8 per square foot.
  • Replace boards or a section when a small area buckled, split or stained deep into the wood. HomeAdvisor puts a section at $800 to $2,000; matching the old floor's color is the hard part.
  • Replace the floor when it is badly warped across the room, the subfloor delaminated, or black water soaked it. HomeAdvisor's complete replacement rate is $6 to $25 per square foot.

Subfloor damage under hardwood

The subfloor dries last and decides the timeline. Alabama Extension says plywood usually delaminates with excessive moisture and that a separated section can be replaced or the whole subfloor removed or overlaid, then dried before new flooring goes down. Where a floor is beyond repair, it says to remove the boards and let the subfloor dry for several months. Fixr prices a 150 square foot subfloor repair after water damage at $250 to $750.

Water that ran under the floor can also reach the ceiling below; see ceiling water damage repair. If the water came from inside a wall, the signs of water damage in walls page explains how it is traced.

Does homeowners insurance cover a water damaged wood floor?

It follows the cause. The Texas Department of Insurance says most homeowner and renters policies cover sudden and accidental water damage, such as a burst pipe or a broken washer hose, and most do not cover gradual leaks or seepage. A floor that cupped slowly from a dripping dishwasher line or high humidity can fall in the second group. Photograph the boards before anyone pulls them, call your insurer, and never sign over the claim to the flooring or restoration company. The water damage insurance guide has more.

What to do right now for a wet hardwood floor

  1. Stop the water at the fixture valve or the main shutoff.
  2. Photograph the floor, the source and any lifted boards.
  3. Pull up rugs and move furniture off the wet area.
  4. Soak up standing water with towels or a wet vacuum.
  5. Lower the humidity: run the air conditioning or a dehumidifier. Skip high heat; NDSU says sudden drying can split wood.
  6. Do not sand, nail or refinish until moisture readings say the boards are dry.
  7. Call the water damage line if water got under the boards or the floor is still wet tomorrow.
