When to call: warning signs a septic system is failing
The EPA's list of failure signs starts with sewage backing up into the home's plumbing. That is the one that cannot wait; the EPA says to avoid contact, because sewage may contain harmful pathogens, and to call a septic service provider or the local health department.
- Call now: sewage coming up through toilets, tubs or floor drains, or sewage on the ground over the tank or field. See septic backup for the first hour.
- This week: drains that run very slowly, gurgling in the plumbing, standing water or damp spots over the tank or drain field, sewage odors outside, or bright green, spongy grass over the field even in dry weather (EPA). NC State Extension adds a tank that needs pumping more than once a year.
- Can wait, but plan: a system with no symptoms that is more than 25 to 30 years old. The EPA says that is the age to start planning an upgrade.
If sewage has come into the house, photograph it before any cleanup, call your insurer, and do not sign the claim over to a contractor. HomeGuide notes that most standard homeowners policies exclude sewage backup damage, so ask what yours covers.
Septic system replacement is installing a new tank, drain field or both after the old system fails; Angi's 2026 data puts the national average at $8,016 across 1,277 projects.
Septic system cost by type
A conventional system costs $3,500 to $8,500 installed in HomeGuide's guide, and every other type costs more. The guides agree on conventional systems and disagree badly on mound and aerobic systems, where HomeGuide's figures are double or more the others'.
| System type | HomeGuide (Sep to Dec 2025) | Angi (Aug 2026) | This Old House (Mar 2026) | Other guides |
|---|---|---|---|---|
| Conventional (anaerobic) | $3,500 to $8,500 | $3,000 to $8,000 | $3,000 to $8,000 | Forbes $2,500 to $9,000; Bob Vila $3,500 to $10,000 |

| Aerobic treatment unit (ATU) | $20,000 to $40,000+ | $10,000 to $20,000 | $10,000 to $20,000 | HomeAdvisor and Bob Vila $10,000 to $20,000 |
| Mound | $25,000 to $50,000+ | $10,000 to $20,000 | $10,000 to $20,000 | Bob Vila about $15,000 average |
| Engineered system | $15,000 to $50,000+ | Not listed | Not listed | Forbes $10,000 to $20,000; Bob Vila $12,000 to $15,000 |
HomeGuide's mound, aerobic, sand filter and engineered figures come from its engineered systems guide (Dec 2025) as well. Angi and HomeAdvisor list the same anaerobic and aerobic ranges.
This Old House says complex systems can pass $23,000, Forbes says specialized systems reach $20,000, and Bob Vila puts its high end at $18,650, against a typical $3,109 to $9,677 and a $6,361 average.
Aerobic septic system cost
An aerobic treatment unit (ATU) costs $10,000 to $20,000 in Angi's, HomeAdvisor's, This Old House's and Bob Vila's guides. HomeGuide puts it at $20,000 to $40,000 or more. Because an ATU has mechanical parts, the bill does not stop at installation.
That changes the running cost. The EPA says "Regular life-time maintenance should be expected for ATUs" and that systems with mechanical parts generally need checking once a year, ideally under a service contract. Parts wear out too: HomeGuide prices a replacement aerator at $300 to $900 installed, and aerobic septic repairs are covered by part.
Mound septic system cost and engineered systems
A mound system costs $10,000 to $20,000 in Angi's and This Old House's guides and about $15,000 on average in Bob Vila's, but HomeGuide prices a full engineered mound at $25,000 to $50,000 or more. The EPA says mounds are an option where the soil is shallow, the groundwater is high or bedrock is close, and that they need a lot of space and periodic maintenance.
Engineered systems in general cost $15,000 to $50,000 or more in HomeGuide's guide, $10,000 to $20,000 in Forbes's and $12,000 to $15,000 in Bob Vila's. HomeGuide breaks out engineering and design fees of $1,000 to $3,000. How the mound itself is built, and what a failed perc test means for your lot, is on drain field and mound systems.
Sand filter, drip and chamber septic system cost
- Sand filter: a recirculating sand filter costs $15,000 to $25,000 or more in HomeGuide's guide, $7,000 to $18,000 in Angi's and $6,000 to $10,000 in Bob Vila's. The EPA says sand filters cost more than a conventional system.
- Drip distribution: $6,500 to $15,000 (HomeGuide) or $8,000 to $18,000 (Angi). The EPA says drip systems need a large dose tank after the septic tank, "requiring an added expense and increased maintenance."
- Chamber: $4,000 to $11,000 in HomeGuide's guide and $5,000 to $12,000 in Angi's and This Old House's.
- Evapotranspiration: $10,000 to $15,000 in HomeGuide, HomeAdvisor and This Old House.
Permits, perc test and design fees for a new septic system
HomeGuide says permits, inspections and testing average $1,000 to $2,000 on a septic job. Every guide prices the pieces differently, so ask each company which of these its quote includes.
| Item | HomeGuide | Angi and This Old House | Forbes Home | Bob Vila |
|---|---|---|---|---|
| Permit | $250 to $450 (tank); $250 to $650 (drain field) | $450 to $2,300 | $320 to $1,880 | $400 to $2,500 |
| Perc or soil test | Soil test $250 to $700; deep hole perc test up to $2,000 | $700 to $2,000 | $450 to $1,400 | About $1,000 to $2,000 |
| Design or survey | Engineering and design $1,000 to $3,000 (engineered systems) | Not listed | Land survey $330 to $900 | Not listed |
| Installer labor | $1,500 to $4,000 | Angi: 50% to 70% of the total | Not listed | Not listed |
HomeGuide's engineered systems guide lists a perc test at $200 to $1,500+ and permits and inspections at $500 to $2,000. Angi's labor share is of the whole system cost. HomeAdvisor and This Old House also list installer labor at $1,500 to $4,000.
The perc test decides which system the site can take, so it comes before any final price. Perc test cost has the full range of figures.
Septic tank replacement cost vs replacing the whole system
Replacing only the tank costs $3,000 to $5,000 in HomeGuide's repair table, or $3,500 to $8,500 in its text for a 3- or 4-bedroom home. Forbes prices a 1,000-gallon tank at $900 to $1,500 for the tank and $1,500 to $4,000 installed, and Fixr says about $9,500 to $15,000 with the old tank removed.
- Tank and drain field together: $5,000 to $12,000 in Angi's July 2026 guide, $4,500 to $20,000 in HomeGuide's, and $6,000 on average ($2,000 to $20,000) in Bob Vila's.
- Whole system: Forbes's repair guide puts an entire system replacement at $3,000 to $25,000.
- Tank only: tank prices by size and material, and state sizing rules, are on septic tank installation cost.
How long does a septic system last?
The EPA says a concrete tank may last 50 years or more, but many pumps and controls need replacing every 10 to 20 years, and it advises planning an upgrade once a system passes 25 to 30 years. Angi puts overall system life at 15 to 40 years, commonly 20 to 30. HomeAdvisor says a tank typically lasts 15 to 20 years. Forbes's article says more than 30 years in one place, 20 to 30 in another and 20 to 40 in a third.
The EPA says most septic systems malfunction because of inappropriate design or poor maintenance. Pumping on schedule, covered on how often to pump a septic tank, is the cheapest way to push replacement further out. The EPA also lists high nitrate or coliform levels in drinking water wells as a failure sign; well water testing explains how to check.
Local rules: who approves a replacement septic system
The county or state health department approves the design and issues the permit, and NC State Extension says not to attempt to fix a failed system without that approval. The EPA adds that nothing should be built on a drain field area without checking with a local designer or permitting authority.
- Massachusetts: a system that fails a Title 5 inspection must be upgraded within 2 years unless the Board of Health or MassDEP approves another schedule. See Title 5 and septic inspection cost.
- Massachusetts tax credit: state law (MGL c. 62, section 6(i)) gives a tax credit for design and construction costs to repair or replace a failed cesspool or septic system, increased for tax years from January 1, 2023.
- Credentials: Ask the company for its license or certification number where your state or county issues one, and for proof of insurance.
Questions to ask before you approve a septic replacement quote
- Which system type, and why? Ask to see the perc or soil test result that rules out a conventional system.
- What is included? Permit, perc test, design, removal or abandonment of the old tank, and putting the lawn back.
- Who pulls the permit and schedules the health department inspection?
- What maintenance does it need? An ATU or other system with moving parts needs yearly checks (EPA).
- Can any of the old system be kept? A sound tank can sometimes stay while the field is replaced.
- What is the warranty, and on which parts?
Comparing replacement quotes? Call the septic line and ask for a price on the same system type so the numbers line up.
What to do before you call about a septic replacement
- Cut water use now if the system is backing up or the yard is wet, to buy time while quotes come in.
- Gather records. The original permit or system drawing from the county health department, and the last pumping and inspection reports.
- Ask whether the tank or the field failed. A sound tank changes the price; see septic repair.
- Selling in Massachusetts? Check the Title 5 timing first; the inspection rules decide the deadline.
- Keep cars and building work off the field area until the new design is approved (EPA).
