Unattended death cleanup: $200 to $300 an hour, who pays

Unattended death cleanup costs $200 to $300 per hour in Fixr's 2025 guide, and one national cleanup company publishes $1,500 to $5,000 for a death found early and $4,000 to $20,000 or more for severe decomposition.

Typical price range$200 to $300 per hour

A biohazard company does the work after police or the medical examiner release the home, and homeowners insurance often covers it.

Do this now: after a death at home

Plain steps, in order:

  1. Call 911 if you have just found someone. Police and the medical examiner or coroner take it from there; nothing is cleaned until they release the home.
  2. Wait for the release. Cleanup starts only after police or the medical examiner release the home. The IICRC S540 standard for trauma and crime scene cleanup assumes every scene has been released by law enforcement or a regulatory agency before work begins. Ask the investigating agency if you are unsure.
  3. Keep family, children and pets out of the room. Body fluids can carry bloodborne disease, which is why OSHA regulates how cleanup workers are protected. Close the door and, if you can, the HVAC vents in that room.
  4. Call the homeowners or renters insurer. HomeGuide and Fixr both say most policies cover biohazard cleanup, leaving the deductible, and Bio-Recovery says unattended death cleanup is frequently covered. Do not sign the claim over to the cleanup company.
  5. Call the biohazard line. Say how long ago it happened, which room, and whether the home has been released; the company explains its pricing before work starts.
  6. Take care of yourself. If you or someone you know is struggling, call or text 988 (Suicide and Crisis Lifeline).

Is it urgent? Why sooner costs less

Once the home is released, cleanup is urgent: Bio-Recovery's published prices run $1,500 to $5,000 for an unattended death found early and $4,000 to $20,000 or more for severe decomposition, and odor control adds $75 to $100 an hour in Fixr's figures.

  • Same day: fluids on a mattress, carpet or floor. The longer they sit, the more of the floor and subfloor comes out.
  • Same day: odor reaching other rooms or a shared hallway; Fixr says a 24-hour emergency team visit runs $500 to $1,000.
  • Can wait a day: a death with no fluids and no odor, such as one in a hospital bed with the body already removed, where cleaning is mostly bedding and surfaces.
Definition

Unattended death cleanup is the removal of body fluids, affected materials and odor from a home after someone has died and not been found right away, done after police or the medical examiner release the scene. Fixr prices it at $200 to $300 an hour.

Who cleans up after a death in a home?

A biohazard cleanup company cleans up after a death in a home, not the police, the medical examiner or the funeral home: the medical examiner removes the person, and the IICRC S540 standard for trauma scene cleanup assumes the home has been released before a crew starts.

  • What the crew does: under S540 it inspects to find how far contamination spread, removes and packages regulated waste, cleans and disinfects, and confirms the cleaning before it leaves. Fixr's outline adds odor neutralization and salvaging items that are safe to keep.
  • What usually comes out: mattresses, carpet and pad, and sometimes subfloor and drywall the fluids reached. Repairs afterward are priced separately; home repair costs lists those trades.
  • Why not a cleaning service: OSHA's bloodborne pathogens standard, 29 CFR 1910.1030, requires employers of exposed workers to keep an exposure control plan, provide protective equipment, offer the hepatitis B vaccine and put regulated waste in closable, labeled containers. A company that cannot describe that is not set up for the job.
  • California: trauma scene waste practitioners must register with the Department of Public Health, whose November 2025 list names 352 companies; ask for the registration.

Unattended death cleanup cost

Unattended death cleanup costs $200 to $300 per hour in Fixr's 2025 guide, against $400 to $600 an hour for crime scene and after-death work, and Fixr's national average for biohazard cleanup is $4,000. HomeGuide's average job is $1,500 to $5,000, and both guides say severe cases reach $25,000.

  • By situation (one company's prices): Bio-Recovery lists $1,500 to $5,000 for early discovery, $1,500 to $5,500 for suicide cleanup and $4,000 to $20,000 or more for severe decomposition, and says most residential jobs fall between $1,500 and $7,500.
  • Disposal: $2 to $20 per pound or $200 to $300 per 20-gallon bin (Fixr); HomeGuide lists $50 to $500.
  • Death odor removal: $75 to $100 an hour plus supplies (Fixr). Decomposition odor is in porous materials, so odor work that skips removing them tends to come back; ask what will be removed before anything is fogged.
  • Time: Fixr says a scene can take several days, and restoration afterward weeks or months.

Suicide cleanup

Suicide cleanup is priced like other after-death work, $1,500 to $5,500 on Bio-Recovery's list and up to $25,000 with restoration in Fixr's figures, and it waits for the same release from police or the medical examiner.

If you or someone you know is struggling, call or text 988 (Suicide and Crisis Lifeline).

  • You do not have to do any of it yourself. A crew handles the room, and most policies treat it as covered biohazard cleanup.
  • Privacy: ask whether the company uses unmarked vehicles.
  • Victim services: California's compensation program covers crime scene clean-up for family members of a victim; the Office for Victims of Crime says to contact the program in the state where it happened.

Who pays for unattended death cleanup?

Homeowners insurance usually pays most of it: HomeGuide says policies cover most biohazard cleanup because most of it follows an accident, Fixr says most policies reportedly cover it and leave the deductible, and Bio-Recovery says unattended death cleanup is frequently covered. Call the insurer before work starts and ask the company whether it bills the insurer directly.

  • A renter's death: the renter's policy if there is one, then the landlord's property policy; ask both.
  • If a crime was involved: state victim compensation programs operate in every state, Washington, D.C. and Puerto Rico and list crime scene cleanup among covered expenses (Office for Victims of Crime). Texas reimburses up to $2,250 once insurance is used up; California's board covers it after insurance.
  • No coverage: Fixr says many companies offer payment plans with a small upfront percentage.
  • Paperwork: do not sign an assignment of benefits or any contract that hands the claim to the company.
